We’ve been having a very positive experience with Hamptons since we moved in last year. Sabrina, our Property Manager, is always quick to respond to emails, she is kind and very helpful.

A hopeful first tenancy.

Being a tennant under Hamptons, is like a breath of fresh air in a market that is constantly evolving and increasingly closed off the young prospective tenants who have the somewhat tarred effect of being a student.I have written previously on other review sites about the wonderful team at Hamptons, and how they are quick to respond to any issues that may arise.I personally have the pleasure of having M.Hudson as my property manager, and as someone who is working out what adult life is being in my 20s, I feel safe knowing that my best interests are being looked out for. There is no issue that is too big for Hamptons, and while I'm glad I've not experienced the worst possible outcomes, things like white's goods breaking down Melanie is fast and re-assuring, I'm always concerned to report issues as I feel a hinderance but she has been there every step of the way, giving me assurance that my concerns are warranted and that it is all a part of being a tennant.I am concerned for the future, as I feel at home in my current rental and I could stay for as long as the team and my landlord would have me. If you are looking for a new tenancy or you are in the private rental sector Hamptons really outdoes them all, a professional service with no compromise, security in your funding and helping to advise where to go should things like checks and deposits become and issue.I really do respect and thank Melanie and the Hamptons team, without them I would have long gone home and not been able to continue my studies.Thank you Hamptons, Thank you Melanie.

"Hamptons have been fully managing my rental property and overall i have been pleased with the service. The Maintenance and reactive repair side has been excellent with good communication and efficiency. Mandy D'Orta is very professional, patient when needed and applies common sense to challenging issues which is a breath of fresh air in modern day society. She has been fantastic. The only negative is the yearly inspection report which i understand was undertaken by another member of staff. The report is inaccurate, lacks detail and misses defects. Hamptons have taken this feedback on board with a view of improving."

Best to book Lucy for an inventory check!

I wanted to leave a review for Lucy Howlett, Hamptons Deposit & End of Tenancy Manager, who managed our inventory check-out recently as I was so impressed with Lucy. Some people are just born with skills that are perfectly suited to their profession and Lucy is one of those people - meticulous, organised and fair - Lucy really made us feel that the process was undertaken in a thorough and balanced way. As having both been a landlord in the past and a tenant currently, a professional inventory check is so important for both the landlord and the tenant - and it's really not the place to try and save money by not having one; even a vacant home is full of so many things - most people do not spend their days thinking about the minute detail in kitchens and bathrooms....but Lucy does! For some landlords a professional inventory check could potentially pay for itself and more - for tenants you need to wish your landlord hires Lucy as she picked up so many things in our inventory check that had been missed when we first moved in - even by me! I had spent hours pouring over our initial list but I still missed things. As a tenant you really want someone like Lucy who is focused on the minute detail as it helps with getting as much of your deposit back on exit as possible. One thing I also wanted to mention is that I know that Lucy was in theory being paid for by the landlord - but she was such a great advocate, and very patient, going back and forth between ourselves and our landlord to finalise a few things. She was very professional and brilliant at speaking to our landlord quickly (and got a response almost immediately despite our landlord living in a different hemisphere so I know our landlord must like her!) and she absolutely helped us save money by agreeing to take the time to speak to the landlord on our behalf for things that didn't impact the landlord, but did help us massively, such as working with Mandy from Hamptons to get the landlord's permission for us to collect a small furniture item which had been forgotten in a disused cupboard - which we not only appreciated but helped us avoid a hefty disposal fee. Thanks again Lucy.

Do provide good advice to the landlords especially when they need it.

Not all the Property Managers are responsive. They need reminders to reply. Rotating managers to service the client can be very frustrating. Messy tenants can just leave the unit without anyone checking on the huge damage they have done to the unit. Instructions sent to keep funds is the float is not consistently followed up, causing the landlord to suffer exchange rate difference when money is remitted to the country. And is ok for this kind of practice in Hamptons. NO integrated advice is given to landlord when the latter needs it. It does give landlords the feel to switch to another better service company.

Annabel Onuche

Annabel has been managing my properties in Crouch End for over three years. I live in Australia and being so far away, I couldn't be happier that Annabel takes my and our tenants interests seriously. Communication is just as clear and timely when a lot is required at the properties as when everything is quiet. Annabel has great focus and will prompt me and continue to coordinate various services until the job is done. She is a pleasure to email with and her manner, I believe, also encourages others to do a good job for us. She remembers the idiosyncrasies of the properties from one year to the next and takes care of them, which is kind of amazing. We value Annabel and we value Hamptons for supporting her.

