From rising damp to black mould

From rising damp to black mould, their response was to clean the gutters and that was it. Needless to say it returned every few months. We had no boiler for the last 3 months from December to April, in a house that the back windows are single glazed. We was provided 1 small heater to heat the whole house and given £100 rent reduction for this which is absolutely disgusting. Apart from Tom staff are argumentative and sarcastic. All round bad experience.

Disappointed in Holderness Road Hull Branch

My daughter purchased a property through the Holderness Road Hull Office, although staff were initially very helpful, Charlotte became very rude to me because I didn’t want to use their solicitor they recommended, they were going to charge £1200 + for the conveyancing. It is obvious she was going to get a commission from it and when I quoted other solicitor prices she became defensive, got very angry and told me to stop talking and listen to her, when I said, don’t talk to me like that she put the phoned down on me. Totally unprofessional. They also blamed our new solicitor for holding things up, admittedly they were very slow but the sellers solicitor had only sent part of a document our solicitor requested, but WH Browns staff didn’t want to know about this. They kept saying the seller was angry and frustrated at the delay but if her solicitor had sent the full document in the first place it may have progressed quicker. All in all I would not recommend WH Browns.

Hi just sold my house through this…

Hi just sold my house through this agents at 1st i was struggling then eventually this nice person called shona came into my life and sorted everything out without her i would of not been here in my new house iv had a grt experience with her she attended my calls and emails straight away and helped through out this journey she was a god send for me please everybody ask for shona she is grttt 100 percent efficent 😊

The vendor has lost many thousands

Viewed a property, offered asking price, advised that there were 2 other offers, we were prepared to offer more. Vendor wanted time to consider offers. We were then told that they had accepted another offer. We were not given the option to make another offer. Then I received a copy of the email to the buyers whose offer had been accepted - a very unacceptable and unprofessional mistake. There seems to have been no duty of care to the vendor to obtain a better price.

AVOID! Bullies! Run by children

Worst Company I have ever had the misfortune to deal with . Run by a load of teens - 20 something jumped up little wannabes who think they are better than everyone because they work in sales. The pushiness of these wannabes is ridiculous I work in sales and I understand commission but if someone says 'no' they have said no , no need to ask me 6 MORE TIMES ! THE ANSWER IS STILL NO ! Funny they didn't do this to my husband , so because I'm a woman you think you can bully me into say yes !! Wrong woman to try and do that do as they found out! Threating bully teenager run , and any questions you got about the property I hope you don't want answers unless you want 'I'm not sure' 'ill get back to you on that' 'tbh I've not been in this industry long' JOKE OF A COMPANY !!!!!Hire people with experience not children Who don't understand the word noAvoid!!

Excellent advice and support from day 1 to completion. Lee Dillon and Ash Moakes were outstanding. I cannot recommend them highly enough. They gave the highest valuation which was also achieved of three estate agents we asked to appraise the property.

Good and not so good

On the plus side, in the early days mid-2023, WHB got the ball rolling quickly and I felt confident I'd picked a decent estate agent. They supplied viewings a matter of days after my house was listed for sale, often two or three a week, though this tailed off as the year went by. I eventually sold my house in 2024 after asking WHB to reduce the asking price they'd recommended. The flip side of my experience is that, apart from marketing the property, I'm not sure what they brought to the party to warrant their high fee. I had to lead all the viewings as the staff they sent to accompany prospective buyers were very pleasant but, understandably, didn't know my house and therefore couldn't do much to enthuse buyers or answer any factual questions about it. I received very little feedback from WHB about the comments of the people who had viewed my property; I felt feedback from them would have been very useful. Also, WHB told me about what was said to be an unhelpful attitude of two buyers who were keen to sell their own house through WHB and buy mine. This conflicted with what the buyers told me. That concerned me as the buyers in question came across as straight and down to earth people. Why the different versions of events? Then, when it came to finding me a short-term rental property, a key piece of information I needed wasn't shared with me. When I queried this, WHB argued it was something I would be expected to know. Isn't it the estate agent's job to ensure their clients are fully informed? I emailed WHB and requested evidence that this information had been shared with me but no response was forthcoming to show they were right. Anyway, I've given three stars as, having spoken to friends about their own house moving experiences, I reckon WHB are little different from many other estate agents - a mix of good and not so good. Selling through WHB wasn't an awful experience for me at all, though it wasn't great either.

Today, on 18 September 2025, I had a booking with them. I drove 45 minutes, but no one showed up. After waiting 15 minutes, I called them, and they told me the agent had another booking. They are not serious.

