Hi Tim. Thanks for your positive feedback. We work very hard to make sure that landlords and tenants are consistently served in the same way that we would like to be served ourselves. Great to see that the referencing was fast and that you could move on the day you chose. We'll be looking after you in the years to come. Best wishes, Eduardo Prato, Martin & Co, Aberdeen

GoogleUnprofessional timewasters. Do not expect them to do due diligence and actually check that a property is available until 15 minutes prior to a confirmed viewing. Avoid.
Niccolo Β· 28 January 2023
Agent replied
Dear Niccolo.
Thank you for your feedback. I sympathise with the frustration that you may feel for not securing the property that you booked an appointment for. The current market in Aberdeen is extremely fast, and another tenant simply paid a deposit 15 minutes before your viewing was going to be carried out, thus the property was no longer available. For full clarity, let us document the full chain of events.
1. You made an appointment on Thursday 5th January 2023 to attend a property on Tuesday 17th January. We confirmed this by email and mentioned in the email that we will be calling you on the day to confirm attendance.
2. We called you on Thursday 17th January in the morning to confirm your attendance. You missed the call, but you confirmed your attendance by email. Thus at this point your appointment was going ahead as planned.
3. A total of 5 different applicants had booked viewings on 17th January to see the property. Your viewing was the 5th viewing to that property on the day. Therefore one of our negotiators was booked to spend the afternoon at the property looking after all the applicants, including you.
4. One of the applicants that visited the property before your appointment made a very strong application (strong profile, considerable income, etc) and paid the deposit immediately. We immediately passed the offer to the landlord for their review.
5. 20 minutes before your appointment the landlord called the negotiator and confirmed acceptance of the offer.
6. Based on the landlord instructions, we cancelled your viewing. In the same phone call, our negotiator offered you to show you any alternative properties that could fulfil your requirements, but you declined the offer.
7. We notified our position regarding the cancellation by email, and made once again the offer to help you to find an alternative property for you, but you have not answered our email.
In summary, the property was indeed available when you first made the appointment on the 5th January, and also when we called you on the 17th January in the morning to confirm the appointment. However, because of the extremely fast speed of the Aberdeen market, other tenant unfortunately (for you) put an application and paid a full deposit before you.
If we had not cancelled the appointment despite the fact that the property had been let, you could have equally felt that we were not looking after you because we had wasted your time by not informing you that the property had been let 15 minutes before the appointment, and making you spend time and money toward a meaningless viewing. Your grievance would be different, but with the same result.
If we had not accepted the first very strong offer and wait for other applicants to make offers, the first tenant could have a grievance for us not taking their offer on a first-come, first-served basis.
Indeed, the outcome was not the desired one for you, but as a consequence of the speed of the current market. Our duty of care for you and all our customers remains paramount. Our offer to help you finding the right property in this very challenging market for tenants remains. If you wish us to help you find a property that meets your requirements, please contact us on 01224-636500, or at aberdeen@martinco.com
Yours sincerely,

GoogleDon't go anywhere near this company! Never experienced such awful customer service, to the point where they would forget to attend to things; such as damp leaks in the roof, 3 foot of rubbish in the landing, all the lights in the living room having burned out and much more! All of these things (if seen to at all) took them at least 3-6 months to attend to.
Worst of all is their outgoing inventory. They're trying to charge me Β£135 for a small black mark on a wall, dusty doors and a slightly unclean oven. It's now been 2 months since I moved out and I still haven't received any of my deposit back.
I cannot stress how much you should stay away from this lot and I'm certainly not the first to do so!
Disgraceful.

GoogleTerrible first impressions with this company. Promise you work will be done before you enter, these are lies just to get you to sign the lease. Once you have signed will just dodge questions and say it is out of their control even though the property is fully managed by them.
When viewing the flat it had good potential but was quite dirty and walls significantly marked. We were repeatedly reassured that it would be painted and professionally cleaned before we entered, this did not happen. Seemingly the landlord did a little painting and possible ran a hoover over the place themselves but: Carpets dirty, walls marked, mould in freezer, oven very dirty, what appears to be blood on the ceiling in the bathroom, kitchen work surface damaged, lights missing etc.
We were promised that all appliances in the flat would be staying. Much to our surprise when we arrive the first day and the TV and microwave are gone. The TV was huge (definitely over 40 inch), a big plus point of the flat. At the viewing we directly asked twice if it would be staying, the answer both times was yes. On the first day we call asking what happened to them? Apparently Martin and Co. will have a word with the landlord about the TV and microwave, this will take 48 hours, we have been in the flat 5 days and no word on when they will reappear despite calling them daily. Today we were then blamed that we should have requested them when we asked for the painting and cleaning to be done. So we were supposed to be able to guess that they were going to lie to us and pre-emptively request something we had been repeatedly told would be there.
We probably should have seen the danger signs when it took them 7 goes to get the lease right with dates and prices repeatedly wrong, forcing us to move in a day late after they discovered the boiler wasn't working. In summary don't be gullible like us! If Martin and Co. tell you something will be done it won't be, you are on your own.

