Good service from Omar
We were fortunate to have Omar Robertson assist us in finding our new home. From the initial contact, Omar was professional and efficient. He sent us a detailed list of properties that matched our preferences, and once we made a selection, he coordinated the visit. From there, the process became somewhat tedious as the reference company took longer than expected. However, throughout this time, Omar demonstrated exceptional patience and a polite attitude towards us. He advocated on our behalf, doing everything possible to overcome any obstacles that arose.I would like to highlight Omar's proactiveness and kindness towards clients. He was always one step ahead, anticipating our needs and providing exceptional service. His positive approach and willingness to overcome challenges made the entire process much more manageable. We are very grateful for his professionalism and highly recommend him as a real estate agent

2 properties significantly undersold by £90,000
I owned two new build properties in the Witton area which were taken over by LPA receivers whilst almost completing exchange of contracts. The LPA receivers appointed Stirling Ackroyd and did not appoint anyone in competition which in my opinion should have been done. Sterling Ackroyd stated over a period of 4 to 6 months that they were unable to find a buyer and that they could only find buyers for the properties £90,000 below its actual market value that they were being sold for. It seems that the sales reps either lack experience or this is a sale of serious convenience !!The properties were sold without a completion certificate in place, therefore an illegal transaction. The buyers of one of the houses were told they could remove the disability ramp, which they did. This is a condition of the completion certificate and local authority requirements and therefore a legal requirement. Both the LPA receivers, and Stirling Ackroyd were fully aware of this fact. Perhaps they need to explain to the new owners that they will need to rebuild the disability ramp at their expense. There are other factors still to be complied with in return to obtain a completion certificate.

Excellent account manager led by Sarah Jones
We have used Sterling Ackroyd for a number of years to manage our BTL property. Sarah Jones who is our current property manager is excellent. She is professional, knowledgeable and friendly and has provided strong continuity with the management of our property. We cannot speak highly enough of the service they offer which is tailored to our requirements. Communications are prompt and tenants issues are relayed to us promptly and dealt with quickly in line with our authorisation. There has rarely been an issue where we feel that we can obtain better value by actioning things directly and this is definitely the exception to the rule that Sterling nonetheless work with us on. Their finance department issues detailed monthly statements of account with rental income always being paid on time. We can accordingly recommend them without reservation

“Delayed Deposit and Poor Communication: A Frustrating Experience with Stirling Ackroyd”
I moved out of my property on August 27, and as of today, I still haven’t received my deposit back. Stirling Ackroyd informed me that they were waiting on my final bill from Vital Energi to deduct any outstanding amount. After contacting Vital myself, I discovered that Stirling Ackroyd didn’t submit the required information until the beginning of October. Although the bill was sent to the agency on October 8, Stirling Ackroyd continues to deny they’ve received it.Be cautious when dealing with this agency, as their responsiveness to emails is notably slow.

Extremely poor experience
Extremely poor experience. They really push to get the holding deposit, but once that is done the agent disappeared. No information was provided earlier about the agent going on a holiday, and no one else was assigned to take over the task once they are on a holiday. I had already paid the deposit so couldn’t back out but also couldn’t get any further details to finalise the tenancy. Spent the whole week in uncertainty. Worst people ever.

The worst renting experience I have…
The worst renting experience I have ever had. I have rented through Stirling Ackroyd (Bermondsey branch) for the past 2+ years and have dealt with several individuals. I have constantly been met with unprofessionalism and unhelpfulness. The worst of our situation during our tenancy was when our boiler broke in January and Stirling Ackroyd left us without hot water and heating for 30 days due to their lack of communication and urgency. This resulted in us reaching out to the landlord directly who dealt with the situation immediately. I genuinely do not know what they do on the daily as it does not seem to be managing properties. They also cannot read their own contracts they drafted and tried to take out money unnecessarily from our deposit at the end of our tenancy. Would never use again.

Undervalued property after their initial "the property is worthless" valuation
Shocking. Run away if they come to value your property! My experience with Stirling Ackroyd Surveyors property evaluation service, who acted on behalf of HSBC, was shockingly unprofessional. The evaluator arrived late, dressed inappropriately with trousers around their bum and not being friendly. The initial evaluation inexplicably valued the property at ZERO, displaying a severe lack of competence and attention to detail.Despite providing further documentation, Stirling Ackroyd's response was to undervalue the property without clear justification, undermining our confidence in their process. The lack of transparency and accountability throughout was deeply concerning. For anyone considering HSBC for property evaluation through their agents Stirling Ackroyd Surveyors, I would strongly recommend looking elsewhere for a more professional and reliable service.Update. Look at their AI-generated response. They can't even write a proper, more human response. So robotic. Just appalling.

