Great experience

Chloe, who we dealt with initially, was great and helped us secure a rental property. Jades help with my tenant

I would like to say that Jade Goulding has been exceptional in helping me deal with my tenant who was behind on her rental payments. Her advice of what to do and how to go about it was 100% spot on and after I followed her advice the problem was resolved almost immediately. Not only was Jade polite and friendly she also made me feel confident in the decision that I eventfully took of how to deal with the situation. Horrendous Experience!

I rented a flat with Beals in November of 2018 and stayed there for two years... Unfortunately, it was two years too long!Once I moved in, I realised that the electric radiators didn't work properly and that the windows had been inadequate before I moved in, to say the least. I didn't realise after only fifteen minutes of viewing the property that some of them were in fact, broken open! This problem was not listed anywhere on the inventory that Beals had given me and I was never told about this issue verbally. Merely that they simply needed a 'coat of paint to freshen them up.'I then spent the winter in freezing cold conditions and suffered from chest infections.After many months, the landlord arranged for the windows to be fixed. The workmen arrived to 'fix' them, only to get the measurements wrong and leave me with windows that were sealed shut with some sort of industrial foam, meaning that I couldn't open the windows and it was left that way for more than ten months!This caused black mold to develop, as I couldn't air the room. I spotted it too late and realised that I had been breathing it in every night as I slept! As soon as I spotted it, I cleaned it up immediately. However, it continued to return during the course of those ten months, so I had to keep cleaning it.The toilet broke after about six months of living there and continued to break over the course of my tenancy, leaving the flat smelling of urine and excrement, due to constantly not being able to flush the toilet and having to use buckets of water in an attempt to get rid of the waste! The problem was never fixed and left to get worse and worse, until the toilet flusher had all but come off completely!Then came the problem of the black, green and white mold underneath the kitchen sink and in the bathroom!I later found out that this was due to leaks in the pipes and called Beals immediately.The landlord never fixed the leak underneath the kitchen sink and only came to fix the one in the bathroom after the floor had been completely flooded!The floorboards were taken up by the landlord an entire week after I had reported the urgent issue and white mold had developed over the floor, as it had been left unattended for so long.I was then made aware that the landlord knew all along that there was a problem with the pipes behind the bathroom sink!He made it clear to me that he simply 'hadn't got round to fixing the pipes.' I was speechless!The bathroom floorboards were never even put back down during the rest of my tenancy!The landlord even had the audacity to increase the rent and after trying repeatedly to get out of my tenancy agreement early, Beals informed me that in order to do that, I would need to pay them hundreds of pounds in fees just to get an agent to book viewings for the flat, so that someone else might take the property off my hands, but with no guarantee of this!Despite of all this, I cleaned the flat before vacating it and left it in the best state that I could.When I was finally free of that horrendous flat, I then had to fight to get my deposit money back!I opened up a case with the Tenancy Deposit Scheme, after Beals kept ignoring me.Beals sent them a report on behalf of the landlord, who wanted to keep my deposit money for 'reasonable wear and tear' that was present in the flat before I ever moved in and 'damages' that were either caused by the landlord himself or entirely made up! For example, he wanted money for 'damage to the kitchen door.'There is NO kitchen door, as there was always an open archway into the kitchen!Suffice to say, I had lots of evidence to present to the Tenancy Deposit Scheme, proving that I had done nothing wrong and I got my deposit money back two months later.Suffice to say, that the time I spent in that flat were amongst two of the worst years of my life!To Beals, the landlord and that horrendous flat, I say GOOD RIDDANCE!

An absolute DISGRACE of a company

An absolute DISGRACE of a company. There is SO much I could write about their bullying tactics, threats, negligence and complete incompetence however I will focus on the main part of my complaint. After 4 years of 3 monthly inspections, and at each of these inspections, me bringing up the issue of rain literally POURING IN through my disabled son's bedroom window, nothing was ever done. Then low and behold 2.5 months before our tenancy was due to be renewed they wanted to send some builders round on a few days notice. Unfortunately I was due a serious operation on the date they insisted on, so I asked, politely if there was anyway another date could be arranged as 1. I wouldn't be there, 2. I had no where else for my child to sleep while the work was being done and 3. I would need to recover at home. The email I recieved in response was "just a heads up, your landlord doesn't want to renew your tenancy since you're being difficult". As you can imagine, this was extremely distressing to think that I was being punished for daring to ask for a bit of consideration! I was in floods of tears for days, worried and panicked that my family was going to be made homeless. I couldn't believe that after 4 years of being a reliable and honest tenant, that this had happened so I wrote a formal complaint to which I recieved a phone call a day later to say that then agent had infact, LIED about this and that in actual fact our landlord was selling the house!? So this girl, had lied, and threatened us with homelessness and let me believe it was my fault! I was so stressed my blood pressure went through the roof and my surgeon explained that I had to be calm as being so stressed and anxious could seriously affect thr op and my recovery. There is so much more I could say on the matter but the way they run their business is an absolute shambles! We were also threatened with the fact that our landlord is "friends with Mr beale himself" as to control our complaints!

Beal's provided an excellent service when we were selling one of our buy-to-let properties. Katie Healey, our Sales Progressor, was particularly helpful and efficient. It was a leasehold flat and the sale was constantly stalling due to the number of parties involved, and a difficult Freeholder. Katie kept us up to date with progress, chased constantly, provided really helpful advice and guidance and was integral in ensuring completion of the sale.
