Private tenants AVOID ! BULLIES

Private tenants AVOID !! Never in my life have I felt intimated by a company until my dealings with reeds rains. Absolute bullies. Staff are disgustingly rude. ( Apart from Ellie, I think she is the only one who seems to have undergone any customer service training ) One lady just turned up at my house with a front door key and told me shes coming in to inspect, I asked for half an hour as I was in an important phone call. She told me that doesnt matter, she needs to come in she isnt waiting half an hour and she has a key so WILL be coming in. Alls I was asking was for a bit of time to re arrange my phone call they cant even respect that. She was made up to exert her power that she had a key for my house and was coming in. Hope that made you feel good you horrible woman. House was dirty and an overflowing bin in the living room on my 1st day, therefore caked in flies each window was a graveyard of dead flys. Oven thick with grease. (Despite being told this was being professionally cleaned before I will get the keys) I was told any maintenance issues, reeds rains sends someone to complete then charge landlord. No I sent an email with some maintenance issues and got a section 21 back! They want the house back. Landlords friend came and did some odd jobs after a long while. Not the service I was sold.

Hello Chelsea - Thank you for your review and bringing this to our attention which we were aware of on the day of the routine visit via a phone call with yourself. Historically we have also assisted with various queries for yourself over the phone and been able to resolve these in a professional and timely manner. Our process as an estate agent and by legal requirement is that we are instructed on behalf of the landlord to ensure that routine inspections are carried out and performed within a timely manner throughout the tenancy to ensure their property is being kept in acceptable condition. This visit also allows for any maintenance issues to be reported/pointed out by the tenant so we can take the necessary steps moving forward. Our routine visit assistant is on time constraints to conduct the routine visits in a timely manner and does hold all management keys for our fully managed stock, therefore if a tenant advises we can gain access on keys we have that option. All routine visits are given notice via email/letter which we can confirm was delivered to the email address we have on file and have received emails from on the same email address following this notification. As we are instructed by the landlord, if they have chosen to provide you with a Section 21 we will issue this on their behalf. In regards to our routine visit assistant, she has a proven track record of providing exceptional customer service to all our customers whether this be tenants, landlords, buyers, or vendors and this is the first occasion that a situation like this has occurred and this feedback has been dealt with internally. Fine when marketing, DON'T use their solicitor panel

My experience with Reeds Rains was excellent until recently. I felt really happy with everything and would have given a 5 star review except they really need to actually undertake some due diligence on the solicitors they are partnering with and encouraging buyers and sellers to use. My buyers and my solicitor have been ignored repeatedly by the Reeds Rains appointed solicitor, who have mislaid both property information and personal data. The Reeds Rains solicitor is delaying the entire transaction but with no real reason or acceptable explanation. This is a straightforward transaction that is now dragging out for months because the Reeds Rains appointed solicitor will only look at each case once each week as a maximum. This is a ridiculous way of working and shows they are encouraging buyers and sellers to use conveyancing firms who take on more work than they can effectively manage. Buy or sell a home through Reeds Rains by all means, but as a seller refuse to entertain their "panel of solicitors" option and refuse to sell your property to anyone who intends to use them. Get proper solicitors involved instead who will actually do the job they're being paid to do, for the same amount of money!For us now, it just feels as though we'll never move. If I'd have known more about the substandard conveyancing firms on the Reeds Rains panel I would have taken different action, possibly to the extent of picking another agent.Update: this relates to Reeds Rains Acomb.

I would not recommend, Salford branch

I would not recommend. I recently rented a property through them, they were the agent working for the landlord. They provided me with wrong information, the wrong details to make rent payments, they provided me the wrong information regarding the tenancy agreement. As a result I have had trouble with my landlord because I was provided with the wrong information.The agreement you sign with Reed Rains is no the same as the one the landlord believes to be correct, this has played a large part of the confusion between the landlord and I.

ReedRains and religious beliefs

I tried to apply for a mortgage adviser position with Reed Rains. Due to my religious beliefs I was not able to work on Saturdays. Reed Rains were not able to accommodate my religious beliefs despite the fact I offered Sundays , they have many advisers and several estate agency offices in the area and we are in the 21st century. They claim Saturday is a busy day at estate agents (even though appointments were telephone calls only and could be any time) and would not budge to consider even a part time role. The discussion was with an area supervisor in the North West. Reeds Rains are now beginning to address the issue!

I am a landlord that's worked with Reed…

I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter.Our experience of this company and lack of customer service here is shocking, in this case, there certainly have not operated in the best interest and on behalf of the client.

