GoogleAngelina, even though she is new to the firm, has been of immense help in closing the task of renewing our apartment lease which was pending for a very long time. She is very proactive in following up and ensures updates are regularly communicated back which is a quality I greatly appreciate. Overall, I've had a great experience working with her.

GoogleEdited: My tenancy finished three months ago but Urban Spaces continues to withhold the entire deposit. They state that this is because they are unable to confirm the payment of a single utilities bill to the building's communal heat and cooling provider. I can do no more - I've repeatedly called and emailed the utility company in search of confirmation but they are refusing to respond - even though obtaining this confirmation is the responsibility of the estate agent. I have little recourse other than to pursue legal options. Indefinite withholding of the entirety of a tenant's deposit because Urban Spaces is unable to undertake a basic utility bill check is not something I anticipated. Accordingly, I would strong recommend potential clients of Urban Spaces to reconsider and seek the services of another agent. While they were pleasant to deal with throughout my tenancy - polite and efficient - the failure to return any of my deposit on particularly tenuous grounds has entirely soured that earlier experience. Avoid at all costs.

GoogleUnfortunately was the worst experience I had in London so far. We had an agreement on leasing an apartment which they have promised to get things fixed before I moved in. After I signed the tenancy agreement, they have said that not all were on the agreement and denied what was promised. In addition when I wanted to cancel the deal (knowing that it will not be good for everyone), I was forced to pay 4,5 months of rent on an apartment I have not lived in for a single day!

GoogleThe team were superb at Urban spaces. Very clear and concise, always picked up the phone, did what they said they were going to do, very friendly. I would use them again and again. I would totally recommend them to anyone looking to rent there property. 10 out of 10. Chris Simmons

GoogleThis is the second time I’ve leased a flat through urban spaces. In this most recent flat they: - Did not fix the hot water or drainage issue in the shower for three months - Took two months to fix electrical/lighting issues - left a non-working extractor fan in the bathroom for the entirety of the lease (no windows in the room) - Gave keys to a workman to enter my flat without telling me they were coming - Took an entire month after the end of lease to suggest deposit deductions, and another two weeks to pay out the deposit - Withheld deposit for multiple issues left by previous tenants For every single issue I had to chase for any response. Their maintenance request portal seems to do nothing at all as at no point were the issues addressed through that system. I have 20+ emails with “will follow up with you this week” that I had to chase for weeks to get the next response. If you can avoid working with this estate agent - do so. Horribly mismanaged and non-responsive.

GoogleThis company don’t sort issues out, openly lie to you and most recently never answer calls or emails. Their estate agents lie to people to rent out properties and/or are Completely clueless about what they’re selling/renting. I have had a hole in my business’ ceiling for three months due to a property they manage having a leak. I first told them about the issue in 2020!! They’ve done nothing to fix the problem and refuse to pay me for it. Avoid

I have had a super pleasant experience with Urban Spaces, particularly with Georgia who was extremely friendly and efficient in finding my friend and I a new home. We were having a hard time and our move-out date was closing in but these guys made me feel assured and helped me reach the perfect compromise with my landlord-to-be, including a rental rate the was more affordable for us and new furniture for the flat. During my search I had some pretty terrible encounters with other agencies but this was a breeze. All-in-all, would definitely recommend. Thank you!

GoogleI live in a property managed by urban spaces. I had an issue with a tap in my bathroom and Paige from property management had it sorted in a couple of hours! Appreciate the extra mile she went to have the problem solved as soon as possible

GoogleIt's been four weeks, over Christmas, and the boiler (heating and hot water for the flat) still hasn't been fixed. Minimal communication, no compensation, and a deliberately incredibly slow/incompetent approach to maintaining the habitability of the flat. Avoid this estate agent and avoid this apartment (Icon Apartments in Stepney Green).

GoogleI’ve worked with Stephanie at Urban for many years. At times it feels like she’s a magician the way she can pull perfect tenants out of her hat - when other companies have nobody. She’s also the Queen at going the extra mile to guarantee the absolute best terms for your tenancy. With her around I wouldn’t dream of going anywhere else other than Urban.

GoogleI highly recommend Urban Spaces for their excellent professionalism, communication, and assistance throughout the years. My brother and I have been renting with Urban Spaces since 2018 and we haven’t faced any issues at all. The entire process felt much easier and relaxed once we started renting with Urban Spaces. Whenever anything came up, the team has been very helpful and quick in their responses. Nikki Johnson, in particular, has been really outstanding in being proactive in her friendly assistance and has been really generous and committed to making sure everything flows smoothly.

GoogleThe property management team are a disgrace! Urban spaces took advantage of the nightmare of the first COVID lock down to mislead me about the quality and state of the property I was moving in to and then refused to acknowledge the mess the property was as in. (It was not possible to view properties at the time, had I have done I would never have put in an offer on the flat in the first place) The check in report they provided me with was incomplete, I highlighted this after arriving. The key issues were the fact that it was simply not cleaned to a professional standard. There was dirt on the floor and furniture and the mattress had not been cleaned. I had to complete this cleaning myself after moving in. When I reminded them of this issue following my departure I was told by property management that mattress cleaning is optional...(you would have thought that the deep clean of a property would be the highest of priorities given the current situation with this pandemic) Non the less, they requested I pay for professional cleaning that included this service in the checkout cleaning checklist I was provided with despite the fact that they did not ensure this was the service I received and threatened to doc the charges from my deposit anyway.NegativeResponsiveness, Quality, Professionalism
