Buying a new build home should be an…

Buying a new build home should be an easy transition if this is what you want then don’t buy from Gleeson homes!!!After being lied to by the sales representative and now being left with no outside area not fit for purpose we are so stressed it’s ridiculous. We have also had to have a full new kitchen and floor due to installation issues. Then to top this all off there have been a massive amount of snags which are still not rectified to an acceptable standard. I have been told there is no one I can escalate this complaint to, maybe a senior member of the group should come and acknowledge these issues and rectify them!!!! The amount of time taken off work and chasing the issues takes over your life maybe pay a little more and buy from another builder.

Super house builder.

I love my Gleeson home! I purchased a Fergus on the Rainsborough Park development and I can't say anything bad. The finish was superb, the after care was amazing and I have had 0 problems with the home. I would 100% recommend Gleeson to anyone, myself and my partner are already talking about the future and purchasing our second Gleeson home.

No grass in garden, Terrible

No grass in garden, lots of snag items! Misrepresentation…offered me £3,000. Deposit contribution but later took it away saying they had to use it to put flooring in, as house doesn’t come with flooring! Then installed cheap carpets as well. Had I known all this I would have bought from another builder! Unbelievable! What new build doesn’t come with grass or flooring? Now their website is advertising flooring as standard, included. They care team keep blowing me off and abating my complaints! NOT even a doorbell or porch light! My depression and blood pressure have gone through the roof!

We previously had a gleeson home and…

We previously had a gleeson home and everything was great we decided to buy another gleeson property and everything has been a nightmare since we bought a 4 bed and they have fobbed us off with alot of things like the air vents they should of been checked on our home demo so nothing will be done even though they come open when windy, the windows creak, the front door has gaps and loads of air gets in which makes the house freezing, shower wasnt fitted right, the toilets leaked and they tried to blame us, the stair at the bottom all cracked and unsafe would only fix with glue, door for the kitchen was on the wrong way, chipped tile in the utility room, the radiator’s upstairs there is something wrong with the valve as it tickes really loud when you put the heating on still not sorted but they are wanting to take all flooring up or dig holes out the ceiling to fix, multiple problems with doors dropping and scratched doors and the paintwork terrible. We had customer service bloke come round and sort the paintwork out he dropped paint on our carpets which we purchased our self and customer service are a joke and wouldnt do anything then we had someone come round and fix the oven housing as the oven was only screwed in with one screw the other has gone through the side panel, they changed the new york panel under the oven which was chipped which also took them 10month to sort out, also the drain water had come up through under the sink in the kitchen and soaked the unit which the wood had swelled so was asked to change it so they came out and they chipped our flooring and ripped it on one side from sliding equipment across the floor and the plumber also put the sink down on the floor with no cover which i wasnt there for at 1st but when they had left noticed they had done this. Gleeson customer service are a joke and wont own up to this and will not rectify it, i wouldnt buy another one from them as this should of been a great experience but its been by far the worst!!! Do not buy from these as you hear the horror stories and we might sound like wingers but you have to see it to believe it

DO NOT BUY A GLEESON PROPERTY!

As a first time buyer i wouldn't recommend purchasing a Gleeson property, to start with the selling agent lied to us through the whole process and had such an attitude repeatedly telling us she was one of Gleesons top sales agents, we were told the day we paid our reservation fee that we had to decide what extras we wanted then and there but wasn't able to see any of them, we wanted fencing and asked what type is it and was told to google 'hit and miss' which is what we wanted, on the day of completion we noticed that what we got wasn't what the sales agent told us we would get, when we reported this we was told Gleeson was change the fences or refund us the hundreds we had spent on them, they wasn't even level, they are less waves in the ocean! We've had so many faults we've lost count, several of them are reoccurring as Gleeson were unable to fix these to a satisfactory standard the first time which resulted in the fault returning days after they had 'fixed' it, we were told by members of the site team that they were aware of certain issues but don't go and tell the homeowner until the homeowner contacts them. The covenant is a waste of time as well! Everyone signs this within their deeds and we were told that any issues or breaches of the covenant we are to contact Gleeson as long as they are still on the estate and they will deal with the breaches, we have contacted Gleeson along with several of our neighbours but have been told that the covenant isn't legally binding and Gleeson wont be willing to do anything about any problems or issues homeowners have on the estate.DO NOT BUY A GLEESON!!! Thanks to Gleeson we will never buy a new build ever again! It is too much hassle, you expect from a new property not to have as many issues as we and all our neighbours are having, a few cracks maybe but ceiling falling down, stairs caving in, walls in the wrong place, driveways too small, ridiculous amounts of leaks all topped off by being told it is your fault, not the builders who built the bloody thing.

