Seeing the negative reviews, I was a bit apprehensive about living here and although there has been some maintenance issues and it was quite dirty when we moved in, they sorted everything out ASAP and all the staff are friendly. My house wasn’t huge but it was well furnished. Alright for students on a budget who are looking for a standard place to live :)

Worst company you could possibly go for. Along with breaking the law and their contract by sending contracters in with no notice, we also went without an oven for a month, heating the whole winter, and a hot shower. Complete lack of response from the agency majority of the time, even when mould began growing on kitchen ceiling Do not go with topproperty

Thank you for your review, we are always keen to take on board feedback so we can improve our services to our tenants. Having assessed the maintenance record for your tenancy, I can confirm that issues raised throughout the tenancy have been responded to within our current service level targets for assessment. Where there have been delays they were due to Covid-19 - these delays have been service availability for the contractors, unavoidable delays due to property access (tenants with Covid-19) as well as delays to materials due to the supply chains, mostly affecting materials and boiler parts. These delays are outside our and our contractor’s control. The property has two bathrooms so there has been adequate washing and toilet facilities for three sharers in the property. During the period when issues were raised there has only been loss of heating in one bathroom and a period where there was a loss of heating. Heaters were provided during the period the boiler was not working. Our maintenance logs show that the heating issues were resolved from the work undertaken on the boiler, with the exception of the issue with the radiator in one of the bathrooms which was resolved by our contractor. As a matter of company policy we do not accept phone calls or face to face conversations as we need auditable record of all conversations. Our maintenance system allows for comments to be added and all records are maintained through this system. The maintenance logs relating to your tenancy show the value of this - there is a clear pattern of work having been completed, explanations where there are delays, updates given and notification to you as tenants when maintenance jobs were completed. It is of note that while you were clearly unhappy for whatever reason with the property that one member of your tenancy requested an extension to their tenancy in the property for an additional month from after the end of the tenancy on the 30th June. The landlord will be in contact with all tenants shortly regarding the outstanding arrears on the account for the whole property which as of 30th June 2022 is over £3500.

would give 0 stars if i could my son is in his 3rd year and has had no problems before until going with this company had to pay rent for the summer but were unable to move in so had to pay for storage then went down to pay for sept rent to be told it had to be bank transfer but would not let him go to bank to put the money in to pay by card as they wanted it by 4pm even though they close at 5pm. The other lads he is moving in with have paid their rent but cannot move in and they have no idea as they are travelling and will arrive at 7pm so will be stranded in liverpool for the night absolutely disgusting

Do not use this company!! Don’t even know where to start. We moved in to a filthy house, they were dirty knickers, socks and drug paraphernalia under the beds. The hoover was broken so we had to provide and use our own hoover to clean the house when we moved in. The landlord then tried to keep us sweet by buying us a dominos to apologise for the state of the house. Later on in the year several letters were posted through our door stating that the land lord had failed to pay the utility bills for the property. We then had baylifts knocking on our door threatening to take mine and my housemates belongings and turn off our electricity until the bills were paid. We moved out 3 months ago and still haven’t received our deposit back. Top properties attempted to charge us £150 for a ‘deep clean’ which is ridiculous considering we left the house in a much better condition than what we found it. We were then told we had overspent on our utilities by nearly £400 so requested the bills to check this for ourselves, we worked out we had only overspent by £9. Top properties, the land lord and their staff are all a joke. Please don’t use them, money theiving scammers!

The landlord manages his own utility contracts and provides the information to us about the usage on the contract. He provided the information to us and we passed that information on. Would thoroughly recommend you do NOT rent a house with Top Property! They are a shambles of a company alongside the landlords they work with! It has been a terrible experience since the day we moved in to when we moved out in June and still now we are experiencing issues with the company! It is now over 3 months since we moved out and have still not received our deposits back yet. They tried to charge us an overspend of nearly £400 to begin with and once we disbuted it they realised they had made a mistake and it was an overspend of just less then £300. We requested the utility bills so we could work them out and they might as well have picked the figures out of thin air they provided us with because after working out the total cost using the bills it was completely different to the figure Top Property sent us! I would urge everyone who unfortunately has the pleasure of being with this company currently to request the utility bills at the end of the tenancy as it is very likely they will provide you with totally made up figures and try to scam you! Overall, a terrible company avoid at all costs.

