Damian and the team at Appealing properties have been amazing from super quick turnaround on good tenants to dealing with electrical certificates and getting keys cut. They are always professional whilst being friendly and supportive. Excellent reliable agency that care about the landlords and tenants.

Do not use this estate agents! Me and partner initially agreed on a rental property with the written confirmation it was based on the property being in a certain state. However when we revisited we got told none of this work would take place and found out even more problems with the property (mould, leaks,damp) When we voiced our concerns we got told again no work would be done, then we said we want to withdraw as it was not really in a liveable condition and would like our holding deposit back due to misleading information, suddenly the landlord said he would do everything and beyond so therefor we were not allowed all of our holding deposit back which was just them covering their backs. They were rude and not helpful, estate agents/landlords really do like taking your money from you!

Charlotte, this is obviously disappointing to read and largely inaccurate. You viewed the property and asked if the landlord would tidy up the decoration, he agreed, you placed the deposit. You came for a subsequent viewing before the landlord had undertaken any work as the previous tenants were still responsible, you measured up, asked if the landlord would change a toilet seat, replace some slightly discoloured sealant around the bath and regrout. I said I couldnt confirm whilst at the property but that I would speak to the landlord and come back to you. I spoke to him, he said he already had the sealant in hand and had ordered a new toilet seat and would get the grout sorted too. The previous tenancy hadn't ended at this point so he hadn't started doing any touching up etc, but confirmed he would do so before your tenancy commenced. You wouldn't take any confirmation that this would be done; even though we confirmed in writing, you didn't believe it would be done, which was unfounded and you wanted your money back. Fundamentally we believe you had second thoughts when measuring up and realised the property wasn't big enough for your needs and realised you had made a mistake, but rather than saying this you tried to make out someone wasn't doing something and was misleading. The landlord kindly agreed to refund 50% of your holding deposit as a good will gesture, but as I confirmed to you previously, he didnt have to at all, as he had stuck to his end of the bargain and was doing all that was requested. I hasten to add, he has decorated as promised, resealed the bath as promised, replaced the toilet seat as promised and a new couple have taken the property, are elated with it and have been a joy to deal with. In hindsight you shouldn't have had any of the holding deposit back as clearly you did not deserve a good will gesture at all given this inaccurate and unfair review.

Was a tenant of a property under the care of Appealing Properties for 4 years. Damian & the team were always on hand to help with any issues we had - never woithout a smile, we felt very looked after. Landlords & Tenants in York are lucky to have Appealing Properties!

They will repeatedly enter your rented property without giving 24 hours notice or gaining permission from you. They took over one year to repair a basic problem. Very poor and by far the worst service I've received in York from a lettings agency. Best avoided. Edit in reply to your response: Naturally it' very disappointing to see your response. Entering tenants homes without giving 24 hours notice should come as no surprise as it was initiated by a manager in one instance. I have emailed you directing you to evidence for this. I've also described other inappropriate behaviours by Appealing Properties, for example when my tenancy started and I was told that marks and scratches are considered fair wear and tear, but when I left then I was charged for marks and scratches. Not acceptable. I'd recommend that you spend more time proving an actual five star service as you claim, and less time trying to manage your online reputation by blaming ex staff.NegativeQuality, Professionalism

Naturally it’s very disappointing to see that someone is upset with the service we have provided. I’m somewhat surprised by your comments about not giving 24 hours notice to gain access. Looking at the history log on our database I can see we sent several messages by email to you regarding routine inspections and viewings when we were coming to your flat. I certainly take negative feedback very seriously and hate that anyone would feel they got 1 star service from us as I have always strived to give 5 star service and encourage staff to do the same. I’d gladly discuss your concerns so that things can be addressed directly and have emailed you accordingly. so you are aware we have recently had a change over of staff and as such I want ensure our new team focuses on areas that may have been weak before.

Having finished my tenancy with appealing properties I have mixed opinions about my time and how situations were dealt with. I never had a problem with any of the employees who worked there, with the majority being lovely and very pleasant. I also liked the way AP stored my deposit which was taken, using a third party which specialised in this. Throughout my stay there were occasions where promises were made and not kept as well as times where I thought the way other tenants were treated may not have been reasonable. As well as this, I had been asked to pay unnecessary fees alongside noticing further inconsistencies in my contract and the advert prior to signing. I moved into a rented room in a house which already had conflict between tenants and understand this put AP in a hard position so appreciate efforts which were made, and acknowledge they are not solely responsible for a lot of the issues I encountered whilst staying in this property .

Never had any issues with Appealing Properties. Our first experience was being shown round a property and the agent was professional, courteous, helpful and had great knowledge of the property - extremely rare in my experience of viewings with other letting agents. The process was mostly quick and painless, we were updated throughout and have had no issues with them since signing 9 months ago. We've (so far) never been pestered by them nor had any major problems with the letting. Can certainly recommend these guys.

Because of unfortunate and unpleasant problems when letting without an agent I decided to put my property with a letting agent. A very close friend of mine recommended Appealing Properties and I am so pleased I took her advice. Damian always goes the extra mile to find the tenant most suitable to both property and landlord. My present tenants are just entering their 4th year. Any problems relating to the property are always discussed and approved by myself before the problem is dealt with. I really do recommend Appealing Properties as being a smaller business you are dealt with in a more personal manner.

Terrible agency.I work in the NHS had to take take a day off and come all the way to view a property that was scheduled and they cancelled on me few minutes before the viewing.They lied to me initially saying you were not on the diary and then said it went to junk mail.

I’m sorry you missed out on the property, naturally it’s disappointing to miss out on a new home but with multiple applications put to the landlord of many suitable tenants if a deposit is placed we have to cancel any other viewings. Absolutely appalled by my brief contact with this agency. I was refused a rental viewing on the grounds that I am self-employed. When I tried to query if this is even lawful I was spoken to really quite rudely. A shocking approach to customer service and the whole experience very much undermines their credibility in my view.NegativeQuality, Professionalism

I recommend this estate agency for sure. The entire team of Appealing Properties is always available for any request or problem about my last property rented from them.