Great service consistently for 5 years

Annabel Onuche has been my property manager for approx 5 years and I cannot recommend her highly enough. She consistently has provided exceptional service to both myself and my tenants. Her efficient manner combined with her excellent knowledge of local tradesmen has given me total confidence as a landlord that any issue will be dealt with promptly and professionally. My experience with Annabel has been instrumental in me letting another property via Hamptons - but on basis that she is my property manager!

Sonsurae- the Best!

Sonsurae has been the very best managing agent since she took over managing my property in December 2023.! She is extremely efficient - quick to respond to email or phone calls, very clear with detail and information and prompt and appropriate follow up and action if and when required. Added to which she is charming and has the most delightful manner. A real pleasure to work with and I have every confidence in her managing the property on my behalf.

An outstanding property manger

Charlie Fleetwood is an outstanding property manager (and we've had a few over the years!). She goes beyond the call of duty in proactively monitoring routine invoices, maintenance issues and providing excellent liaison with the tenants. I always feel she acts in our best interests whilst remaining professional and responsibly representing Hamptons. During our recent exercise moving out the furniture on 17 April for the new tenant, Charlie was very helpful. Specially appreciated when we are not in the country to manage things. Thank you Charlie

It would be a challenge to express too highly my appreciation for Alex, Robert and Christopher. What started as a bit of a pipe dream the first week of October has become a reality less than 7 weeks later. With no actual intention of ever moving, I saw a house I loved and in whirlwind-like fashion the Hamptons team started their magic. Now my own house is sold and the house I dreamed of is mine. The Hamptons team are amazing! There is no task too big nor too small. Their service is seamless; speaking to one of them is like speaking to all of them. And they always do what they say. I have bought and sold 11 houses in my life. Never has a purchase or a sale been as simple or as easy as this. Thank you Hamptons!!

Sophie in the lettings team at Hamptons is absolutely brilliant, nothing is too much trouble for her. She valued our house for rent, even though it was likely to be sold, and provided incredibly helpful information if choose to rent it out. When our house went under offer, we turned to Sophie for help in finding a rental property while searching for our next purchase. She was proactive, supportive, and went above and beyond at every step of the process. If you’re considering working with Hamptons or Sophie, you won’t be disappointed. We highly recommend!

Really bad experience

They made us wait until the 10th day after our check-out before telling us that £90 would be deducted from our deposit for bags of garden waste to be taken away. There was no proof that we had left this, by the way. I appreciate that the deposit release is most probably the landlord's decision, but in our case the landlord was a 'family friend' of Hamptons and it's hard to believe that they had no influence in this.During our time at their property, there were certain problems that they caused for us but when I asked for compensation at the end, they refused. It's funny how they can keep money from your deposit despite having no proof of the thing they accuse you of, but when it comes to them paying out money for problems they caused, they can get away with it.The biggest problem we had at their property was that there were broken and creaky floorboards above us. This issue caused us massive problems. We rarely had any peace and lost lots of hours of sleep because of it. Hamptons never once offered to do anything about this problem. They didn't even offer to come and listen to it for themselves. They would fix the easy problems but when it came to something more complex like this, they wanted to have nothing to do with it. It was basically 'speak to your neighbours and the council as it's a civil matter', when obviously the problem was with the structure of the building. At the time of writing this, the property we rented for almost 2 years is under offer for close to half a million pounds. To think that the landlord tried to keep £90 from us for something so petty, it's really hard to believe.

Sorting out boiler issue

Just want to say a big thank you to Max Barnes from Hamptons for sorting out our boiler issue so quickly before the holiday season. Max was kind enough to do a video call to try and sort it out as soon as I reported the issue. When this didn’t work, Max helped find a technician to resolve the issue the same afternoon.

We used Hamptons from 2019-2020 for…

We used Hamptons from 2019-2020 for renting a property in Honeybourne, Worcestershire (we were tenants). They were excellent. If there was any issues they were solved promptly and with great communication. At the end of the lease, we employed a poor cleaning company and the property was not handed back in the condition we aspired to. Hamptons staff were great with us. We had been let down by a cleaning 'contractor' but Hamptons ensured the new tenant moved in on time and kept us in the loop as we were (by then) living in France. They employed their own cleaning team. Many thanks to Melanie and all the staff.

