Avoid this agency at all costs! Exactly same issues as other comments on here. The house was in a terrible state when the girls moved in, dirty everywhere, cracked tv, snail trails over the carpet, broken bath, damp and mould like you wouldn’t believe, bottles of urine in the back yard, the list goes on! We had to deep clean it before they moved in. All issues reported time and time again but customer service and communication from Top Property is terrible, non-existent! Now been out the house for 3 months and they are now charging over £500 extra charges and deposits have not been returned. On checkout the house was left in better condition than when they moved in. Do not use, they they take advantage of students! New comment in response to Top Properties comment: Daughter was the tenant hence my review. Funny how you can reply to comments on here but not reply to emails!

I cannot speak highly enough of Kalem Stapleton at Top Property for his exceptional service and dedication as a maintenance officer. Kalem has significantly contributed to my positive living experience here, particularly through his efficiency in organizing maintenance visits. Whenever I've encountered an issue, no matter how big or small, Kalem has been incredibly proactive in ensuring that it is fixed promptly. He has notably improved my interest in continuing to live here. This is a stark contrast to my experiences with previous landlords, where even the simplest of inconveniences seemed insurmountable. Kalem's professionalism and effectiveness in addressing maintenance issues have made all the difference for me. Thanks Kalem!

Like moving into a house where contractors leave your backdoor open? Enjoy having mice living in your walls and then finding dead mice on your kitchen counters? Like mold, damp and general lack of maintenance? Enjoy having your boiler die through all of winter, reporting it to the landlord, having them ignore you repeatedly then falsely claim the issue was fixed even though no one came to fix it on multiple occasions, then they just throw some oil heaters into your living room instead and claim that's a solution (seriously, they finally fixed it in February, first reported the year prior). Enjoy having heavy boiler cupboard doors falling on you after maintenance eventually did come and clearly broke something? Enjoy having regular unannounced visits from maintenance workers who will randomly cover your bathroom in dust and rubble and tread mud through the house? Like burglaries? Like raising all these issues and being told "well we checked our records and we did everything right"? For all this and more, move in with top property! Bonus, if you're a landlord, do you really want your properties turned into slums so these parasites can keep students in inhumane conditions? Is it worth it?

Absolutely horrific, the landlords are thieves. No hot water the first month living there. Constantly broke tenancy agreement entering the house without permission or informing. Mould was obviously painted over before we moved in. They charged us £775 for cleaning and repairs to the house when we left for normal wear and tear, so they took our entire deposit and asked for more once we left, blackmailing us into paying it.

Thank you for your review. We are sorry to hear that you are not satisfied with Topproperty following your move out inspection taking place and your deposit return process beginning. Regarding the heating issue, this was raised and was open for a period of 17 days in July 2022. Our engineer attended and diagnosed the issue and a part was required. Once the part came into stock we have arranged for the contractor to fit it. Please accept our apologies for the delay but this delay was outside of ours and the contractors control. As part of our quality assurance we send an email and a text following our contractors responding to any maintenance issues raised. Having reviewed the maintenance feedback for the issues raised during your tenancy I note that we didn’t receive any negative feedback on issues raised - indeed when you did provide feedback you rated our service 5/5 (outstanding). We did not receive any feedback regarding maintenance issues in relation to accessing the property. Please note that if you advise us that you do not wish to be present when reporting a maintenance issue you will be automatically emailed advising that we will attend the property without notice. This allows us to respond to issues quicker. Appointments are also made on the issue log with the reporting occupier being informed. You mentioned that you encountered mould - there have been occasions where mould has built up in the property due to poor ventilation. Appropriate treatment has taken place and we have given you appropriate advice on how to ventilate the house. Victorian terraced properties do have ventilation issues if tenants do not play their part and reduce humidity by opening windows regularly, and ensuring bathrooms get ventilated. We always provide the appropriate advice on this and give feedback where needed to enable you to manage it effectively. In terms of your deposit, there was extensive cosmetic damage throughout the property. The house was fully repainted immediately prior to your tenancy commencing. The use of adhesives (blutac) is prohibited by the tenancy agreement and unfortunately it was used throughout the property in every room. At the end of the tenancy virtually every wall was needed to be repainted, which included treatment to ensure the oils from the blutac didn't come back through the paint. The landlord has only requested a contribution to the overall cost of repainting the property although a full charge for this - £1200 and a reduction for the years use - would not have been unreasonable. The potential costs of repairing the walls and repainting them due to adhesives use was advised in writing during the tenancy to you. The front of the property was left in poor condition with a build up of rubbish and cross contamination of the council provided bins which required a contractor to attend and clear the area. Our deposit charges take into consideration depreciation and are reflective of the costs incurred by the landlord - and as outlined above, were very fair as you could have been charged the full amount for the repaint rather than around half of what it cost the landlord.. The property was inspected by Liverpool city council during the course of your tenancy as part of the selective licensing scheme it is registered under. On inspection it was found to be fully compliant. Unfortunately we received no feedback in relation to the property or our services during the course of your tenancy until now when your deposit charges have been put forward to you for agreement. Not had many problems with Topproperty so far, other than our house having a few rodent problems, which was always resolved in the end. However, the main purpose of this review was that I just wanted to show some recognition for our maintenance guys Daz, Joe and Phil! They are such a friendly team that have always sorted any problems we’ve had over the year. My flatmates and I are so grateful for all the help and couldn’t thank them enough :)

