Recently moved in to a newly completed home

Recently moved in to a newly completed home in poplar and the experience has been great so far. Sarah Coyle and Jade Singleton are really good and they made the pre-purchase and post-purchase experience really hassle-free

I have split the review by numbered lists, but is incomplete. I will finish it in due course as I can edit it later. 1) The corner flat is the coldest part of my home because it's more exposed to the wind during the winter. The living room struggles to stay warm due to large windows and a balcony. To make matters worse, the radiator is positioned at least 3 meters away from the windows, making it insufficient to maintain a comfortable temperature during the coldest months. As a result, I have to use at least two additional heaters in the living space to stay warm, which isn't energy-efficient. If we do the math, the largest radiator consumes around 2000W, and with the current average energy price of 0.245p per unit, running it for 12 hours could cost up to £5.88. If I factor in all the heaters in the house, the costs add up quickly. To compensate for the heat loss through the windows, I have to set the temperature higher, which forces the heater to work harder to try heat the space evenly. Unfortunately, the smart radiator doesn’t help much. I get annoyed with the error message saying it "detects window open". The bathroom heater is also frustrating because it takes ages to heat up, and you can't even set a timer for when you want it to warm the room. I’ve raised multiple complaints about this issue with the Berkeley Group. The most recent complaint was with Melanie last January, who told me that someone would look into it. However, a month later, I discovered through customer service that the complaint hadn’t even been logged. While I understand that Melanie works in sales, I don’t know why she offered to have someone to look into it despite it not being her responsibility. In March, another salesperson came to inspect my property, but by then, I didn't see the point coming because the environment is so different during the winter. After that, I had to chase customer service for an outcome, and their response was disappointingly generic, stating that the EPC rating is C. So what? The heating is inadequate, and they don’t live here to experience it. Overall, that woman gives me that vibe I don’t like. Additionally, the floor is colder if you live beneath a water tank or near the bin storage, as these rooms have doors with open slits, allowing cold air to seep through. This means you don’t benefit from heat rising to your floor. My floor was around 13/14 degrees at that time when I last measured it. If you want the most sunlight, your best bet is a south-facing unit, but then you have the problem of it getting too hot during the summer, especially since you can’t open the windows wide enough. 2) I don't understand why the Berkeley Group is acting like a police patrol, going behind RMG's (our concierge) back to send me emails demanding that I remove my privacy screen. If they have an issue with me, why not address it directly? I installed the privacy screen to reduce the wind coming through the windows and to prevent people from looking into my home. Every now and then there is always something going outside during the night. The RMG Manager, who told me I should have known about this because it's in the contract, which contains over 30 rules. I discovered this information when I had to pay a solicitor during the sales process. It’s frustrating to spend money on a solicitor just to find out these details. They should make the regulations available on their website, so I would have made a better informed decision without paying for a solicitor. The worst case I’ve heard was when someone was asked to take down a plastic windmill they had hanging on their balcony for their child. It's hard to believe that someone from Berkeley would be so petty and low to make an issue out of something so harmless.

AVOID

Once they have your money they don’t care. Forget about snagging they will cut corners and just keep delaying work (only have 1 handyman who covers the whole area). Been nearly 3 years and they are still delaying things being rectified. Disgusting.

A ZERO star for Berkeley!

A ZERO star would be appropriate for Berkeley Group. Living in Cassini tower is a NIGHTMARE so far. We’re living the worst experience of our lives! Poor finishing, lousy management, poorly installed appliances and the worst communication skills we’ve ever seen. We’ve been without running hot water for days with no explanation or justification of any sort. I would never deal with Berkeley again and certainly not recommend them to anyone.

Great flats but they say they are considerate and keep on building and drilling 7 days a week! How disappointing and frustrating to be waking up to all their noise every day! I moved here for peace and quiet

All the staff without exception were friendly and professional, from Avril and Nam in the marketing suite, to Raza in legal and Shaan in customer service. Very responsive to queries, making our purchase very smooth. So far delighted with facilities and build quality and very much looking forward to moving in.

Although there was a delay in completion, overall experience is good

Although there was a delay in the completion due to COVID, I am satisfied with the service provided by the Sales Team, especially John, who constantly updated me about the construction status. As an overseas buyer, I was guided through the procedures smoothly, and the handover was seamless. Additionally, I am particularly pleased with the design of the houses and the environment of the area. Finally, I would like to thank Rob for his follow up on the issues after the completion.

General comment…

New experience for me that personal account was given that I can be informed about the construction progress. John is also great that he is a responsible relationship manager. He kept me update on some important issues like payment date and the arrangement. However, I would suggest that Berkeley should introduce what the purposes of my personal account to enhance my experience. Besides, as I am an overseas buyer that I may not know the detailed procedures to buy a property in UK. It would be add-value if a video is made and let overseas buyer to watch.By the way, the HK side agent, FMI Investment cannot discharge it's duty. I don't know what the relationship of FMI with Berkeley. For me, FMI seems to be invisible for the whole process except the dates of signing.

My wife and I were excited about the…

My wife and I were excited about the prospect of buying our new home at Hareshill in Crookham Village, however the increased interest on mortgages made the sale of my cottage very challenging. We had many views but nobody followed through with an offer for months, although we were mortgage free our potential buyers were not. The customer liaison person at Hareshill acted with great sensitivity to our situation while also balancing a professional approach to targeting BH’s sales. We wish to commend her even though she is no longer with BH.Following our eventual success in completing the purchase on our new BH property we have been delighted by the ongoing support and attention from the on site liaison team, they have been excellent and have on occasion gone beyond what I would expect in terms of support.

Bought a dream, living a nightmare

Excellent pre-sales but once things started to go wrong they blamed the contractors and never saw anything through to the end. As a result, I now have a cracked worktop which they won’t fix, yellow residue all through my bathroom, am on my third floor, have door handles which don’t match and windows which don’t close. Additionally, the garage door breaks down every couple of months and their design means my windows can’t be cleaned. The most disappointing aspect of all of it is how dismissive they are of problems and their lack of accountability. Would not recommend.

Great Experience at St. James with Minor Concierge Issues

I love how effective St. James has been in dealing with the issues I had regarding my apartment. The staff have been incredibly helpful and responsive, and the overall design and layout of the building are really nice. However, I think there could be some improvements in the concierge service. The trolleys aren't always working properly, and in a few instances, the staff were not very polite. Despite this, some staff members have been very helpful. The people there are also nice, making the overall experience positive with a friendly community and great amenities. So I’m giving a solid 4 star!

My Experience

Even from the first visit to the Park the sales staff were welcoming and very knowledgeable. Through every step, from enquiry to purchase, there has always been someone to answer my questions and queries. It was a lovely touch when the sales team phoned me to congratulate me on the day of completion. The home demonstration was thorough and friendly and nothing was too much trouble. I value the fact that I have someone to e-mail if I need anything further. I would definitely recommend Berkeley Houses to others in future

Berkeley home has the worst after sales…

Berkeley home has the worst after sales service. I bought an apartment at Carrara Tower, 250 city Road, London. There is a water leak in the ceiling of the apartment. It has been almost 2 years that they have not resolved my complaint . They are giving excuses one after another every month. I even reported the matter to NHBC but even they do not enforce any action against them . The water pours down at the time of heavy rain and is dangerous for the occupants and the apartment itself. Its been 2 years and their excuses are that the repair depends upon weather. A worst company to deal with. Will never recommend anyone to buy from Berkeley group

Problems have been handled well and attended to without issue. The online information portal is fantastic.
