We have been in our home for just over a year now and originally had a few issues pre-completion with regards to valuations but this was escalated and resolved by Bonnie. The support, service and professionalism from Bonnie was amazing and definately outweighed the early issues we had with site sales.Post completion we have had minimal issues and any issues we have had have been rectified or managed professionally by site manager Phil Hill. Phil has offered nothing but support and is an asset to both the Banbury Place site and St. Modwen.Special thankyou to both Phil Hill and Bonnie Perkins who for us personally without wouldn't have made the experience as currently achieved.

I reserved an apartment in Digbeth One 2. In the brochure was a wooden and white bathroom. I was buying from abroad so the 3rd party salesman from Global One sent me a video of a show apartment that also had a wooden and white bathroom and was told that all apartments are exactly the same.Coming close to completion I realised there were 2 styles of bathrooms and the plot reserved for me was not the same bathroom I was shown. When I mentioned this I was met with defensiveness and told it shouldn’t matter.I didn’t like the other style bathroom and didn’t want to proceed with the purchase.I have not been able to get back a £2,000 reservation fee, which now I know is higher than most people pay for a reservation fee. I’m also down on £1,500 for solicitor fees and £1000 for mortgage advisor fees. I have been told by One Global Property that there is no legal obligation to pay me back my reservation fee even though I was miss sold a different colour bathroom. They told me it’s in the brochure, but only one style of bathroom was in the brochure. It wasn’t in the brochure. It’s false advertisement. There is legal obligation and there is moral obligation. What they did and how much of my money they kept is morally wrong.It seems by other one star reviews that it’s normal for this company to sell you one thing and deliver another. I have filled a complaint with the Estate Agent Authority and will also contact Trading Standards to tell them about the shady advertising loopholes this company and their sales partners seem to use frequently.Some of the reviews on this company are good, some are terrible. Proceed at your own risk. They only care about your money and are dishonest.

Rachel and Julie were very approachable and professional in handing out the information, brochures and were very thorough with the process. Me being the first time buyer had little knowledge and confidence about the process but after they went through it all i am now pretty much content and very happy with the way everything went through at the reservation. Dishonest and scammy builder.

Poor customer service, a dishonest sales team, and arrogant site managers are just a few of the problems. Think twice before you trust a single word coming out of the sales team, because the way they treat you once the purchase is completed is an absolute sham. I got the keys to a property that did not even comply with their own designs. And when I asked about it, all I got was a bunch of lies, and it is still going on. They're putting off resolving the issues and, on top of that, they're causing damage to my property as if it were an accident. Never buy from them since they are a complete rip-off. They even warned me of these consequences a few weeks after the purchase was completed and told me to keep my mouth shut. Kiln Gate, Burslem is the location.

Overall impression: positive. The overall process went very smooth from beginning to end. It finished earlier than expected which is great. They kept us updated as the construction went forward. However. i felt at the end things were rushed and few minor things were left undone at the time of our move. But all of them have been fixed and sorted by now. In the end its all good. There were some miscommunication initially. I am a nhs worker. 5000gbp was supposed to be given towards our incentive. We chose 3000gbp towards our flooring. However, in the DIP rather than mentioning 3000 gbp, they mentioned a specific flooring type so this made our choice restricted. So we did not receive the whole 3000gbp that was promised to us. But the other 2000 gbp of the incentives has been given in full as promised. I think this was partly our fault as we should have read the DIP through before signing. But as first time buyer we did not have any idea about the flooring staff initially. The house itself is great. This is our first home and at the end of the day I look forward to coming back home. I find the peace I needed in this home. Again Over all the whole process was great. Few st modwen staff have been super helpful like Manjit, Wendy, Dylan, Lizzy.

Do I buy a St Modwen Home? Oh, most definitely yes!

We bought our three bedroom home on Branston Leas Estate in March 2020 (just before the COVID 19 lockdown began) and moved in to it late July 2020.Pretty much from the start to the actual day of moving we were looked after by Lisa Preston and I cannot speak highly enough of her and how she kept us informed throughout what were very worrying and trying times. The original date for completion was planned for early May 2020, but due to the lockdown and revised working on site, the date was pushed back to late July. At all times we were kept informed and Lisa acted more like a good friend than someone I’d only spoken with over the phone.The only negative experience we have had was that on moving day, when the welcome to our new home was not there. Due to miscommunication (and COVID-19 lockdown rules) we never received the usual St Modwen welcome, but Lisa and the team did put things right for us and I can totally understand how this small part of the overall experience was missed.All in all I am extremely happy in my new home. We have had a few minor teething issues (snags), but all were handled by St Modwen and rectified.So, should you look at St Modwen when purchasing a new home? Definitely, their homes are stylish and affordable, and the quality - although not the most fantastic out there - it is about right for the cost of the house (If you want better, you’ll have to pay far more).So, would I recommend St Modwen? Most definitely! They’re a local firm that build decent, affordable homes. The sales team at Branston Leas, especially Lisa Preston were fantastic. Also, a special Mention to John Wain and Mick Brearley (the site construction management team) who were generous with their time on site visits to view whilst the house was being built and who have been caring, helpful and friendly throughout the whole purchasing process and beyond, and who have made sure any snags and issues have been sorted. Thank you for all your help.

They are all friendly and very helpful until you buy and give them reviews on platforms they ask you to put reviews. If you go to buy a house they have banners with 5 stars costumes satisfaction.I've been trap in this, once I bought the house they've been very demanding to give them good reviews on those platforms, after this if you need any help they won't care and pretend are very busy.Aftercare is shocking. Would not recommend buying a st modern property again!Terrible customer service all round!Hi Lydia,This is Banbury Place, plot no.26I don't want to put any more negative words about your company.Please have my garden sorted, there are just a few slabs which needs to be moved, it should not take more than a few hrs to have it sorted.Let's put it this way to make it transparent, today is 17th September let's see how long it's taking you to fix my garden (to move a few slabs), I will put here an updated when this will be sorted.NB: at the moment I have no update from you when you will fix it.