A terrible company- avoid at all costs! My son was a tenant in one of their properties. It had a terrible damp problem which was never sorted out, and now 7 weeks after moving out they have not received a penny of the deposit back. Every time we call or e mail we are assured the landlords report is due that day, and the money will be paid back in two days time. Still waiting........ It looks like we will have to start a single party application through the DPS to get it back (but there will be solicitors fees to pay to do this) So save yourself money and stress and choose a different letting agent. UPDATE: my son has now got his full deposit back, after I posted this review, so it looks like there were no hold-ups due to the landlord waiting for repair quotes, as there were no repairs to be done! It's a shame it took over 7 weeks and an awful google review to get the money back, and that the office staff and office manager were not as helpful as Simon appears to be below. And as for Simon's comment "please ask your son to contact the office to progress his deposit return" my son has been e-mailing the office and ringing them twice a week for the last month, and there was no progress!!

Hi Joanne, Please ask your son to contact the office to progress his deposit return. We have strict deadlines for landlords to agree deposit deductions but deposit deductions can take time especially if landlords have to arrange quotes etc if there are repairs to be done. This can take time as most contractors are fully committed to refurbishment work over July and August. We do endeavor to process deposit returns as soon as possible - it is the tenants money after all and we only act as a stakeholder where the deposit and release of it is concerned, so have to get both parties agreement to do this. ABSOLUTE JOKE! I am currently a student living in a top property house. My advice to anybody.. do not go with top property. First of all they have tried to over charge me and my other flatmates for not paying rent when it has been paid. Mistakes are always made on their behalf and they send threatening emails to me and my family about rent that has been paid. They need to sort of their facts before they threaten people right? Another issue: maintenance issues never get sorted, my door has been broken for months and reported about 6/7 times. They still have not done anything about it. In addition to this, our fridge leaks on a daily basis there were multiple dead rats in the garden that we ourselves had to sort out because of the TERRIBLE maintenance. From what I am gathering, everybody with top property that I know is moving out next year because of how inattentive they are. I understand that we are students and in turn this might make the staff feel like we are not important and not worth actually doing their jobs for but please top property get a grip.

Hi Rebecca, With respect, you have told us your housemate paid for you on his card. He did this, once. We have twice asked for proof that he paid on your behalf (via proof of bank statements) and you have not given this, and your housemate has told us that he only paid on your behalf on the one occasion. We have asked for this proof twice. If you do have proof we will of course accept this hold our hands up and admit we are in error. Please contact the office to resolve this matter - the rent is currently outstanding unless you can prove the rent has been paid on your behalf. Regarding the door, we have not received any maintenance request for you and it was picked up last week on a property inspection - this has been passed to the landlord to allow him to carry out repairs. Regarding the rats there is a well documented issue with rats across Kensington Fields - we are working closely with the local authority to provide free bins for the rear yards of properties managed by us. Reading some of the other reviews and thinking that is the total opposite to the experience I had with Top Property. We had a few issues with repair and once we told Top Property they had it fixed quickly. I never had any issues with rent. I thought the manager Emma I think her name is, dealt with everything and helped my friends get properties too. I'll be back for next years term.

My experience with this company has been nothing but negative. To begin with, when viewing the house there was wallpaper coming off every wall in the house. the sofas were full of rips. the back garden was FULL of rubbish, Including electrical appliances and bin bags. I was told all this would be sorted before we moved in. Of course when we moved in in september absolutely nothing was done, and we were met with an unusable freezer as all the drawers in it had been smashed to pieces. Meaning we couldn't even store food. The fan on the oven was also broken making cooking food a nightmare also. To make matters worse, emails weren't answered for days, sometimes weeks at a time. AVOID THIS COMPANY!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

They have failed to satisfactorily remedy a catalogue of issues faced by the group of students living in the house. The group moved in September and it's now November. Do not let your child rent a property managed by them.

