GoogleOur experience selling with Cowling and Payne was absolutely fantastic. We were in a hurry to sell, we got them round for a valuation and were listed the next day. My wife was around for most of the viewings and said that they showed our home off really well. We happily accepted an offer after 6 viewings in 6 days on the market. Thereafter our solicitors were painfully slow, but the team at Cowling and Payne kept chasing them without us asking and generally kept everything moving. They also always had time for my myriad of questions throughout the process. It genuinely felt like we were their only clients. Special shout out to Ben, James and Laura who I dealt with and were all fantastic; a real credit to the organisation. My wife dealt with some other staff too who she said were also brilliant. Do not recommend, this agency has right mess inside, all the time different people answer the phone regarding same property. Proper discrimination of people on low income or with pets!!!! If you see this agency advertising a property there is 1 out of 100 they will put you on a viewing. They have internal list of potential tenants and never come back to you. All the staff rude and never talk to you properly unless you say "I know a landlord". Wickford, watch out

Everything was going smoothly until our solicitors said they were waiting for a letter about probate. We asked in 1st viewing was the property in probate and was told no, if we had known it would have made us think twice as our buyers needed to move quickly due to mortgage offer running out.
We also lost our offer rate with the bank due to changing property which now means we can no longer afford to move.
Would I recommend cowling and payne, I don't think so

We have tried to contact you since posting your review, unfortunately we have had no response.
When you contacted the office to withdraw from the transaction, you stated that you had an adverse Homebuyer’s Survey Report which would lead to additional expense.
We subsequently contacted the vendor who offered, in total, a £25,000 reduction from the originally agreed price to compensate - which you declined.
Probate had been applied for on this property and the application was well advanced.
With regard to the current financial turbulence, this is an unfortunate situation for everyone with rising costs and increasing mortgage rates. Regrettably this is obviously beyond our control.