I am landlord, I was on fully managed service with RR. RR selected some bunch of thugs as tenants for my house, Tenants never paid rent on time and stopped paying after 3 months completely. RR did literally nothing, RR failed to effectively do the pre-tenancy checks, referals, failed to notice that tenants had dogs at my property, RR also made blunder when sending S21 notice, it was rejected by solicitor. There is no dedicated property manager, it keeps changing and you need to keep explaining to the new property managers. its big NO-NO agency, avoid yourself a horror and choose some other trustworthy agency.

Reeds Rains take customer service extremely seriously so I apologise if you feel you have not received excellent service. Having looked into this matter I can see we carried out adequate referencing checks prior to the tenancy commencing through one of the UK's biggest referencing companies, Experian. The checks were passed as satisfactory with no indications of poor credit history or previous grievances with renting. As per your 'fully managed' package, Reeds Rains assisted with the legal proceedings in evicting your tenants through the correct process via the courts, this was further aided by our legal department. I sold my apartment with Reeds Rain (Ormeau Road branch) and completed this month. Grainne, the Senior Negotiator was very helpful, positive and professional and kept me informed at every stage of the process. I didn't feel under pressure at any point which was good, having experienced this from other estate agents in the past, which was unnecessary. Her colleague Ethan was also very helpful and friendly at the beginning of the process and I was happy that he showed my apartment to prospective buyers. Overall, a great service and I would happily recommend this branch of Reeds Rain to friends and/or family who are selling or buying. Thanks again.

Our experience with Naoimh Leonard, Reeds&Rains Estate Agent Ormeau was amazing and truly professional. She was an extremely good agent to work with in finding us the best tenant within a span of three weeks time. Right from the beginning, her approach was perfect! She quickly changed the property pics and posted them to the websites. Helped with the onboarding of the tenant and setting up the legal documents in a swift manner. The whole process went so smoothly and spot on. Highly recommend her in finding the best tenants and that too very quickly!!

Pathetic, incompetent and zero added value

Where to start? I get letting agents need to make a profit, and I’m happy to support that - if they use just a fraction of the profit to offer a service.They were a pain to deal with when we moved in, they performed every task with great difficulty and constant reminding. It was like communicating with a toddler. Emails were ignored, bounced between departments and processed slowly.In 3 years we needed 1 x spare key, 1 x washing machine repair/replacement and 1x boiler fix.We never got the key.We did receive a new washer - but we ended up doing all the arranging.The boiler fiasco took over 2 months and they charged the landlord for things that were completely unnecessary, resulted in water damage and cost 5x more than it needed to. They were that bad, the landlord arranged to cancel the contract with them. We thought that might be the end of our collective woes. Nope - since then their lack of attention has resulted in countless hours of negotiating with utilities suppliers as without our or the landlords consent they cancelled with our suppliers by authorising another company to switch us out.So in summary:They made every interaction frustrating and disappointing.They failed on 90% of every kpi They did not provide a service of any description beyond a basic inventory and handling our rent payment.They ignored emails and requestsAnd since leaving them they provided a final legacy of complexity for us to fix regarding our utilities.If I could give a minus star rating I would.The initial contact with the Chesterfield branch was ok, but as others have said, after signing you are shunted off to a bunch of people in Southampton who don’t care and have no concept of geography. Eg they sent plumbers from Burton on Trent, and Wakefield - to Chesterfield, but only after threatening with cost recovery and requesting the landlords details.

Excellent service and result with Reeds Rains. Ryan initially came out to provide information and assist with valuing the property. He then handed the reins to the formidable Grainne. I couldn’t have asked for a better. Grainne kept me up to date, provided me with informed advice and in general walked me through the process of selling a house. 10/10 would recommend.

Sorry to say the experience of selling the house with Reeds Rains was not a pleasant one the communication was almost non existent, carrying out simple requests was impossible, no one has followed up after the sale of the property to check everything was ok and the purchasers of the property also complained to me about the estate agent and will not buy from them ever again

