TrustpilotBiased and unfair, total disregard to the tenants once locked in
Once the tenant is locked in, Seymours show their true face! In a situation of an early move out (3 months before the end of the 12 months contract), they imposed excessively biased conditions to take advantage of the situation for their benefits and the benefits of the Landlord client. In this situation I happen to be a tenant, but I am a professional landlord myself with a portfolio of properties and work with multiple agencies. Fairness to both the landlord and the tenant is key to any decent professional agency. This hasn't been the case so far with Seymours Woking. Add to this they are terribly slow in responding and you get to chase so many times to get a tiny step forward.

TrustpilotLetting with Seymour's a landlords point of view
As landlords Seymour's managed our property for 30 months.Initially we were with Seymour's of Blackwater when they closed their lettings department we were moved to Woking with no consultation and very poor communication. We were promised one point of contact but on moving to Woking we had to deal with several members of staff e.g. one for repairs, another for check in, yet another for check out, none of which was explained to us! These internal departments did not communicate with each other and we spent endless hours making telephone calls and sending emails.Living in another country was difficult enough but for any issues we had to constantly chase them. We as landlords wanted to make sure that the tenants had a comfortable and safe place to live, therefore we acted on any issues as soon as we were notified. However Seymour's would take days to respond and send out repair men, making the tenants believe we were at fault. As an letting agency they are unresponsive, unprofessional and not interested in either tenants or landlords. The only thing they are interested in as their fee.We always felt they were working against us not for us. At the end of our contract they retained part of our deposit for fees we had already paid at their instruction. Do not use this agency find someone else.

TrustpilotDamp, mould, rodent infested properties.
AFter a years of living in a damp/mould/rodent infested property that was falling apart quite literally, emailing them every few days practically begging for repairs to be made to no avail. After contacting the council to in an attempt to force themTo actually make repairs. After the council giving hem 6 weeks to carry the works out. 6 months later - none don the jobs were completed. Now they are trying to extort money fromMy deposit because of damage their lack of repairs has caused. Avoid Seymour’s like the plague. Staff are incompetent. Once you’ve asked for repairs to be done you willBe treated like a second class citizen.Despite my partner and I sticking to the terms of the agreement - Seymour’s wouldn’t stick to their end and make the home habitable for human habitation.Absolutely disgusting

TrustpilotDisgusting property - bunch of extortionists.
Both Seymour’s and the landlord didn’t maintain the property when my partner and I lived here. Damp/mould issues...constant water leaks into the property...never got addressed...rat/mice infestation the landlord refused to do anything about.Has to write a letter to the council - the council gave them a notice to complete all works within 6 weeks. They didn’t do it . The council didn’t offer any more solutions either. Now I’ve left the property the landlord has the audacity to try and extort money from my deposit. For damage that I haven’t caused.Disgusting .Long story short if you want a decent experience/customer service /to live in a property that is in line with the human ha oration act 2008 don’t use Seymour’s and don’t rent 47 courtenay road unless you want serious health consequences.

The experience from viewing to completion was very relaxed, they assisted with the negotiation and all my questions were answered quickly. TrustpilotAvoid Seymours at all costs
Avoid Seymours at all costs. They are quick enough to take your money and then cling onto it when you move out. We moved into our property in October 2020 and had nothing but problems. Problem after problem, no hot water, no bath plug, a shower curtain where the pole fell down every time you got in, blocked drains, broken windows, no heating, no lights in bathroom, no extractor fan and the list goes on. We moved out 2 weeks ago and still awaiting our deposit. They have gone round and said we are liable and will be charged for things that were already there. It’s funny how Seymour’s do the check in report so they don’t note anything down, whereas the checkout report is done by an external company. Why’s that? Oh to find any reason to not give us our deposit back. We moved out because our windows never worked when we moved in. I reported the problem early March stating the windows do not open and we moved out last week of September and still had no indication what was going on with the windows. We have a 1 year old child and to live in a flat where the windows didn’t open was not on. Not only was this illegal as was deemed a fire escape from the fire service, we were not offered any air con units or any fans. The landlord accepted a 25% reduction in rent but what’s that when we were living in a sweat box. A few of our neighbours didn’t have anything nice to say about Seymour’s and I totally see why. I will never ever rent or buy through Seymour’s and I wish I listened to the reviews before we went with Seymour’s.

Brilliant service from beginning to end. Ben valued the property within one day of call. Marketing material was impressive and very professionally produced. Property sold at very good price within 4 days. Josh took over from there. He liaised directly with the local solicitor acting on our behalf. He kept in constant contact and kept all parties on board throughout. He accompanied all viewings, as we were unable to be there. He even stepped in and oversaw the house clearance when the company arrived early and we were "parked" on the M25.Superb service. Ultra efficient and totally professional.Great company.

