Moved in January 2020, 5year rent to buy, definitely will not be buying and so pleased I hadn't bought it. We're charged a monthly maintenance fee of £11 which we weren't told before we signed the forms, for what I do not know but nothing to do with my own house or boundaries (I've spoken to some in the street who don't even get charged, bit sly how they work it tbh imo). The bolt on the back gate didn't line up with the catch on the opposite side lazy workmanship but easily fixed so thought nevermind. After a couple weeks we got a leak coming through the kitchen ceiling and one of the bedroom ceilings which turned out to be the pipes. Few months in we saw neighbours opposite having their roof scaffolded so obvs guttering or tile issues. Very thin walls, windows & doors not fitted the best either so can hear next door AND outside. No boundaries on gardens so people & kids cut through & let their dogs dirty on your garden. Also, ventilation isn't very good & seals in bathroom & kitchen especially, quite a lot of black mould which just keeps coming back. 4yrs on we have another leak in the same upstairs bedroom which could either be guttering OR pipes again, also a big circle of black mould where the leak was (have to wait 2months for believe housing to come out due to the amount of people having problems due to the recent storms). Garden has no top soil they've used clay so is constantly flooded if it rains, boggy so if you like a nice garden you'd have to pay a fortune to dredge it all up. Highly recommend to go elsewhere. Personally, if I buy I'm looking at older houses/estates, newbuild estates are like sardines ya can't move, everyone has 2-3 cars aswell so the traffic is horrendous. Can't wait to be in a position to move out.

*Avoid*at all costs supposed to be a quality builder nearly two years of hell and its still ongoing trying to get repairs/ damaged items repaired, replaced which were reported from completion! to date we have had 1 of 3 bathrooms available for the last week due to ongoing repairs which have gone wrong from the start lack of materials, trade arriving not aware of the jobs to be be carried out! to tiles falling from walls, not what you would expect for 317000 sadly we were supposed to have a birthday party this week end for our 9 year old and due to the ongoing mess lack of facilities this cant happen! this company only cares about taking your money this becomes obvious very quickly after completion!! if you value your time and mental health stay clear all they care about are the profits!

Great customer service, and very helpful team. This was my first dealing with Avant, and having had bad experiences buying new builds in the past from other developers I was at first reluctant. However the property is an investment to add to my letting portfolio and I can say these guys were great. Like buying any house there are always teething problems the advantage of buying new is once your initial snaggings are done you have the near perfect house. No new house comes without snags and Avant were brilliant at getting cracked through them and even explained the snags I would expect of the next year or so as the property settles.

DO NOT BUY WITHOUT READING.....multiple homes impacted this has been worse than dodgy 2nd hand car dealers...lies, delay tactics, useless orders, no shows...MULTIPLE HOUSES ON THE ESTATE ARE SEEING THE SAME ISSUES AS WE ARE...The house was bought and fine except tiling which was very poor and has gaps... damaged shower glass and missing grout/silicon.......so moisture getting to boards and behind timber... So mentioned week one of moving in.Took 2 years to do anything with fob offs and multiple assessments .. and have turned a simple fix into a safety issue ...Finally they show up and they removed whole boards back to timber. Reattached new boards and didn't bring enough tiles.... So have left half on... and no guarantee of tile matching batch colours...And the ones they started to attach are falling off the walls... So we have a 315k house where 2 of 3 bathrooms have not been safe to use in 2 years.No show tilers, bathroom fitters, plumbers.The tiles falling off also include boards falling off so now it is dangerous if the boards haven't been given enough time for glue to harden... How do we know the entire wall isn't going to Buckle...From what should have been a routine fix and a simple problem and fix... I will never buy avant again...The new CEO came from persimmon after ripping them apart as well.. so I get the impression he is tapping avant for as much dividend payments as possible then moving on.DO NOT BUY IF YOUR EXPECTING QUALITY WORK OR A QUALITY AFTER SALES SERVICE
