Reddish branchTOTALLY INCOMPETENT, RUDE and the most UNPROFESSIONAL COMPANY EVER.Completed my sale with this company two weeks ago, after accepting an offer in early February ! ! !They DON’T check buyer’s details, they make up unbelievable stories about the buyer.The Manager, Mark is completely incompetent, lies and is RUDE. NEVER acknowledges emails or calls and also uses a different name when the seller questions what is happening.To date, not had any confirmation of my payment, no thank you for using the company or a survey regarding the services provided.PLEASE PLEASE do not use this company for your own sane of mind.

Deeply disappointing service

Sadly, not a great experience with Reeds Rains Hebden Bridge. TL:dr, don't use them, better to do it yourself which is pretty much what I did. I initially dealt with a manager who was great, but unexpectedly (to me at least) left just as my house was about to go on the market. Then followed 3 weeks of an incomplete and incorrect listing on their site and Rightmove. There were endless corrections and back and forth from me, to no avail. Then a new manager started and this was finally corrected.The second viewers were the ones who ended up purchasing the house and are lovely, lovely people. Who at their own admission were clueless as to the process. I was told by Reeds Rains that they were cash buyers - they were mortgaging their own home and using the cash to buy mine. I understood this to mean that Reeds Rains had confirmed they had the cash in their account since they repeatedly told me they were cash buyers.They didn't. Reeds Rains only went so far as to prove that the buyers had mortgage approval, no more. I could get mortgage approval tomorrow and it would be meaningless. This resulted in 3 months down the road when it came time to exchange contracts, the buyers could not as they did not have the deposit money - nobody had thought to check this. They also didn't have the mortgage....and again, nobody had checked. An incredibly stressful 3 weeks followed while they actually secured their mortgage, not able to exchange contracts with me so I had absolutely no security at all. This should have all been confirmed before I accepted the offer - and I foolishly believed the correct due diligence had been done. All that had been done was a conversation with the buyers mortgage broker ('well, he had known them 20 years and vouched for them' - really???) and a confirmation of the mortgage offer. I literally chased this every step of the way myself - hence my point about do it yourself!

Dissapointing & Unhelpful

Excellent when you are looking to rent a property that they are representing as agents, but awful when you vacate.No responses to any emails and they hold onto your deposit long after the landlord has agreed to release it. Covid is their excuse not their real reason.It seems they are just playing for time.Eager to get your deposit upfront but not so keen to return it.Extremely unprofessional and very frustrating.Perhaps they need to employ more staff to be able to offer the level of service required.

Great for first time buyers

Our real estate agent was Neil Price from the Coventry branch. As first time buyers, we had no idea where to even start but we found the help and advice from Neil essential in starting our journey. Throughout the buying process, communication was great as we were constantly kept up to date - with any questions we had answered swiftly. Even after moving into the property, he assisted us with a few queries we had about the property and got back to us the same day, sorting the questions we had. ***KEEP AWAY***We were treated like young dumb first time buyers and constantly lied to by the sellers and estate agents. Property was advertised as FREEHOLD, we asked the sellers about the property status, they said the property was FREEHOLD, the paperwork was in the post. During the solicitors searches, it came to light that the property was in fact LEASEHOLD.Reeds Rains asked how we found out that the property was LEASEHOLD and we explained through the solicitors, to which estate agents said "but yeah its a long LEASEHOLD " - so they already knew and were hiding and MIS-SELLING!

Positive result with some bumps in road

Firstly, Read Rains sold the property which is the primary objective. The commission price was competitive so we have a positive result. The market has been very slow this year so I appreciate why it took longer than wanted and we had to reduce the initial asking price significantly. The staff are always polite and courteous.On advice from Read Rains we engaged with their online auction service. This was a waste of time. Communication with the auctioneers was almost non-existent and no offers were made at any price.We reverted to traditional sales approach. There was confusion regarding an initial offer which never materialised but eventually we secured a sale with a different buyer.The solicitors service which partners with them on a no sale no fee basis, engaged with us but after being engaged, they informed that they were not able to cover our purchase property. This also wasted some time.Lastly, I felt that it was always me pushing for updates and progress and Reads Rains reacting. Other agents I have used are more proactive. This could have been somewhat due to a turnover of staff at the particular branch but such things are part of business and should be managed.