Beware of commission charges

Be very wary of this company. When selling your house with them make sure you have a signed copy of the agreement with their commission charges. I sold my house several months ago. I have given up trying to get a copy of a signed agreement with their charges on. They state they don't work on a percentage so you only find out their commission on completion of the contract. The way they market your property is good but if you use them make sure of their costs beforehand. I calculate I was charged 2% which is more than most agents charge.

Bad experience

I am deeply disappointed with the service provided by William H Brown. We were approved to move into a house managed by them, only to be blindsided nine days before our scheduled move-in date. Upon calling to confirm the details, we were informed that the landlord had decided to sell the house a few days prior, leaving us scrambling to find alternative accommodations. Not only was this lack of communication unprofessional, but it also caused unnecessary stress and inconvenience. It's unacceptable that we had to initiate contact to discover this information rather than being informed proactively. Moving forward, I would caution others to think twice before trusting William H Brown with their housing needs.

Absolutely appalling service

Absolutely appalling service. Having paid William H Brown to manage a property we were letting, they provided an extremely poor service and unbelievably poor communication causing stress for me and the tenant. We also paid for a property check before and after the tenancy. The before one was very accurate and professional, the after one was unbelievable and stated there was no dust and all was in good order. The flat had not been cleaned for two years, holes drilled through walls to run cables between rooms, and hang speakers. It has cost us a lot and a lot of time/effort to get the flat back to a good standard. While the tenant owes several month rent, we have had to forfeit the bond to cover repairs as the tenant is arguing that the flat was in a good order, due to this poor report. We took picture and are now putting an official complaint in as well as trying to seek expert advice on how to recover the money owed. William H Brown have caused so much stress and anxiety and don’t seem to care. Probably the worst company we have ever dealt with.

Avoid! Scam Estate Agent

Avoid! Nasty, Unethical Estate Agent!I haved listed 3 bed terrased with them but also used another estate who sold property within 3 days. Asked William H in Stevenage to take it off the market, they confirmed they did!We moved and exchanged as per usual with another estate, not having any comms with William H Stevenage.10 months down the line we receive nasty letter from collectors saying we owe £4,4k fees to William H Stevenage and must pay immediately! We did not sell via William H Stevenage.Surpisigly No correspondence from William H Stevenage agents to say otherwise. Now I have to spend my time and resources to proof something that is fact anyway! Absolutely unacceptable and terrible way to treat customer!Do not ever! I repeat ever instruct William H Stevenage to sell house or buy from them!!

Avoid at all costs!

So this company is appauling to use to sell your house! They sent a couple of people to view it who actually stole products from our bathroom! They never sent anyone else or made any effort in the 3 months we were with them. I then told them we wanted to leave them as we were out of contract and by some miracle they said they had another viewing! They told me this on the Friday a week before he was due then on the day of viewing a week later they said he cancelled. 😡 TERRIBLE COMPANY AVOID AT ALL COSTS

No confidence

A gentleman came to give us a valuation on our house.He did not fill us with any confidence that he knew what he was talking about. He hadn't done any research into properties for sale in the surrounding area, I knew more than he did. He gave no information about needing an EPC certifcate or any other upfront costs. He also u turned on many of his comments during his visit. I will not be going with this company to sell my house.

Please avoid them if you can

Please avoid them if you can. I wish I'd known that before.Very poor service, not responding to emails at all or taking ages to respond. Neither letting manager nor the agent are responsible professionals, waste of my time to deal with them. When I came to collect the keys for the flat I was moving in, the manager was looking for the keys for 30 mins as he couldn't locate them, knowing that I was collecting them that day.Promise things and then never do them... I could write a long story about them!!

Absolute disgrace

In this company the right hand doesn't know what the left hand is doing. I am investor and this is a second time this happened to me with them. Tried to arrange the viewing immediately the property came to the market(Beginning of the week). I was completely flexible with dates and time. One of the "great agents"(lady) promised me to come back with the date once they check. But of course she didn't. I had to call day after to arrange the viewing. The earliest which they could do Friday(confirmed). On Thursday lady called me to a to arrange the viewing, of course she hadn't clue that I have a viewing next(which supposed to be in their system, if they have one) day. Bottom line they have cancel the viewing hour before my visit when I was already driving to the customer. I called to their office wanted to talk to their manager to explain this is not how it suppose to work. The manager said she will call me in a minute. Well this was an hour ago and the way they operate I don't think I even will get a call. Honestly just stay away from them. Absolutely useless, I don't even undestand why people choosing this company to represent their property..

