TrustpilotMy Late Mum was advised to sell the…
My Late Mum was advised to sell the property via auction by Abbots of Norwich To sell via Auction inclusive of the payment to the auction house and the estate agent in Norwich we paid 4.72% of the total price of the property. This was the charge to sell the property. Normally on selling a property you pay 1% to 1.5 % for estate agent fees.
Not just this but before the sale of the property they let it to a tenant that left the property in such a bad condition that I had to wear a hazmat suit to go in and clean... the smell was horrific cats had been urinating in the flat...in a place that animals are not allowed in. After my day of cleaning I then still had to pay professional cleaners to clean the property, the tenant had stayed on later without paying - upsetting my plans to clean the flat over the weekend. I had to pay for new carpet as the tenant had left a full tin on paint to dry on the carpet. I had to pay for someone to remove all the rubbish and drag it down 3 flight of stairs. After Multiple phone calls and emails I got some of the deposit back from the tenant but no payment for the extra days stayed over or for the cost of removing all their rubbish.
When I phoned Abbots they rarely answered the phone and when I sent emails most points where not answered. All I can say is what ever they presented to my mum the cost of selling via auction verses selling directly with the estate agent did not give true information. Terrible service do not use them and DO NOT SALE VIA AUCTION.

Trustpilot“Nearly Ready to Exchange”, A Month After We Walked
So me and my partner were looking to buy our first house together. We found a doer upper in an area we liked with nearly all the features we wanted. We negotiated costs. Sophie, the estate agent, was very pushy from the outset, chasing us multiple times a day trying to get us to increase our bids. Eventually we settled on a figure everyone was happy with.
We started this process in early February, based on the assurance that the property was chain free and the sale would be quick. Neither were true. The vendor told us in person that she would be moving into a rental to avoid delays. That commitment disappeared almost immediately. When we raised this, the agent suggested we must have imagined it. Helpful.
Over the next few months we received a series of generic, copy pasted updates that had little to no relevance to our case. There was no accountability and no real progress. Most questions were avoided. It got to the point where we were told the estate agent would no longer be communicating with us and that we should contact the vendor’s solicitor directly. When we asked for their details, we were told it would be a conflict of interest to provide them. You could not make it up.
We asked multiple times to speak to someone senior. No one ever got in touch. We asked to meet the vendor to discuss adjusting the price due to the delays and the misrepresentation. That was flatly refused.
Meanwhile our mortgage offer was approaching expiry. Our conveyancers made it clear we needed a window between exchange and completion. Still nothing. So we walked.
We formally told the estate agent on 23 May that we were withdrawing from the purchase. Today, 26 June, we got a call saying the vendor’s solicitor is “nearly” ready to exchange. That should give you a good sense of the pace and awareness we have been dealing with.
Since then, we have found another property and overtaken the progress of the previous sale in a matter of weeks. Which really puts into perspective just how dysfunctional this entire experience was.
If you are considering using this estate agent, ask yourself how comfortable you are with being ignored, misled and left in limbo for months. If the answer is very, then you will be in excellent company.

GooglePosting on behalf of Paige.
Kevin was absolutely brilliant, he was the estate agent of a house I was buying for and he went above and beyond for myself even though I wasn’t the one selling the house, I was the buyer, his instant replies and knowledge made my house purchase so so smooth. He was always at the other wnd of the phone or emails when I needed help or questions answering. Absolutely fantastic, would 100% recommend him. Thank you so much Kevin, you’ve made a normal stressful life experience so smooth.

TrustpilotVery knowledgeable and helpful
Very knowledgeable and helpful. They prioritised sending the right person round rather than the number of people they sent round. Then, after we sold they were very helpful in the conveyancing process. They have a specific department for that who was able to explain things when I was unsure and to liaise with solicitors and the other agents. When problems arose they were key in resolving it and finding the right solution. While we worked mainly with Joanna from Thorpe Bay we also had a lot of help from Amy on the after sale. They have also continued to support us after the sale.

TrustpilotPaige and Danielle
Paige and Danielle.
Let down by Nwes start up loan company i suddenly find myself four thousand pound short of securing my tenancy.
The two women dealt fairly and communicated with the landlord about my sudden change of circumstances.
They brokered solutions that both landlord and tenant found reasonable.
Tenancy is still agreed and only two days to resolve these unexpected issues.
I'm impressed these two women treat customers like individuals not tick boxes. They have excellent communication skills and genuine interest in each individual customer.
These are rare qualities in Estate Agencies...Most Estate agents don't want to even show you a property without proof you have the cash...
Cut throat mercenary world we live in where care is just a word with little meaning.
Paige is a beautiful polite and caring young woman who is both professional and fair. Paige is able to get results for all involved.
Danielle the manager is understanding professional yet looking to broker deals that leave everyone feeling happy.
What a team!