This is based at the Ossett branch. The worst business I have ever dealt with!! Going through renting a house currently and the way we have been dealt with is absolutely appalling. The most miserable, unprofessional, unresponsive, utterly useless people I have ever had the misfortune to deal with.Not only have we been continuously lied to but now our calls are even being ignored.Tracy who we dealt with originally was just atrocious, never gave us a call once to update us so we called the branch ourselves every day to know what was going on. Only to be told now that we have transferred over to the Wakefield branch that she has done absolutely nothing and even gone against what we have been told!!!When Tracy isn't in I dealt with Emily who I thought was doing everything she could to ensure we got the keys at the weekend. Not only do we have a time limit for our current property but I'm 4 months pregnant and she knew all of this and getting married in a weeks time then going on honeymoon for 2 weeks out of the country, all of which was stated at the time of viewing the property. However, after our calls being ignored all day long we arrive at the Wakefield branch to be told that everything Emily said she was going to do, she did none of it!!!The way Emily dealt with my partner was just ridiculous, no use of words but actually shrugged her shoulders and rolled her eyes when he asked her a question. This company is an absolute shambles and a joke and we have not 1 good thing to say about them.They do not care about anything at all and make it unbelievably difficult and long.Never have we ever had something go on for so long and with no end in sight.The worst customer service I have ever received in my life and will never ever use them again for anything!!!!

Had a rental through this agency before our house purchase and during the tenancy we did not have too much bother besides a few emails asking for confirmation of payments of rent which involved sending screenshots of transactions on my bank statement from a week or so before which became a bit tedious and made you feel like you had done something wrong, but over than that grand. The main issue i had was after the tenancy ended. We had an agreement with the landlord in regards to splitting the deposit from bordering on excess wear and tear after 5 years of habitation which was grand and fair but few weeks later i got a call from the landlord saying the spoke to Naoimh Leonard and she had advised them they were entitled to damages in excess of £2,000. I asked what constituted that and they listed a few things off that were pre existing before us living there. I thought that’s grand we had a document we were asked to complete after moving in and to return it to the letting manager at the time Rachel Newbury. However it transcribed Reeds did not have this document and couldn’t find any trace of it. The document was a post check in document to be returned within 72 hours that detailed anything different from the check in report. Luckily i still had the physical copy and proof of this being received by Reeds so when this was escalated to My Deposits they actually sided with us and we got more money than the previously agreed to split with the landlord which is unfortunate for the landlord. The landlord was a lovely woman and very apologetic and kept blaming reeds for these issues saying they were planning on switching agency after the bother. This is just based on information given to me by the landlord. My only issue is i wish they had stored the documents safely so they didn’t waste our time raising escalations on deposits and the landlord seemed very upset about the whole ordeal. Although the staff were all very friendly and approachable. Unfortunately its a 1* for me but if the landlord was giving me the runaround it would definitely be a 4+. Thanks!

Very dissapointing experience with Reed…

Very disappointing experience with Reed Rains. The property was advertised before it was ready for sale. After spending time and money on searches and enquiries, we were ready to agree on completion when the seller informed us that they needed to apply for a cheaper mortgage. This process took another six weeks, and the seller ultimately did not obtain the mortgage.

Reeds Rains should be avoided!