We rented from Hamptons for 13 months

We rented from Hamptons for 13 months. The first 8 months were appalling. The estate agents who handled the initial rental in Harpenden were unfriendly, unhelpful and unresponsive. We felt like children in a really mean teachers class! Then, we had Mark Houghton as a property manager, who was the most patronising and offensive man I’ve ever had the unfortunate experience of dealing with. In the end we ended up fixing things ourselves just so we didn’t have to deal with him. However, that all changed when Mark left and Melissa Jeynes was appointed as our manager. She was a breath of fresh air and made a real difference to how we perceived Hamptons as a company. She is respectful, friendly and goes out of her way to help and follow up on any problems. She made the last few months of this tenancy and the moving out process very easy. She is the reason Hamptons gets 4 stars and not a 0. Thanks Melissa.

Friendly process let down a little by timescale

Our heating and hot water broke down with a boiler fault. Contacted Hamptons and Max was swift to reply at 8.40am. Engineers were called the same day. I let Hamptons know the problem and the next day the simple repair was approved and fixed the day after that. The only reason I didn't give a 5 is that for such a simple repair it seems unfortunate that the process left us without heating for 60hrs when the cheap and basic part was even in stock with the repairer company 4 miles from the house.Max was exemplary throughout the process but it seemed long-winded for such a simple repair. I'm just grateful the part didn't need ordering. In truth it should and could have been fixed the same day.

Service way above expectations

I bought a house using the Marlow office. My main contact was Stuart Miles who I would recommend to anybody. He was proactive, professional, polite and throughout the process which had its challenges, but Stuart was always calm and looked for solutions. It didn't end there as, once the deal was done he came around with the office hoover on the day I moved in as mine was broken. He even did the hoovering for me.Top class service and refreshing to be able to write such a positive review over a house move that can be fraught with stress.

Great Property Management Experience

We have had a great experience with Shahena our property manager (as well as Annabel who helped while Shahena was out on leave). They have always been prompt and communicative as things have come up with our flat, but our big test came after the basement of our flat flooded following a big storm where they have done a great job getting it remedied and keeping us updated on the Progress.

Great Amersham Team

The team at Amersham were professional, friendly and on the ball throughout our sale and purchase. The photos and details were exemplary.I felt I knew the whole team and was happy to have any of them attend the viewings. For various reasons it was a more complicated process than usual and they went above and beyond expectations. I genuinely think it went ahead because of the team at Hamptons, so i'm delighted we decided to sell our property through them and would recommend them to friends and family. In fact we already have!

Bad for tenants and bad for landlords

Listen to the bad reviews and avoid this agency. They are a big messy organisation whose incompetence has consequences for both tenants and landlords. The property I moved in had a damaged window and a damaged balcony door (they can’t be closed, which leaves in cold, dampness, draft, insects (plenty of dead insects near those doors) which is strange considering it’s a new build, high standard property, but anyway. I made an offer on the condition that these be fixed before I move in and this was put in the contract. Not only were the issues not fixed, even though I checked with them every week to get updates, there were other issues too like a missing smoke detector, broken cupboard door, broken tap, leaking sink, etc. But by far the worst issue remain the windows, which can’t be closed and have made the apartment damp, cold, and there’s a strong draft. The engineer who came to have a look again said he told Hamptons about needing to replace the balcony door months ago, which is why I say they’re bad for landlords too. They won’t care about maintaining what was a very nice apartment and have exposed it to all kind of risks like exposure to weather and dampness, the missing smoke detector, etc. I’ve received a lot of conflicting information during my interactions with them, with one person at some point telling me they weren’t aware of any issues with the windows, even though one of their own agents came and got stuck with that balcony door for long after the viewing was over. There was also a lot of confusion about how they handle contracts, where different people gave me different answers, and just an overall frustrating experience. But the issue remains the the windows and balcony door aren’t fixed and the contractor looking into the repair said it would take 6-12 weeks and they haven’t even heard back from the company that needs to send them the parts, then on top of that however long it takes to recondition the apartment and get rid of the damp and cold, is not something any tenant should be expected to have to deal with. 3 months of cold and dampness when this isn’t a low end, old property. I also feel sorry for the landlord because I’m sure he had no part in this and they let his property get into this state. I’ll be looking to end my contract.