TrustpilotKnock, knock. Who's There? ...No-one!
I can't truly rate the service because I've had none! I've tried for over a week to get some information on a property listed in their Stowemarket branch. I've left messages, I've emailed, I've used the chatbox, the contact form and made 4 phone calls, which no one answered or responds to the recorded messages I've left. I phoned a bigger branch who told me they would contact the branch and get them to call me....nothing. Not a peep. I started this a week ago, because I'm in Suffolk at the weekend and wanted to arrange a viewing. I've had to give up and make other plans. There is clearly something wrong with their communications dept. If they have one!?!

TrustpilotUnprofessional
April 2025: Abbots Estate Agent, Rochford, Essex. I began a purchase for a flat they had advertised showing the service & maintenance charges clearly as £1050 a year, which is average for the area. On receipt of completion documents I noticed a statement showing monthly payments a lot higher £2700 for the year. The Manager at Abbots first response was to ask me if she got a reduced price would I be happy, I said no, she then tried to put the blame on my conveyancer. She told me the Seller had filled in a ‘sellers enquiry form’ listing charges as they had advertised, she declined to give me a copy sighting GDPR, I said you can block out any personal details but this was still declined. Abbots refused to assist in any way. This has resulted in me taking the Seller to the small claims court, I have accepted his offer of two thirds to save a Court case. I found Abbot's unhelpful & obstructive, would never use them again.

Google5 STAR SERVICE - outstanding service, professional but with a personal touch. Rare to find nowadays with other Estate Agents.
I have just purchased a property marketed by Wish2Sell. While my experience dealing with other Estate Agents had never been great in the past, dealing with Kevin from Wish2Sell was a real pleasure and a breath of fresh air. When dealing with other Estate Agents in the past, I had found that they would only be helpful to the moment when my offer was accepted. After that, it would be very difficult to get any answers from them regarding the progress of the purchase, a lot of time spent chasing them up for a reply. However, Kevin was extremely helpful and responsive. Going back for a 2nd viewing was not a problem, he was extremely accommodating to fit in with my schedule and kept me updated throughout the purchasing process. He was also very helpful in liaising between me and the sellers when asking questions about utility suppliers, local area and any additional questions I had regarding the house. The service offered by Wish2Sell is certainly a standard that all the Estate Agents should learn from and aspire to. I would be very happy to recommend Wish2Sell to anybody looking to buy, sell or rent a property.

TrustpilotPoor service
I have to say that I have been very disappointed with your service for the following reason:
We could have completed on February 14th (as our buyer desperately wanted) but because your agent continuously told the buyer it would be impossible to complete the conveyancing by then (and perhaps even lucky to do so in March even), it scared them into extending their rental lease for a further month and thus delaying completion until March. I was told the same by your agent but our solicitors said it might be possible and it has proven that it was.
I was not updated at all by your staff over the progress with the sale. I was the one doing all of the chasing and updating you. On one occasion I went into your shop to specifically ask you to contact our buyer to see if he was happy with the completion date proposed and to exchange. Your member of staff scribbled a note on an already full scrap of paper and then clearly forgot as nothing happened and so I contacted the buyer myself. I informed you when we were going to exchange and complete and when we had exchanged.
The only positive experience was Emma, who was good at what she did.

