Shocking modwen homes

Really can’t be bothered to waste any more of my time on St Modwen Homes.if you do move in to a new St Modwen home, I would highly recommend you don’t sign off any work & check for any snags you are not totally happy with on completion, they will bombard you as soon as you have hold of your keys with forms especially NHBC in particular as you may need them to help you in the future to resolve any issues. To many issues of my own experience to list including many expletives! No customer care. Appalling after sales team. My advise if you want a decent place to live go to mountain warehouse and buy a tent as you will find your purchase far more enjoyable than we did in our St Modwen “dream home”.

5 stars if you want a year from hell

If you want to be lied to, bullied and spend all your savings on a property that looks like it’s been built by a 4 year old then St Modwen homes is for you. A year of dealing with rude workers in and out of our property, customer care thinking they can walk all over you and pulling the wool over your eyes. They say that these properties have been signed off by NHBC but some of the health and safety issues we’ve found in our property do not suggest it’s been looked at, but who needs health and safety in their home, isn’t that right St Modwen!St modwen have been great at making issues worse, if you want your bathroom tiles to be cracked then don’t hesitate in buying a st modwen home, if you want paint left in your sink after they have done ‘work’ then buy a st modwen home and if you want workers calling you (the customer) a f-ing idiot then buy a st modwen home. If you want to wait 18 months for your whole house to be destroyed by st modwen workers and still have nothing completed and a customer care team that is FANTASTIC at messing with your head for months and months then this housing company is recommended to you by me.

John and Callum did a great job on fixing our "squeaking" upstairs floors. They had been driving me nuts for ages, but the guys came in, identified the problem and fixed it professionally. I was initially concerned when they started cutting a hole into our kitchen ceiling, but afterwards you wouldn't know anything had been done at all. Great fix, great guys :-)

Resolution to a 'snag' on a new home.

Lee & Callum addressed an issue I had originally reported 15 months ago in Jan 2023 on the Littlecombe Estate in Dursley, Gloucestershire.Lee had previously completed some snagging for me. Both chaps provided an efficient and excellent service. The St Modwen Homes organisation could learn a lot from these chaps, both in how they treat customers and their openness/acceptance in what's required and the best permanent solution.My thanks go to both Lee & Callum.

Great Experience with Sales at Glan Llyn Newport

Simon and Toni have been exceptional, from first reserving up until completion. We had some issues along the way, multiple buyers pulling out at first and a change of solicitors in our chain causing more delays. We were meant to complete in June but ended up in September. The sales team were great with everything and even did a lot of the chasing for us.Really happy with Liam on the site team too, allowed us access to the plot to measure and plan our new home layout, even installed a new TV bracket for us since the building team would know where the studs were so we could worry about one less thing come moving day.Would recommend to family, friends and colleagues to purchase with the St Modwen's Glan Llyn team. We had an amazing experience and feel like very valued customers.

Outrageous Price Increase Since Reserving

Disappointed to see the house of our dreams, our forever home (The Hiero) at the point of reserving has risen from £291,000 in December 2022 rise to £329,950 October 2023 at Banbury Place. Shame that you cannot or will not fix the price at reserving like other builders do.It outpriced us and seems slightly unfair. That aside, we have now gone with another housebuilder and made a reservation and that price will still be honored when it's ready in April 2024.

I want to express my gratitude to the outstanding customer care team at Glan Llyn. I moved here in July of this year, and throughout my time as a resident, the customer care team has consistently delivered exceptional service, earning a solid 10/10 rating.In particular, Josh and Callum, who truly went above and beyond for me today. In fact, I can confidently say that I've never experienced such exceptional customer care in my entire life.I had purchased an integrated dishwasher from an external company, but the installation was not great. I reached out to Josh and Callum to explain the issue and within just 10 MINUTES, they arrived at my front door, tools in hand, fully prepared to resolve the problem. They quickly diagnosed the issue, expertly fitted the dishwasher, and ensured everything was in perfect working order. To top it off, Callum even offered to attach the dishwasher door, a task I was dreading and thought I'd have to tackle on my own.Words cannot express my gratitude. It's evident that no problem is too big or too small for the St. Modwen Glan Llyn team to handle, and for that, I am very thankful. You've turned my move into my first house into an incredible experience and I would recommend St.Modwen to anyone.

The staff have made the difference

The staff have made the difference, and are well deserved of this 5 star review. Whilst the house was finished to a very high standard, it was not without some minor faults that needed correcting. Nothing was too much to ask of the site staff, Dean in particular, has done everything he can to help rectify any snags that have surfaced these past 2 months. Dan at customer service has made efforts every week to ensure we are being looked after, and Caroline & Mercedes, who have been involved in the purchase from Day 1 in March, have never been too busy to help. We can't credit the people of St Modwen enough, and I hope that the company recognises that without their effort and professional courtesy, St Modwen would simply beselling houses, and not building homes.

Meon Vale dream house taken away, £10,000 lost. Thank you St Modwen!

What can I say.. We reserved a plot in April, both me and my partner were really excited to move in once the building was finished, we were told around August. Paid £8000 for Flooring and a Shower in May, so we were committed to the house. June comes around and we are all of a sudden being pressured into exchanging money/contracts at the back end of the month!Issues with my chain meant I had to find another buyer, so St Modwen threatened to realist the house. I found a new buyer in July, and the process started again. St Modwen weren't happy but said they would extend till end of September.End of September, my buyer has an issue with with their circumstances, so St Modwen pressured us into relisting the house again, said they will wait a week or 2 for a new buyer, and subsequently wait the appropriate time for the legal process to go through.Found a new buyer again mid October, updated St Modwen, assumed everything was OK. A few days later I get a call to say St Modwen won't wait for the legal process to run it's course, they wanted an exchange within 40 odd days, and in December. Words cannot express how annoyed, stressed, disappointed, depressed, frustrated, and how angry I am. To go through all this for NOTHING is the icing on the cake.But wait, there's more.. St Modwen seem to believe they get to keep the £8,000!! I spent on Extras. I have wasted a few more thousand on Solicitor fees, for each of the buyers - for NOTHING.We have no where to go now, we don't have a Plan B. They have stolen my savings. Stolen any hope and positivity I had in starting a new life.What a joke of a company. St Modwen Meon Vale Head office should be ashamed of themselves.

Disappointing & expected more!!

Although we love the product, location and design of our new house this has been let down but the numerous issues we have had over the last 3 months.This is mainly down to poor workmanship, carelessness and cost cutting!Our impression is St Modwen want to be 5 star house builder on a 2 star budget.We have had 4 water leaks and various other issues… St Modwen have been quite attentive but these issues are not what you expect when moving into a new property.

I cant wait to move. Award winning? Not after a few years.

After 4yrs of moving in, they decide to build opposite and for 8 months we've had non-stop JCB reversing bleeps at top volume (even though they can change the sound, have someone supervising & turn it off on the weekends when most people are actually around) and loud music played by the workers (we've asked more than 3 times for this to be turned down) and the dirt making our balconies and windows filthy and after letting Customer Services know (they reply every 2 months) their response was basically "we're leaving soon" which isn't good enough.They also didn't put cladding in our building which meant we have to pay more every year for insurance, yet they put them in the following buildings, which we would've helped to bankroll.They stuffed us with an awful property management company which has awful TP reviews who do next to nothing for the thousands of pounds they demand.St Modwens might be award winning but thats because they ask for reviews straight away, when everything seems rosey. Ask people who have lived in their homes for a few years and they'd win zero awards. I cant wait to move.