Fab team at Seymours, super helpful. Our property fell through due to problems with the buyers. Seymours surpassed our expectations and had another buyer in place and able to proceed within the week. Amazing service, very professional and helped us all the way throughout the process and kept all the plates spinning on our behalf to ensure we completed on schedule. TrustpilotFriendly, Professional, Efficient, Fantastic
The team at Seymours were able to find us a buyer (at asking price) very quickly after a few months with no luck under a different estate agent. Their sales and client relations team are all extremely professional and friendly and explain things in leyman's terms for those of us who have little knowledge of how property sales work! The team looked after us from start to finish and were friendly and approachable throughout, and also helped us to agree on a nice early exchange and completion for our sale. I would thoroughly recommend Seymours if you are looking to buy or sell your property.

TrustpilotHorrendous experience with Seymours!
Review of Seymours!Have had a bit of an ordeal trying to break a tenancy (that is allowed in our agreement subject to T's & C's). The noise in the property above our rental is affecting my work, sleep, mental health & wellbeing and comfort. In addition the hubbys been furloughed and we need to leave. Have been round and round in circles with a Seymours Property Manager asking for her to contact the Landlord to propose our exit. This is our right as a tenant and we asked early March for the Landlord to be contacted. After emailing twice this week we've been told that the Landlords been contacted and they've asked if we have spoken to our neighbours re. noise. We had to chase for the response, we have repeatedly told Seymours that we have spoken to the neighbours and nothing can be done re. noise due to the make of the building. We have had to repeat ourselves continuously and chase for a response. Update: in the last 24 hours communication has improved. Hubby has gone into the Surbiton office, they've been extremely helpful and have given us more context to the situation which is fantastic because we felt like we were being heard and things are moving in a positive direction. The response below from Seymours was also very prompt and detailed. I hope the good communication can continue.Further update July 2021Communication did not improve unfortunately. Continued to be extremely poor even after the reply to this post. We accepted a tenancy in another property and brought forward our moving date at SEYMOURS instruction as they'd told us they had a tenant needing to move into our property early. Then 7 days before our tenancy was meant to end we were told we'd need to cover the rent for another month as the tenant couldn't move when they'd advised. So we were having to pay rent twice now at SEYMOURS instruction even after informing them that my husband was furloughed. In addition they've returned part of our deposit and without our consent they've taken money from our deposit. Awful experience. Couldn't be less professional if they tried.I will avoid this company in the future and I recommend you let and purchase property elsewhere...

Dear Keri,I am sorry to hear that you have not had a great experience with Seymours Lettings and Management. I appreciate your feedback and please be assured that we do take your commitment to delivering top quality customer very seriously.I appreciate that noisy neighbours can be difficult to live with, however we have rented this flat for some time and did not had any complaints from the previous tenants so we were unaware there was an issue. I also understand that being furloughed is stressful and that you are looking to be released in light of your change in circumstance. I am sure that we can reach a mutually agreeable way forward between you and the Landlord but ultimately as agent we do not have the authority to give consent to allow you to terminate a tenancy that we are not party to. I apologise if our communication have not been up to scratch, I will certainly address this with the staff involved. I believe that you are now in regular communication with the team.I hope that we are able to find a way forward for you and your Landlord to allow this situation to be drawn to a close, please feel free to contact at the office directly or should you prefer, you can e-mail at helen@seymours-woking.co.ukKind regardsHelen BlowerAssociate Partner

TrustpilotAbout as bad as an estate agent could be.
Post my separation from my wife 5 years ago, I had to rent a property until I could get the deposit together for a house of my own. Despite being a professional, middle aged man with a 25 year career and a 6 figure salary, I have been treated like some kind of second class citizen by these people due to the fact I’ve been a tenant. I let two properties (both of which were unusual, but were let through seymours, so I had no choice). The first one I was told ‘not to tell the council about the property and I wouldn’t have to pay council tax as it was an annex’. Not only is this illegal, but on the day I moved in, THEY informed the council, meaning I had to pay the council tax anyway. The second property was a new build and had a fair few problems. All of these were reported to seymours, but I had one visit from someone to resolve these and that was it. When checkout came (when I finally bought a new house - NOT through seymours), the checkout was so in favour of the landlord that even minor marks on the wall (EXTREMELY minor!!) we’re pointed out as my responsibility, despite them being acceptable wear and tear due to a 2 year tenancy. They also included photos in the checkout which showed the property as having coats and general ‘stuff’ on the work surfaces despite the fact the house was totally empty when I left. These photos were of the checkout agents stuff, but gave the landlord the impression that I’d left rubbish in the house. Not the case. They also reported stuff like door handle decoration being loose around the handles, despite this being one of my complaints to them as these items hadn’t been fitted properly when I moved in. I’m currently fighting them to get my considerable deposit back, and on speaking to other agents and people who have dealt with them before, it seems they’re known for making it a fight to get your deposit back and really not giving a rats about tenants. I think they need to realise that when it comes to managed tenancies, it’s the tenants that actually pay them, and should stop taking advantage. I’m a very calm, nice guy, but due to the degree of frustration I’ve been through with seymours, I simply cannot even speak to their staff anymore without becoming frustrated and getting snappy. If that’s the result your business ethic has on someone like me, you need to realise just how badly you’re screwing things up. If I don’t get my deposit back within the next week, I’ll be raising a case in the small claims court against them. I’ve genuinely had enough of their crap.EDIT: In response to Seymour's reply below - it's the Woking lettings office.