TrustpilotUnethical and Untrustworthy Cambridge Lettings:
If only you could give a minus star review, as this is lower than zero!!During this lockdown its difficult to get to viewings, so video viewing are the new way. They mentioned that there some items that would need attentions because the prior tenants had left the property in a bad state. Video looked OK (taken at night), so took the reps word, and gave them a chance (what a fool), signed up, paid deposit, and arrived with my removal van and moved in to the Needingworth property. This is when I realised my mistake!!The cooker and extractor was still caked in grease and baked on food waste, the oven and grill pan wasnt any cleaner, fridge, worktops, cupboards, drawers, floors, windows, were supposedly cleaned professionally, really, I dont think so, everything had to be cleaned. The next day Abbots said they would get the same cleaners back, which I declined, as I had thoroughly cleaned most of what the hadnt, and organised a professional oven cleaner to come in.I was asked to give evidence of how bad the cooker was, and how dirty the windows were, so copious amounts of photos were sent, with no reply on the true state. The upstairs shower didnt have hot water, and the shower screen bottom strip that should prevent water from escaping outside of the shower was missing, and the seal around the bath was black with mold.Heating doesnt work unless you keep on pushing the reset button on the boiler but thats getting less effective, all gutters and downpipes are overflowing with moss, garden and shed full to the brim with all sorts of rubbish, including sharp items in the grass, broken paint tins and buckets with paint still in, fence treatment in punctured containers, used sanatory towels, and thrush treatments, treble fishing hooks in the grass, on shed floor, in bags and other places, so difficult to see.Kitchen sink tap that drips continuously, a fireplace surround in the lounge thats barely secured to the wall, and a polythene sheet covering the hole where the fire was meant to be, so the chimney draws all the air out of the house, and any heat within it.Upstairs had been redecorated, over what looks like the the existing dirt, condensation inside the double glazed sealed units, bent hanging rails, blinds with holes in, botched wall repairs, and in the kitchen an old extractor had been taken down at some stage but the damage caused in doing so had not been repaired. Weather strip missing on the front door, with a PIR outside light that had seen better days and obviously broken. Blocked drain so any fluid from the dishwasher, kitchen sink or washing machine flooded the side entrance and rolled down the drive and across the public footpath. This took 10 days for the agent to send anyone out to check, their rods could not unblock it, so another week to get the local professionals out, who removed a fatburge, and found that the drain had collapsed, which was clearly evident on the video and photos that they took and supplied back to the agent but the cost of repair was too high for the landlord, and as the blockage was now only an occasional blockage the landlord had decided not to do anything about this issue just yet, he want to recoup so money first.Exposed garage electrics, which were checked and found to be dangerous and requested by the landlord not to use the garage or its electrics, so how did they manage to get an electrical safety cert?.All issues reported on the Abbots automated online portal but as I was producing so many tickets which the office apparently collates and deletes the tickets as soon as they get them, so they cant track the time it takes to fix the problem, they asked me to just send them an email with the items by bullet point.I have cleaned up the garden, and shed and tidily and safely collected all the rubbish to a single location.Have been told that the landlord would be happy for me to do any repairs but that would be at my own volition so would not be paid back.House is basically uninhabitable and the landlord has agreed to release me from the contract.Property was back on Rightmove on the 2nd March 2021, with today being the 4th, and several people have already stopped and looked at the property from the street.I have asked for compensations for their lack of honesty, duress, and lack of full disclosure, and basically told that the landlord or Agent is not obliged and will not give anything.Yet they are soon to lecture me on how I should exit, and that if the keys are not returned on the day I vacate then its my responsibility to pay for each and every day until the keys are received back in their hands at the Cambridge Office...BUT WHAT ABOUT THE MANY RESPONSIBILITIES THEY HAVE CONTINUOUSLY IGNORED, AND ARE GOING TO FOOL ANOTHER UNSUSPECTING TENANT.

TrustpilotI will never use abbots again
I have been with abbots for 2 years , I will not be using them again ,from the get go there has been problems from taking a month to give me £50 of the first months rent to a letting agent trying to bully me into having a tenant I personally knew .lying that my ceiling had collapsed and water was everywhere to me and the plumber when water was just coming down the over flow pipe , accusing me of not paying the electrician which I did 2 months previous to withholding money from my rent for work done to the property when I had told agent and property management I would pay the workman direct so will have to wait longer to get the rest of my rent . I was also told over a year and a half ago that the tin foil over my windows had been taken down to learn last week it was still there when questioned about this " misleading " information I was told tenants have a right to peace and quiet to sleep in the day again very confused as there is such a thing as black out blinds or curtains and I don't want my property looking like a drug house on a prison estate and they told me over a year ago it had all been sorted ? . They were also approached by the letting agent I was wanting to go with in November they had a told the new letting agent they could take over the property after November's rent was paid when I asked was this going ahead and had they sent over the details I was told that conversation never happened and I had to give them 6 months notice or wait until the end of the tenancy so again very confused when I then told them I wouldn't be staying with them at the end of the tenancy i gave them a few reasons why i also said new letting agents set up fee is cheaper i then recieved an email saying they would match new agents set up fee to keep me there so again very confused as to why they were charging so much if they can change the prices of everything .
All in all I can't wait to leave I don't feel I have had a good service from them not worth the money you pay and in all honesty I wouldn't stay if they paid me

Rude, unhelpful and useless. Having been spoken to reluctantly by a guy who claimed to be working from home but "just about to go out", he was unfriendly, unhelpful and said he'd ring me back next day and make sure I "was put on the mailing list".