No after care

After being in the house for 18 months I am still waiting for the drive to be tarmaced . They take your money and have no after care I had so many problems in first few months it's then you find that the sales girl and site managers have lied and as soon as you move in they do not care about you I'm sure there are some that are happy with their homes but the after service is a joke the senior managers of the company should get their heads out of their backsides and sack the middle management who keep telling them all is well my advice is do not buy from gleeson rip off merchants

Excellent service

Excellent service from initial contact, reservation and all the way through to snagging and handover. Had a minor query with confusion with our electrics options but was quickly and satisfactorily sorted out. Cannot fault service and response. Quality of build is most impressive, we’re extremely pleased and have no problem in recommending Gleeson. Love our house and where we have moved to.

This is my second review one was in December which was about my experience with the lovely Louise at Northbeck grange she has been exceptional but for me this is a never ending situation my self and my son are sleeping on the floor In others houses we bought a house with gleesons and that particular plot was just a slab on the floor and not moving they then offered another which I was told maybe December we could move in then came January as an estimate now saying Feb but I can’t see it happening as we past middle off Feb and driving past the house it does not look like it’s going to happen I was told about 2 weeks ago it’s on paint stage and have no other knowledge as the site manager is on annual leave so I can’t be updated I moved from Essex lost my house been in Bradford nearly a year and practically homeless I have heard from my own son Adnan khan who has recently moved into a Gleeson home same area that Mo the site manager is amazing and helped him a lot so please if that is true contact me so I can have a bit off hope as the way things are going I have non also concerned once we do move in as the reviews are terrible what is gonna happen if I could turn the clock back I wouldn’t have gone with gleesons

Lovely house, horrible experience

The house itself is lovely. We've spent a lot of money having the garden done, however, the driveway STILL hasn't been finished and we've been in nearly 2 years! Gleeson have now decided to plant Oak trees 3 foot from our garden- the recommended space is 50 to 70 foot away from a property. Customer service is a joke! We spend our days off chasing Gleeson to get things done. We also had a faulty tap, this Gleeson managed to fix, it only took 9 months. If we could go back 2 years, we wouldn't come anywhere near even though we love the house, the Gleeson experience has spoiled it for us.

Terrible!

Garden has no grass, no gate added to fence, most importantly the workmanship of my new home is way below anybody’s standards; alot of flaws and snags. No door number, no porch light, paint and plastering is horrible, kitchen is defective, bathroom has chipped tiles, no shower, half tiled up with only a bathtub. Very dirty and a lot of issues, like cracks. You wouldn’t buy a brand new car with flaws would you??? I’m pissed off. My neighbour has more problems than me. And don’t believe the incentives, they don’t provide carpets or flooring as standard. That used my £3k and the rest!

Honestly by far the worst company I have ever dealt with!

Honestly by far the worst company I have ever had the displeasure of dealing with. All smiles and niceness when they're trying to sell you a home, but the after care experience is just absolutely appalling. I could not even begin to think where to start with providing details of the endless list of fob offs and issues I've had. I've been to the NHBC twice about them they're that bad! Note to anyone looking to buy a Gleeson home DON'T unless you are a skilled plumber, electrician and builder yourself because if not you'll have nothing but stress

A hazard to health!

I was shocked at the state of the wall behind our bath! Black mould! Our bathroom is now mouldy because after Gleesons have come out to “fix” it at least 5 times, water is still running down the wall behind the bath and leaking into the living room ceiling. We’ve had this continuing issue since we moved in 2 years ago! I’m seriously concerned as my partner has recently received treatment for cancer and his immune system is compromised and this could make him seriously ill! Gleesons can improve their experience by actually fixing the issue after trying a quick fix (bodge job!) and understand it needs ripping out and starting again! The state of the wall is discussing and all the wood is rotten. I wish I’d have checked reviews before buying as I would have never bought from Gleesons’s!!!!

From the moment we first looked at the new development we are on we fell in love with Gleeson homes, the staff at the sales centre (Shelly!) Are amazing, even the builders are friendly! Yes we have had problems which comes with every new build property but Gleeson have been quick to resolve for us!

Many lies told by sales staff

Many lies told by sales staffBought a home which is backed by a field and when I asked if there was any plans to build in there I was told "Gleeson certainly won't be but someone else might, this estate is already a lot of new houses for the town so it's very unlikely" yet only 6 months after moving in a recieved a letter from the council consulting me on a planning application for the field, I'm shocked to find that it is actually Gleeson that made the application.Had the home professionally snag inspected before I moved in and over 100 snags were found. Gleeson only corrected around half and said the other half are "just the way it is, can't do anything about it". Many of the snags such as plastering had to be redone multiple times before it was corrected, everytime it was up to me to argue that it was still not right, no oversight from the site manager.Disgraceful

Avoid like the plague

I had a great experience with gleeson up until they had taken my money. 9 months some of my snags have been outstanding. I made a formal complaint in November and had someone from customer care get in contact to discuss and ensure they would get everything moving. I was told I’d get a follow up email and could contact her mobile if I needed anything else. No email appeared, I waited a few days and then decided to text her. No reply. I sent an email. No reply. At this point they have ignored countless emails, countless calls, countless texts AND deleted any of my comments on their social media WITHOUT reaching out to help me. I am at my whits end and will be seeking legal advise. I would 100% buy a new build again but 100% NOT be buying with Gleeson and I recommend you also steer clear.