GoogleI had a really disturbing experience trying to rent a flat with Martin & Co.
We were supposed to move in the flat offered by this agency on Monday(18/04). On Monday morning (11/04) we had a missed phone call from the agency. I phoned back and their system was down so they did not know why they contacted me, and told me they will get back to me once the system is back up. The following day, not having been contacted by them again, I went to their office to check if all was going well. They told me that the flat that we were supposed to move in (in 6 days time) was not available anymore, because the Landlady already found another tenant. Just to clarify, this was all happening after paying the deposit to secure the flat. While they did leave a voice mail for my flatmate, that was the only thing they did to let us know that we would not be able to move out (no e-mail, no attempt to contact us again). Upon speaking to them, they offered me the option to view another one of their flats, and, after I refused, they did send me the deposit back by the end of the week.
We were put in an extremely awkward situation, where we had to find a new flat within 10 days. They did very little to let us know about what was happening.
One other thing was the mandatory landlord insurance that we had to make, which was first mentioned in the sample contract. This was an additional cost that we were not told about after paying the deposit and getting the procedure started.
All these considered, I would advise against working with this agency.

FacebookWorst agency I have ever experienced in my life as a tenant. The use a fake 3rd party company to do the checkin and checkout inspections so that they can keep your deposit and blame the other company. They try to charge you for maintenance work so that they don't have to pay for it. When you go to the branch to actually speak to people they pretend they can't do anything and you have to chase them via email. Only way to deal with them is by getting help from an ombudsman.

FacebookOne of the worst agents I have used! Like to rip off tenants and landlords (we were tenants) Signed the outgoing inventory, to later find they added comments at the end, and we are now out of pocket! Told that it's a 3rd party who do the outgoing checks, and the sparky who did the PAT testing on appliances arrived?? Looked into it, and Silver City Servies have the same address as Martin and Co in Rosemount? Hardly a 3rd party!! Don't know how they can get away with this

GoogleDon't be fooled by this company, before you sign the lease they will promise to fix broken items in the flat, promise that it will be cleaned prior to the move in date, and it won't happen.
When we viewed the flat it was filthy and they suggested this was caused by the previous tenants and the flat would receive a good clean before we moved in. We noticed the bed was really wobbly and asked for it to be fixed, and Martin & Co promised to have this done before we moved in. Upon moving in we found the flat was still minging, and the bed was not fixed and has since collapsed even further.
Also prior to moving in we advised that we already had some furniture and explained that if the existing sofa and coffee table could be removed that'd be great but obviously being a furnished flat we would understand if not. Before signing the lease we were told that this wouldn't be a problem we just needed to arrange a suitable date. We paid removals guys to take our furniture over to the new flat and squeezed it all in while we waited for a suitable date to be provided. After 4-5 calls and emails over several weeks we were told that it wouldn't be possible.
After living there for 6 months, the rent went up. We decided it wasn't worth the extra money and put in notice to move out. During this time we were arranging to have the broken bed replaced, and after giving our notice we were asked for our availability to replace the bed. We provided our it and then heard nothing. Several weeks later I contacted to ask for an update and were told that we're not getting a new bed.
Final complaint, they hold viewings without giving any notice. Twice last week they turned up without any prior warning with a bunch of people to view the flat!

GoogleI have been working with Martin and Co Aberdeen for almost 5 years. I am very happy with the service I currently receive. They are very efficient at finding tenants and are always quick to answer my requests and those of my tenants. Renting will always have it's complications but Martin & Co Aberdeen have helped us through difficult patches and have always been available to discuss concerns and find solutions. The current team are really friendly and helpful. They perhaps need to work on the format of monthly invoicing as I would like to see a more user-friendly monthly statement from which I could export the data straight into my own accounts in excel but maybe that is asking too much!!! I would definitely recommend Martin & Co as a letting agent.