Many thanks for your review. In the case of your childs property, the landlord manages his own maintenance. This is one of the very few properties where maintenance is managed by the landlord - we log issues and track completion but the landlord is entirely responsible for carrying out repairs. The owner did ask us to take on a small number of the issues to quote for - as of Friday these were awaiting his authorisation. The property has recently sold and the new owner has been fully appraised of all the active issues and will be liasing with his contractors to resolve. We are a student house of four. We haven't had a working washing machine for 8 weeks to which we have reported 3 times and 2 workers have been out looked at it and done nothing. I am frontline worker and dont have the necessary equipment in my house to keep myself and my household safe from COVID-19! We also moved into our house where the door had been broken into. They attempted to fix this with a bracket along the door but left a hole in the middle of the door where you can see outside and water and rain can enter. I have had to stick Gorilla tape down the bracket to prevent people looking in. We're stuck in a rut of calling and told to report it to then have nothing happen. UPDATE 14/09/2020 - This has now been dealt with today and the house has been provided with a brand new washing machineNegativeResponsiveness, Quality

Dear Robert, I responded to the issue raised via our out of hours number shortly after your left the voicemail and before you left this review. Your maintenance issue was raised today and we sent a contractor immediately to deal with the leak. The contractor has to fit a new tap (which he needs to order) and carry out repairs from the leak. This will he done in the following days and the priority is to ensure the electrics are safe which will be done within 24 hours of the issue bring raised. Excellent, always available to contact, extremely responsive to any concerns, arrange work quickly and efficiently, they look after our properties completely, and I trust them to do everything, I don’t have to do anything, they keep me up to date and are extremely organised. I have been with other a different agency first, but moved because Top Property are more organised, thorough, and efficient. Plz don't use their service. The 300 pounds deposit is impossible for you to take them back. I regret I had a chance to rent property from them, I will give it zero if Google allows. I wonder why every students claiming their deposit back looks upset/unpleasant while I was in there, and now I can see that: if you are lucky to see this comment, save your 300 pounds, and what Lisa Rhodes-Martin says below is 100% what I and my mate are experiencing. Shame on them.

Just spare yourself the pain and go with a different company. Nothing is worth it. Also check they use a deposit agency, your deposit should be secured externally (with DPS being the most commonly used). For our house they never secured our deposits and illegally held them and then tried to take money on trumped up 'cleaning expenses'. Every staff remember and the landlord knew they were illegally with-holding it. Months later we battled to get our money back which we finally did after they 'post-tenancy' secured it. Good one top property. Have to give you top marks for taking advantage of vulnerable tenants who might not know better. Almost a good business strategy.

Couldn’t recommend less. I received appalling service with this letting agency. I had a flat viewing booked for the start of February and it was re - arranged three times by the company. We never actually got round to viewing the flat because this letting agency were unable to make a date and stick to it. Our viewing for the same flat was cancelled a total of 3 times. We arranged our original viewings around work and university and then were given no reason as to why our viewing was cancelled and was simply moved to the following Monday, where it was cancelled again. Each cancellation was made on the morning of our viewing over text which I felt was very unprofessional. Both me and my partner were very disappointed as we were excited to view this flat but feel as if we were treated appallingly. The service provided is abysmal at most.

What a sham of a letting agency. My daughter had the misfortune to rent a property from these people. Why do they think they can get away with treating students like this? Take the money every month and do nothing. Why did I have to step in, but my concerns were not welcome as a parent! A broken boiler for several weeks in winter with no heating or hot water. A smoke alarm with an annoying bleeping noise day and night! Repeated requests for an emergency phone number. What did they give as an emergency number? 999! Office hours OK, but what if out of office hours? Answer; unlucky. What a sham! The deposit which they are legally obliged to return within 10 days, took 40+ days. With the threat of taking them to court had the result, and believe me I would have happily done this and claimed for out of pocket expenses (numerous phone calls, loss of interest by withholding money etc.). So pleased my daughter didn't sign up with this company for another year. I have tried not to give any stars at all, but this feedback will not allow me to, so with great reluctance, I give one start. If you are considering using this company; good luck!
