I’ve been renting out my buy-to-let property in Bermondsey for several years now, and Urban Spaces have been absolutely exceptional throughout.
They handle the entire process from start to finish. Sourcing high-quality tenants, managing all onboarding, overseeing the tenancy, liaising directly with tenants, and ensuring the property is well looked after and compliant at all times. It gives me complete peace of mind knowing everything is being handled professionally and efficiently.
A special mention must go to Sinead, who has been my main point of contact for many years. She is genuinely fantastic at what she does. Incredibly efficient, proactive, and always available when needed. She keeps me consistently updated, communicates clearly, and deals with any issues swiftly and calmly. Her customer service is second to none - she really goes above and beyond to ensure both I and the tenants are happy.
It’s rare to find a management company that is this reliable, organised and responsive. Urban Spaces make the whole experience seamless and stress-free, and I truly couldn’t recommend them more highly.

TrustpilotI would not recommend renting from Urban Spaces
I would not recommend renting from this company. Especially if you are looking at the Lamb Brewery Studios. Since we have moved in there has been one problem after another. The biggest being a leaking roof for 3 months in our living room, with very little effort by anyone to want to repair it. They are however very good at demanding the rent with legal action if you try to withhold rent until the problem is fixed.
Other than this, we had no hot water for the first week and no heating for the first month. Plus a good 8 other issues we have had to have fixed. Highly disappointing service for an agent that aims to set them selves apart by claiming to offer better quality apartments and service. But as usual they are sell the dream and the price tag but not the service and value for money. AVOID

GoogleLet me be perfectly clear: this was, without a doubt, the worst experience I have ever had with a company, period. The utter chaos, the deliberate silence, and the lack of care shown by Urban Spaces, especially by Alexandra Edmondston, was damaging, stressful, and felt like a complete lack of human decency. They treat people with derision, and my story proves it.
Our nightmare began with the simple process of resigning a lease, where I was stepping in as a new tenant. I started the process a full month before the required move-in date, but every single step was blocked by unbelievable communication delays. Alexandra Edmondston took days to answer even the simplest questions about the forms.
When my first application was denied for a minor technical reason (the date on my proof of funds), I immediately sent the corrected documents. What followed was a critical week of complete silence. Despite repeated follow-up emails from myself and my future roommate, and multiple desperate phone calls to the Urban Spaces office, we were completely ghosted. We received no status updates and zero assistance. Every single time I called the office, I was promised that Ms. Edmondston or someone else would call back. Not a single person ever did.
The real disaster hit two days before the remaining tenant’s deadline. After weeks of being ignored, we finally got a cold, shocking email from Ms. Edmondston. It wasn't just a denial; it was a ruthless, unhelpful ultimatum that felt completely calculated to sabotage our tenancy. The email formally denied my rental application, refused to disclose why I was denied (a total refusal of transparency), and explicitly stated I could not submit another application. To make matters worse, the existing tenant was given a mere two days to find a replacement roommate or lose the apartment entirely, making the property vacant for Urban Spaces to reclaim.
This timing, denying me at the absolute last second after wasting an entire month, is unforgivable. I am moving to a new country to start a job, and they left me with five days’ notice and nowhere to live. They didn't just waste my time; they caused me to panic and stranded me right before a massive life change.
When I finally managed to file a complaint against Ms. Edmondston, I uncovered more information: the property owner wanted to change the nature of the property from long-term residential.
Looking back, the entire application process feels like a cruel, calculated game. They let my application hang out there until the very last minute, then denied me for some BS reason. Their goal? To make sure the existing tenant couldn't possibly find a new roommate in time. This guaranteed the property would become vacant, letting Urban Spaces seize back control for their undisclosed purposes. My time, my stress, and my move were just disposable to them.
I hold Alexandra Edmondston personally responsible for this chaos. I never received a single return call or email after the initial denial, despite countless attempts. The total failure to communicate during such a critical time, and the resulting crisis of leaving an international arrival suddenly homeless, is just a shocking way to run a business.
Urban Spaces wasted an entire month of critical time and caused immense stress and financial hardship. They should all be deeply ashamed of operating a business that treats people with such profound disrespect and deceptive practices.
And to Alexandra Edmondston directly: I am genuinely confused. You are either astonishingly terrible at your job, or you truly believe it is appropriate to treat people's lives and housing security with such disrespect. Shame on you. Do better.

I have been with urban spaces for many years (purchased a property in 2008 and always rented it through a company which was latterly acquired by Urban spaces - part of the countrywide group). Oveer the years the costs have increased (as they have for all landlords) and the quality of service has dropped. I have found frequent cause to complain about poor standard of repairs for which I have been charged and also charges for work not actually completed. I have accepted this as part of the business, and have tended to come to an arrangement with the company. However after increasing number of issues and lack of action, responsiveness and misrepresentations to both myself and my tenant this has recently come to a head and I am now seeking to take further action and damages against the company. I made a GDPR request to support my case of a complaint to the regulatory body, and they have failed to fully address the request by not providing any information internally held and not sent to me in emails, and have advised they will not respond further. In addition they have delayed the repayment of my tenants deposits and advised them that this was down to the landlord when they had not in fact drafted the necessary docs for me to review. I would like to think this was a one off, but it seems to be getting worse, but I leave the review (clearly as an unhappy landlord - who is escalating their complaint), but at least you will have the review to consider and make an informed decision if you are a landlord, and if you are a tenant, please don't always assume that the landlord is the problem.

GoogleEdited: My tenancy finished three months ago but Urban Spaces continues to withhold the entire deposit. They state that this is because they are unable to confirm the payment of a single utilities bill to the building's communal heat and cooling provider. I can do no more - I've repeatedly called and emailed the utility company in search of confirmation but they are refusing to respond - even though obtaining this confirmation is the responsibility of the estate agent.
I have little recourse other than to pursue legal options. Indefinite withholding of the entirety of a tenant's deposit because Urban Spaces is unable to undertake a basic utility bill check is not something I anticipated.
Accordingly, I would strong recommend potential clients of Urban Spaces to reconsider and seek the services of another agent. While they were pleasant to deal with throughout my tenancy - polite and efficient - the failure to return any of my deposit on particularly tenuous grounds has entirely soured that earlier experience.
Avoid at all costs.

GoogleUnfortunately was the worst experience I had in London so far. We had an agreement on leasing an apartment which they have promised to get things fixed before I moved in. After I signed the tenancy agreement, they have said that not all were on the agreement and denied what was promised. In addition when I wanted to cancel the deal (knowing that it will not be good for everyone), I was forced to pay 4,5 months of rent on an apartment I have not lived in for a single day!