Rude estate agent

Today I accompanied my mum to a house viewing and the estate agents showing us around was awful. For the first few minutes that we were in the house she was perfectly pleasant and professional. However, after a conversation between my mum and I where we indicated that the kitchen and garden may be too small for my mum’s needs, the member of staff very quickly became rude and dismissive of everything we said, and her entire demeaner changed to one of irritation. After seeing the downstairs, I asked my mum if she wanted to look upstairs. Before my mum could even answer, your member of staff cut her off with a very sharp “What’s the point in looking upstairs if you’ve already decided it’s wrong?”. Firstly, we hadn’t decided that it was “wrong”, we were just commenting on things as we saw them (we also made lots of positive comments). Secondly, I was addressing the question to my mum because she has mobility issues, and what I was really asking her was “are you physically comfortable enough to go upstairs today?”, which my mum knew, but didn’t get the chance to answer because she was very rudely cut-off. Thirdly, if we’ve travelled there to see the house, we’re going to want to see all of it. That should be common sense. After seeing the rest of the house and making lots of positive comments, we were discussing it in the downstairs hallway. It was obvious that the estate agent just wanted us to leave, she had clearly decided that we were wasting her time. When discussing the garden, mum said that she ideally wanted something bigger. The estate agent asked where mum lived, and then snapped “Well, the garden you’ve got is like a postage stamp!” which was very rude and totally irrelevant. Mum had already explained that she has mobility issues, and now she explained it again, stating that the reason she wanted a bigger garden than what she has now is because she’s struggling to walk to dogs and she wants them to have a big garden to be able to run around in. My mum shouldn’t have to explain her motivations of her criteria for a house to the estate agent, especially when she had already told the member of staff that she has a disability. That is none of the estate agent’s business! We both loved the house and mum is considering putting an offer in, but staff should be trained to a better standard than that.

Macclesfield Office - Impressively bad service for a renter...

Macclesfield office and maintenance should hang their heads in shame!After 3 days in a rented property the plaster fell off the wall of my twin 2 year olds bedroom - the next day we had Reeds Rains contractors round who declared it was damp from a hole in the roof. I offered to pay for the fix on the day to protect my children but was not allowed as it had to go through our landlord and Reeds Rains.For 4 months we chased Reeds Rains, their maintenance team (based in Southampton with no access to a phone for 3 months despite never being available as they were 'on another call' when we contacted the maintenance team). Children were sick regularly, we taped the wall up, took our sick children into the office to prompt action...lots of sympathy and promises from various people but zero action or communication to explain why nothing was happening. We escalated our complaint after researching (as nobody in the process shared our possible next steps), 3 months later our landlord told Reeds Rains maintenance company he would not be fixing our roof or wall and he was angry at us as previous tenants hadn't complained. The maintenance company disappointingly told us this was the end of the process and there was nothing they could do - despite him obviously breaking his contractual obligation to four rot free walls and a roof.After almost 4 months of a young family living in a damp house and paying full rent whilst chasing people on a daily /weekly / monthly basis it got fixed for less than 3/4 of our monthly rent.Ongoing issues after 5 months include:*Bath not attached to the floor and fell on my mother in law 5 months ago - not fixed*Washing machine broke - not fixed*Dishwasher broke - not fixed*Fireplaces not attached to floor or walls - not fixedStill paying £1200 a month for this bargain and service - as a renter I suggest you avoid this company as they have not supported us, shared any information, expressed an interest in our welfare beyond taking our money and passing on our landlords cut.

Hello Vincent,Thank you for your comments and I am genuinely sorry to hear the problems that you have experienced with maintenance since moving into the property. When a maintenance issue is reported, our Maintenance Department have to take steps to gain the authorization from the Landlord to proceed with the works and then engage with a contractor. In this instance, this process did take longer than we would have hoped and was due to the original contractor having to be removed from the job. This meant that we had to begin the process again with a new contractor. I am pleased to hear that these works are now completed. Regarding the other issues that you have raised, I can see that we have approached the Landlord for the authorization to get these issues resolved. Avoid.

Regarding the Salford Quays branch.They refused to comply with a request for our landlords address in line with Section 1 of the Landlord & Tenant Act 1985. Explicitly stated that the request was in line with this act and still declined.Requested a "relisting" fee, we came to an agreement to move out of the property early due to antisocial and criminal behaviour from a behaviour. When asked for an invoice and an itemised cost of the fee, this was also refused. £350 + VAT was requested to "relist" the property.Money was taken from our deposit to pay for a skip so a new drive could be laid. We were informed that "Rubbish had been left in the bins and a skip was needed to remove it" (unsure why the bins couldnt be put out for the bin man). We have since been back to the property and have seen a whole new drive has been laid. We are now being threatened with small claims court for the relisting fee. We are still in arbitration regarding the outstand part of our deposit that was not returned.Complaints have been made to Salford City regarding there practices and inability to follow tenancy law.Avoid.