Imagine the response I got from a Reddish Branch Manager below after I complained about the service I received from managing my property. The amount of lies he stated in his email is alarming. Another reason to stay clear of this firm because they will mess you upHe could not even put his name at the end of the email Hello, To start things off you are copying a lot of random people into an email chain who have no part in this matter and it is causing a lot of confusion within your complaint. The complaints procedure would be to myself first and then it can escalate up the channel. Because of the numerous different emails this has caused a massive delay getting back to you. To address your issues, first of all it was Bryce who was the lettings manager here dealing with your issues with regards to the tenants of 30 Bratton Drive. After numerous emails back and forth between you both Bryce tried to resolve it by either agreeing the tenant could have his cousin move in or serve a section 13. This was agreeable and then later not agreeable by yourself. Then you wished to serve notice to the tenants to which we have to get confirmation from yourself to which Bryce never received until you contacted the branch upset that it hadn't taken place. There has been a lot of confusion with what you wish to do with the property. You were made aware of the tenants vacating as you wished to serve notice, we can not notify you multiple times of the same update. Finally a resolve was met between you and Bryce to serve notice. The tenants dropped their keys in on Thursday the 21st but this wasn't picked up until Friday due to how late it was. Again there had been some confusion as you had stated you did not want to pay for a check out report on one occasion but when you came into branch you said you wanted the check out report to be done. Jennifer in branch then spoke to vibrant who booked it for the following day for you. You have expressed you wanted to leave our services but are now asking for our assistance on matters which would not be manged by ourselves going forward. All I can do is offer my sincere apologies that you are not happy with the service you have received and offer you my best wishes going forward in the future and can end communications on this matter here, if this is not satisfactory then please see attached the complaints procedure on the next steps for you, Kind Regards

Excellent Service from Hazel Grove Branch

Selling your childhood home is a difficult and emotional journey. An estate agent you can trust is essential and I can't recommend the Hazel Grove branch of Reeds Rains highly enough. Dean put me at ease from our first meeting when he came to value the property and this has continued throughout the sale process. He and his team have been polite, friendly, conscientious and professional. They've handled the marketing, EPC certificate, viewings, negotiations and survey without any fuss. My partner and I used Reeds Rains at Ormeau to sell both our properties. I cannot fault them what so ever. Alan McCracken was very positive throughout the selling process and was able to attract very strong interest for both properties and ultimately got us a very good offer. Grainne was then amazing as acting as mediator between us and the prospective buyers to ensure the sales went through to completion. I would highly recommend them.

AVOID AT ALL COSTS!!

The flat was absolutely rancid. Massive problems with hygiene and smell of tabacco and weed from downstairs has also made all my things smell I can still smell it now on things. I complained multiple times to reeds rains and that’s the reason I moved out now they are charging me for moving furniture that was already there! £150!! Dosnt even cost that even if I was liable. £200 for a clean when the flat was filthy when I moved in please find all the complaints I’ve made regarding the state of the flat! End of tennancy clean is £40 not £200. Landlord is money grabbing! The flat was infested with fleas! Boiler broke due to flat having no maintenance ever and I was just constantly ignored! Wouldn’t pay for contents insurance excess when boiler exploded! Please refur to dates on emails as I show how awful this flat was and not maintained, NEVER CLEANED FOR MY TENANCY MAY I ADD still photos of previous tenants in draws! Nantwitch are just clueless, Stephan is rude/ sexist and mansplained regarding the boiler breaking with next to no help provided. AVOID THIS COMPANY.

House was put on the market in june

House was put on the market in may. Accepted an offer on property in July. We was then offered to use there in house solicitors (oniell patient solicitors )was told it would make things quicker. The buyer was a cash buyer so straight forward. Well here we are in the middle of october and still waiting on sale to go through. All down to the solicitors we was given. Me thinking them been local no they on an industrial estate in Cheshire. Even had buyer calling my estate agents complaining on how slow things are going as they are living in a caravan ready to move in and have been for months. Well its no luxury here all packed up ready to move out. Cooking from camp stove. I would never have taken there advice and used there supposedly in house solicitors. Mental torture. Should not be put under this . Something so straight forward made difficult. Leaving 2 familys in limbo..

bad customer service

They have been my estate agents for more than 5 years. I had requested them that I would pay the contractors directly for some works inorder to reduce the price. But despite the fact that they agreed in writing that I will be paying the contractors directly, they still paid the contractors which led to loss of money for myself. There is no one point of contact. They charged me twice for renewal fees in 1 month. Whenever you ask them they just redirect to renewal team, accounts team, local branch, maintenance coordinator.
