GoogleI would not recommend this agency to anyone, they are a bunch of arrogant people there who would only make empty promises and claim to be a big organisation managing 700 plus clients, however, please avoid.
There is a certain gentleman there called Sunil, he will act like he knows it all but on one of my queries, he wrote on an email “do not waste our time”. Absolutely zero customer service, no professionalism.
Also i have proof that i did not ask anything free and whatever i asked was a part of the contract, however, these guys would only mention that our property was given to them and not acquired, I honestly have no more time to waste since i have then sold my house and swiftly, these guys couldn’t even give me clarity on when the tenants will leave. Avoid at all costs, for their attitude, you’d probably get two estate agents who would prove their mettle with some work and not ball talks. Sunil Sharma you are a total disgrace to customer service

Varun, thank you for your predictable review. In nearly 30 years of managing property for many hundreds of landlords, we have seen every type and it’s clear that you (and your wife, Aditi) do not understand what it means to act as responsible landlords.
You expected free, complimentary services while addressing my team with disdain. We inherited your property through an acquisition and made every effort to serve you, but there is a level of disrespect that no professional team should be expected to tolerate. Where your sense of entitlement comes from is beyond me.
Yes, you were wasting our time and our time far better invested in supporting our valued clients who pay for our services and appreciate professionalism, rather than demanding the world for nothing. Your knowledge of tenancy law was minimal, and though we tried to guide you, you insisted on knowing better.
Your treatment of your tenants was unacceptable, and your ambitious claim against them failed exactly as we advised it would. That outcome speaks louder than any review you could post. Bad decisions cost landlords money and you learned that the hard way.
We take pride in working with courteous, professional landlords who respect their tenants, our team, and our expertise. Sadly, you and Aditi fall far short of that standard. It is no surprise that your property portfolio has not grown.
Professionalism is rewarded; entitlement rarely is.
Varun, I strongly suggest you reflect on how you treat others. Your mentality is toxic, and I am relieved that neither I nor my team will have to deal with you or your wife again. You have far too much time on your hands. Please focus on something positive in your life. You will find it makes the world of difference.

GoogleI had a very disappointing experience with this agency. I called simply to ask about a property, whether viewings were available, and what information would be required from us if we decided to rent it. As I’m currently in contact with several agencies, I politely asked if the required information could be sent by email so I could respond properly and keep everything organised.
I made it clear that I was happy to answer all of their questions, just in writing rather than over the phone. Unfortunately, the agent was extremely rude and insisted that I answer everything immediately during the call. Instead of listening to my request, he became increasingly unprofessional and dismissive.
I understand that agencies need to ask questions, but there is no reason to treat potential tenants with disrespect. First impressions matter, and this experience left me with little confidence in the level of customer service provided by this agency.

As part of our standard lettings process, we ask all prospective tenants a number of qualifying questions before arranging viewings. These questions are mandatory and help us assess suitability for the property, particularly where there is significant interest from multiple applicants.
During our call, we politely explained the information required and the reasons for requesting it. While we appreciate that some applicants prefer to communicate by email, we do require certain questions to be answered during the initial call before we can progress an enquiry.
We have reviewed the recording of the conversation and are satisfied that our team remained polite and professional throughout.
Unfortunately, the call ended before we were able to complete the required process.
We respect that everyone has different expectations when searching for a property, but we must apply the same procedures fairly and consistently to all applicants.

GoogleDealt with Nayan and Sunil. Experience was mixed, company was professional but at times inflexible when dealing with requests.
Holding deposit was refunded as we took too long to make payment. Full payment of 1st month rent and deposit was required while property was still being refurbished, 4 days from initial viewing. Had property been completed this would have not been an issue, electrical certificate was still awaiting sign off and we had questions on the facilities as contract clearly states this is the responsibility of the tenant once contract signed.
Just to bear in mind, contract is send after 1st month rent and deposit is completed if signing on with this estate agent. To confirm, my holding deposit was refunded no issues.

The property in question was a very in demand newly refurbished flat in a prime location. We had over 100 people interested and 7 offers within 24 hours of making the property live.
Your offer was accepted, your referencing passed but your demands as a tenant were unreasonable. We also kept having to reiterate points several times.
Our paperwork was clear as was our process. We let thousands of properties and represent our client, which is the Landlord.
The landlord saw these unnecessary queries as red flags and did not want future issues with the tenancy and withdrew.
Your deposit was refunded in full and the property has been re-let.

GoogleIf you are looking for an honest letting agent or property management company, I would strongly advise avoiding Regal Estates. My experience has been incredibly disappointing, and I want to warn other landlords and tenants before they make the same mistake. Here are the main reasons I would look elsewhere:
1-Misleading Ratings & Intimidation: Do not trust their high Google rating; it appears to be heavily inflated by votes from family and friends within the Kutch community. Many genuine clients are afraid to leave honest, critical reviews for fear of being verbally assaulted by Sunail, which I know has happened to another landlord.
2- Hidden Fees & Admin Charges: They will draw you in with a charming initial pitch, only to sting you with excessive hidden fees later. For example, on top of the standard monthly management fee, they charge an unjustifiable £120 administration fee just to instruct a gas engineer for a Gas Safety Certificate-and that is before you even pay the engineer's actual invoice.
3- Poor Maintenance Standards: The quality of their property maintenance is unacceptable. The standard of work is consistently poor, often requiring jobs to be completely redone.
4- Inexperienced Staff: The team is highly inexperienced. Rather than actively managing the property or solving problems, the staff act as glorified messengers simply passing emails back and forth.
5- Predatory Contracts: Be very careful before signing. If you are unhappy and want to terminate their services but keep the tenant they found, their terms make it nearly impossible to sack them. They demand continuous fee payments even when you are no longer using their management services.
6- Unprofessional Conduct: Just read Regal Estates' responses to other negative reviews on Google. While some reviewers might be frustrated, a reputable business should maintain its composure. Their hostile and unprofessional conduct in a public forum tells you exactly how they will treat you behind closed doors.
I would avoid Regal Estates at all costs and find another, more professional agent.

GoogleWe have just left our flat and wanted to share a great review for Regal as we think they’ve been excellent with us throughout our whole tenancy. From the start, everything was very formally done, with clear explanations and portals for easy access of documentation and signing. It’s all been very easy. Any time we had any issue or repair, they were very immediate with their response and would send a contractor same day if they could. Every month we received confirmation of rent payments via email and anything they needed from us at any point was communicated clearly and efficiently. Having heard horror stories about London Landlords, we are very lucky that we experienced our first time renting in London with Regal and would recommend them to anyone in the area !!! :)

If I ever move back in that side of town, I'll 100% rent with them again.
