Edward Thomson of Strutt and Parker is the real deal in a tank full of sharks in the London real estate market. His advice when I bought a short-lease apartment in Cadogan Place was invaluable. I have since gone on to refurbish the property and extended the lease to create some real value. I’d trust Ed, whether on the buy or sell side. We've finally completed today on the sale of our house & I thought we should acknowledge how good Strutt & Parker have been, from beginning to end of a very long process! We had a brief bad experience with another agent & were feeling a bit disillusioned however Strutt & Parker have been lovely to deal with, from start to finish.  From day one Sarah & Harry were friendly, open, efficient, always accessible & despite it being the worst year to sell a house for quite some time, they persevered & were unfailingly positive, hard-working, calming & communicative.  As always with house buying & selling there were some stressful times but both Sarah & Harry held our hands throughout & once we'd accepted an offer Harry was absolutely brilliant at plugging away persistently but charmingly, despite hurdles & useless solicitors!  I honestly wonder whether we would have made it to exchange & completion without her tireless efforts. Having just paid their very well-deserved fees today, I can honestly say we don't begrudge a penny:  they're the best agents we've ever dealt with & we've bought & sold several properties.  We'd happily use them again & would thoroughly recommend Strutt & Parker & Sarah & Harry in particular.

We had had our house on the market for nearly two years before instructing Salisbury Strutt & Parker who were our third agent over that time period. From the start, the Strutt and Parker team showed a palpable energy and enthusiasm for the property, which most agents do at the start, but unusually this was carried unfaltering all the way through to the completion of the sale. Strutt and Parker's terms were the same as other agents, yet they were on the phone to us communicating every detail and updating us of every thing we needed to know. They were responsive, always contactable and staff made extensive efforts to really understand the property and it's value and features. Best of all was the personal approach, Nick Ingle was happy to chat, give advice and reassure at any time of day and especially through the sale process (where most agents have moved their attention onto their next sale). I can't fault how much chasing, communicating with other parties, updating and creating solutions to issues along the way that the Strutt and Parker team did. I have bought and sold many properties in my lifetime, but their service was an example to other estate agents who shelved efforts after 6 weeks (realising it wasn't an easy sell) and stopped communicating or marketing the property. When you're paying a five-figure sum to an agent, service like we received from George, Nick and the team seems like very good value. The team were instrumental in facilitating offer to completion in just over 7 weeks saving us from the additional stamp duty rise. I can't recommend them enough.

Cambridge rentals fiasco

This relates to the rentals service in Cambridge. We rented a house from Strutt & Parker for more than three years. They were never quick to deal with repairs and other issues, however we had a direct relationship with the owner which made life easier. When we moved out at the end of June 2024, we got the full benefit of Strutt & Parker's contempt for tenants, stunning slowness and incompetence. It took them nearly four months -- until 28 October 2024 -- to return the deposit. There was a litany of lame excuses about the time needed for estimates for some minor repairs. The reality was that it just wasn't a priority, they didn't care and they couldn't even work out which photographs attached to the contract corresponded to which actual rooms. If you rent property in Cambridge, beware this lot. Or at least be ready to suffer.