Beware this company

After repeated phone calls and emails requesting a copy of the contract I signed with William H. Brown for the sale of my house it is still not forthcoming. I get promised that it will be sent immediately but there is still no sign of it. It should not be that difficult to produce a copy of this. I have never given a copy of this document even when putting my house on the market. I have tried to find what the percentage of the sale Wm. H. Brown take in commission. Apparently, unlike other agents they just work on a set sum. The commission on my sale works out at 2% and all I want is a copy of the original contact to confirm that the amount is what I signed for. The fact that I am still awaiting this copy is in itself suspicious. Beware of using this firm unless you have all the facts in writing.

IF WE COULD GIVE THEM 0 WE WOULD. I AM JOHN JONES I HAD AN APPOINTMENT TO VIEW A PROPERTY AND IT WOULD HAVE BEEN A 4 HOUR DRIVE AWAY. I MADE THE APPOINTMENT ON THURSDAY 25TH JAN AND MY VIEWING WAS ON MONDAY 29TH JAN. I WAS ON MY JOURNEY WHEN I GOT A MESSAGE FROM MY PARTNER SAYING THE VIEWING HAD BEEN CANCELLED. I GOT HOME AND PHONED WILLIAM H BROWN TO BE TOLD THAT IT WAS NO LONGER WITH THEM BUT WITH ANOTHER ESTATE AGENT. I FOUND OUT THAT ON THE THURDAY CONTRACTS HAD BEEN EXCHANGED ON THE PROPERTY AND THAT THEY KNEW THIS ,BUT DID NOT BOTHER TO LET ME KNOW . AVOID IF YOU CAN, IF YOU FEEL THAT YOU HAVE TO MAKE AN OFFER ON A PROPERTY VIA THEM KEEP I CLOSE EYE ON THE SITUATION ,CHECK ON LINE ETC. BUT MOST OF ALL IF AN OFFER IS ACCEPTED MAKE SURE IT IS TAKEN OFF THE MARKET.

Truly awful

I feel for anyone attempting to sell a house with WHB. This is based on my experience of trying to buy a house marketed by them. They don’t return enquiries about properties. They refuse to let you put in offers saying the offer is not high enough. When you withdraw offers because they say it’s not high enough, they then phone asking why you’ve withdrawn the offer. Then call you a liar when you give a reason. They do get in touch to pressure you into taking a mortgage through them stating that if you use them as broker, it will put you in a better light with vendors thus increasing your chance of being successful in purchasing the property. I feel this is unethical at best, not even sure if this practice is legal. Awful, rude and arrogant people. My heart goes out to all those who have property listed with this bunch of unprofessional operators. I will no longer enquire about any properties for sale with WHB on the basis that I don’t like being spoken to like an idiot merely for trying to purchase a property.

LYING RIP OFF COWBOYS

Do not go anywhere near this company. They give you an indication of respectable fees to get your business and then sneak in extras, add ons and anything else they can dream up. As it's deducted at source you can't get it back even though they will promise to on a daily basis. If you want lying to, robbing and generally treating badly this is the place to go they should not be allowed to be in business of any sort at all

Warning - Terrible Experience with WHBrown Letting Agent

I am writing this review to share my utterly disappointing experience with WHBrown Letting Agent. My encounter with them has been nothing short of a nightmare, and I feel compelled to warn others to avoid this agency at all costs.To start, the level of incompetence displayed by WHBrown is astounding. Their complete disregard for the well-being of their tenants is shocking. My attempts to address maintenance issues were met with negligence, as my complaints about moulded bathrooms, paint falling off walls, and faulty electrical work were conveniently ignored.Moreover, the racial insensitivity exhibited by WHBrown is deeply troubling. The lack of respect and condescending behavior from their staff members is not only unprofessional but also unacceptable. It is disheartening to experience such blatant disregard for human decency, making it clear that they prioritize profit over people.The final straw was when they left me and my children in a cold, uninhabitable house for a week. Despite consistently paying rent with no arrears, we have been treated with disrespect and utter disregard for our well-being.I implore anyone considering WHBrown Letting Agent for their property needs to steer clear. The level of service provided is abysmal, and their practices are not only unprofessional but also border on neglectful. My experience has been a stark reminder that tenants deserve better treatment and respect.Avoid WHBrown Letting Agent like the plague, and spare yourself the stress and anguish of dealing with such an unscrupulous agency.I have encountered them on two occasions at two different location and they are absolutely rubbish.
