Luchici I wanted to reply having had sight of your recent review. Your tenancy came to an end on Friday 19 October. Following your vacation we conducted an inspection during the following week to ascertain if any damage has been incurred which was deemed to be beyond fair wear and tear. In this case there were a few items which arose and we needed to retrieve quotations from specific contractors. In this particular case the landlord is organising some of the works themselves. You requested sight of the related invoice before agreeing to any deductions from your deposit and we have requested this from the landlord. Therefore to suggest Beresford will not give back your deposit is in my view somewhat unfair. We can only return all or part of the deposit once both landlord and tenant have mutually agreed any deductions and you will not agree until you have had sight of this invoice which is fully appreciated. Once the invoice is received then hopefully the matter will be resolved. Rest assured my staff are in regular touch with the landlord regarding this. Also just for clear clarification we hold all deposits in a specific client account so have nothing to gain by deliberately delaying refunds to tenants. We appreciate that from a tenants perspective they want their deposit back as soon as possible after vacating their rental property which is fully understandable but where damage is evident this will inevitably delay the return of any monies as by law agents have to follow a certain process to ensure matters are dealt with appropriately. They also have to negotiate a mutually agreeable compromise between landlord and tenant and in some instances this can take some time. I’m sorry that you felt the need to leave your comments but hope that my explanation helps provide a clearer explanation of our companies position in this instance.