Gleeson do not care about their customers

I could write a book of all the negative experiences we have had with Gleeson. Rude staff, lies, problem after problem, minor leaks they say they’ve fixed which then escalate into a bigger leak through your ceiling and ruining your new floor which they take no responsibility for. Our professional snag report found 129 snags. We completed on 30/11/22 but the poor customer service started after we had exchanged. Do not give this company any of your money. The reviews speak for themselves. They claim to treat their customers fairly and equally but they definitely do not.

Empty promises and false dreams

Dane Park Development.Going into the process, we accepted that it's a new build property in 2022; and there are of course going to be some teething issues. however we did not prepare outselves for the storm of horror that awaited us.Come and join us on a magical journey as I take you through the wonders that is Gleeson Homes.I am writing this review in hindsight after having spent the past 6 months in our new build home. I am going to present purely the facts of what we have experienced, as we have already been warned that Gleeson intend to take legal action against myself and a group of others on the development for having the sheer audacity to share our negative experiences with each other via a private WhatsApp messaging group. The entire sales experience for us was fantastic up until they received our deposit money, then the updates stopped coming in, and we just felt like a hinderance when we asked where we stand in the process. In terms of the site team, we have been informed that our development has had over TWENTY different site managers over the past two-three years; if that's any indication of how the development is ran.We were informed we could under no circumstances have a snagging inspection prior to purchase(first red flag). Flooring, Garden/Turf & Fencing are all considered 'optional extras' and must be bought seperately. Our house was actually built on time... HOWEVER we we were called at 18:00 on the night of the 31st of July and pressured into completing/accepting the keys to meet their yearly/monthly targets and seemed frustrated when we asked for a demo/walkaround before completing. We had two seperate leaks we knew about in the property prior to completing. We were assured that there weren't any and haven't been any leaks in the property during the above phonecall(even though we had personally seen them). They backtracked and stated that if there were any leaks they would be fixed before we move in... They were still visibly present on our very brief demo. We mentioned them and were told they would be fixed before we moved in(spoiler: they were not). After reluctantly accepting the keys. the REAL issues began. In our 6 months in the property, (so far) we have had 5 leaks, one of them being quite major; and has destroyed a portion of our bathroom wall, a section of our stairs/landing and carpet. We were informed by the contractor fixing it that "there is absolutely no way this would have passed a CML inspection" as our main soil-pipe for the house was not sealed in any way, so upon flushing the toilet, all of the dirty water seeped through the walls... yet somehow ours was signed off. The general finishing of plastering/paintwork is beyond unreasonable. we had over 200 seperate issues throughout the house to be rectified which were picked up on our professional survey. Our shower door was finally fitted after six months of an almost unusable shower curtain. We are still awaiting for some other optional extra's that were agreed upon as part of our sale, and do not have any hope that they were be delivered/installed at any point after this review. Trying to get ANY issue resolved is like pulling teeth; they ask you to upload it to their webpage, however it's a flip of a coin whether it even gets answered, or they just request a signature to close it without even contacting you. Even simple 2-minute jobs such as replacing a bit of mastic/sealant lead to a two-week long escapade of chasing down staff to find someone qualified enough to do it. Speaking of which: there was such a backlog of outstanding defects to fix, they brought in an external contractor to work on these issues; however they did not background check him, so ended up having to fire him after a week. He left many jobs half-finished, and some now need starting over(including the replastering of our walls/ceiling).We still have multiple ongoing issues, such as the fact that our toilets either do not flush properly, or backflow soiled water / waste into our house (lovely smell!) due to the constantly blocked drains from the site worker's debris. The one silver lining to this absolute fart of a cloud is that there seems to be one employee on site named Ian who actually appears to care about the customer experience, and will rectify issues personally, however as you can imagine with a site of 60+ people who know this, he is in high demand. As mentioned previously, we have discussed this with ~60 other homeowners in the development in a WhatsApp group, and there is a large consensus that we are not a one-off property. All in all, I can safely say I wish i never bought this property, despite the cheap value of it. Nothing is worth living the current nightmare we are in, and set to face the next 30 years paying off/paying to rectify the issues we have inherited.