We’ve just successfully moved office…
We’ve just successfully moved office after working with Lucy Stephens at Stirling Ackroyd. Lucy is extremely professional, took time to really understand our needs as business and her knowledge and interest of the area really stood out. We were able to see a long list of properties, and second viewing of the short list at our convenience and multiple return visits to help us decide. Throughout the process, Lucy was able to guide us, answer questions at short notice and liaise with all parties.

I always felt they were on our side
Even though we were buyers not sellers, I always felt that they were on our side. Buying and selling are so stressful and they always treated us courteously and kindly with an acknowledgement of the difficulties that we encountered. Reassuring and with a great sense of humour. Feroza in particular was very warm, understanding and patient with each of our property visits as well as over the phone; Anthony made it all happen, was always very responsive and went beyond what he needed to do, on our behalf as much as the seller's. Thank you both!

***RENTERS BEWARE***
***RENTERS BEWARE***I am posting this review as a sincere warning to anybody thinking of renting a property with this grossly incompetent organisation. At the end of me and my partners tenancy we were disgusted to be informed that we would be only be receiving just over £100 of our £1600 deposit. The reasons stated were that the flat was left in an 'uninhabitable' condition. A statement which was completely at odds with the check out report. We were also informed that the place was 'riddled' with bed bugs. These bed bugs were supposedly situated within the sofa bed, one small issue (I'm being generous using the word 'small' here) is that we were never informed that the sofa was a sofa bed and never used it as such. This means that we moved into a property with a sofa bed that wasn't declared as such that was supposedly filled with bed bugs from a previous tenancy. We were charged over £1000 for fumigation services, sofa removal and purchase of a new sofa. So, this bombshell was dropped to us in a cold and informal email shortly after our tenenacy and we were informed that if we disagreed with their assessment we would have to follow the arbitration process.Me and my partner spent countless hours on this form providing irrefutable proof of lying, gaslighting and pointing out numerous instances of gross incompetence over the 12 months we had the displeasure of dealing with this trash company. The arbitration process was an unnecessary and extraordinary mentally taxing process which I will never forgive Stirling Ackroyd for making us go through.I'll end on some good news. The arbitration process was a success and we were found in the right and recovered the majority of our deposit.I really hope that someone reads this and decides to steer clear of renting from this company.I'd actually love more than anything if someone we had the displeasure of corresponding with during this process is reading. Thanks for returning OUR money (under duress) we're going on a nice holiday x

Im a landlord
Im a landlord - they held double the agreed letting fee for two weeks after the tenants moved in (24th Sept -9th October) - only refunded it after quite a few letters and phone calls. They have not yet invoiced me and have revised the "statement" to say I owe them the money in a years time instead. Their accounts are overdue at Companies House - avoid this agent they are shambolic at the moment. They managed to take this "double" fee by taking three months rent in advance from my tenants even though I said in writing I didnt need three months in advance. I will update this in due course. Oh and I only received the deposit the morning the tenants moved in and only because again I had to make a BIG FUSS ie this money was three days late. They are also late giving my old tenants back all their agreed deposit minus deductions. Oh and the check - out I'd asked them to organise on my behalf didnt happen and they didnt tell me either.

I am writing a review for David Harvey…
I am writing a review for David Harvey in particular at Stirling Ackroyd, rather than Stirling Ackroyd. We were having some issues with this company that were not being resolved and it was becoming increasingly frustrating. David happened to pick up the phone when I called in again and even though the issue we were having was absolutely nothing to do with him, he was brilliant - not only did he take my issue seriously, he dealt with it immediately and also followed it up until the issue was actually solved. We had been having problems resolving the issue since April/May, I tried to speak with 4 other people, but made no progress and David resolved it within 1 day. Not only are we really grateful for the issue being solved, but the speed and manner with which it was done - he was polite, calm, efficient and just a really nice person to deal with - thankyou!

Extremely bad property management service
I am a tenant and their property management service is horrendous. We have had an emergency power cut due to the apartment fuse box overheating hich is an health and safety risk and legally the electricity had to be switched off. Having called them their response was we will liaise with the landlord as we cannot give any permission for the work. Such a response is expected for standard issues but how can this be a response for an emergency issue which the landlord is legally bound to take care of immediately.

It was a very difficult time for me
It was a very difficult time for me, my mother had just passed and her house needed to be sold. I dealt mainly with Joel Gooden at the beginning and he was excellent in explaining everything to me, keeping me informed. The rest of the team were amazing, informative, helpful and made the process one less thing I needed to worry about. Very happy with the service and more than happy to recommend.

Great customer service from Ryan at Sterling
I dealt with Ryan Johnson at Sterling Ackroyd in recent month and he offered stellar customer service. He kept in touch regularly with me over years, after I first contacted him a few years ago mentioning that I would sell my house at some point; this shows great business acumen. More recently he advised on current house prices in my areas and what a good price for my flat would be. He was always kind, approachable, prompt and helpful. Excellent service