Took me 6 months to get a less than 50% refund on a lock that broke whilst I was there. Elle was helpful so she is the reason this place even gets 1 star at all. It's a joke. I've heard from so many students that they wished they never went for TopProperty. I found them difficult to get replies from, constantly having to chase up emails and phone calls to actually get an answer. The house itself had a huge damp problem, it literally stank when we first moved in. The fire alarm had no batteries in even though they delayed our move-in date to do fire and safety checks. There was also an infestation of moths ? Didn't know that was even a thing before that. I moved out early.NegativeResponsiveness, Quality, Professionalism, Value

Hi Jessie, Many thanks for the review. I understand your frustrations however the lock issue was beyond our control - when it failed you contacted an out of hours locksmith (rather than contact the out of hours service provided by Topproperty Services). This locksmith charged you far more than he should have done as an out of hours callout (about double), and the landlord took the view that the charge was unreasonable and ultimately avoidable if you had contacted us in the first instance. Subsequent issues and delays with your deposit were caused by you as a group agreeing over this issue. In terms of the other matters raised, I personally inspected the property as part of our pre-tenancy QA and did not note the issues you raised, excepting the beeping smoke alarm (low battery - this was subsequently replaced). It should also be noted that we assisted you in finding a replacement tenant, and didn't charge you our reasonable costs for the contract novation/alteration. Brilliant, accommodating and helpful are the last 3 words I’d use to describe this landlord. Can’t seem to fix anything and don’t seem to concerned about it either. Room has been leaking 90% of the time I’ve lived here and now black mould has developed meaning I can’t breathe or sleep. Genuinely couldn’t of asked for a worse living experience feels like I’m in a nightmare. Would avoid using these at all costs. One week later nothing has still been done and it just gets worse. I am reiterating my previous point of do not sign with these at any cost, they will find a way to make your life miserable and still somehow blame it on you. Disgraceful.

Would leave 0 stars if I could!! Avoid them at all costs!! House was invested with mice when we moved in, we had mice and rats issues all year through, we tried everything to get rid of them but nothing ever worked there were so so many of them. They got maintenance to come out and put rat poison down which we already did, after that we still had mice. We actually had to find an alternative place to live in March because we couldn’t cope anymore it was disgusting, house wasn’t even clean when we moved in. The replies from top property are shocking to say the least. The amount of maintenance issues in the house when we moved in we’re a joke, I could write about many, the pipe underneath the sink was broken which resulted in us having a flooded kitchen when we wanted to use the kitchen sink we emailed about getting this fixed and it was like this for the whole year. They kept our deposits and never returned them, we got told in the office after last rent payment we will get our deposits back, we never received them and got every excuse as to why we can’t get them back. They tried to charge us as they needed to paint the walls, the walls before we moved in we’re disgusting and we’re already filthy I have photos and I emailed it all to them. If you go with this company take photos and videos of EVERYTHING. Do NOT waste your money living in their dumps, worst decision I ever made.

Hello everyone, beware of top property , they are mannerless team I every saw in my life. I have booked two times appointment for viewing the house . Every time before the schedule I have called and enquired about fixed appointments , they have said, they sent text message about cancelled the appointment, but ironically I didn’t received any intimation or message, when I asked why it was happened two times, they don’t have answer and just disconnected the call. They are ridiculous behaviours and no politeness towards customers. I just wonder the office lead by whom no dignity towards any thing. Poor management, team please check your call recordings. How you are treating your customer. Never call this agency. Shameless people. Never book any appointments or any leggings

Dear Anuradha, I would like to apologise if you feel this was handled badly. We had two bookings with you - the first was for the 22nd December. I'm not sure why this was cancelled as your number went into our system minus the first zero (automated texts failed to deliver) however you also booked in for the 2nd January 2024 which is the day we reopened in the new year. You did make four calls to us on the bank holiday on the 1st January 2024 which went to voicemail given we were closed. Unfortunately the property you enquired about went let agreed just before we broke up for Christmas - the deposit was paid between Christmas and New Year. Given that we are prohibited in law from taking two holding deposits for a property we cancel viewings if a property has gone let agreed. I have reviewed the call logs and it does look like we were abrupt in ending the call once telling you the property was let - this will be picked up as part of training, as we always take feedback seriously and strive to continually improve our service. Do not sign with, my fellow 3 housemates have tried to contact several times about getting deposit back! They charged fees that where completely made up and some ridiculous aka ‘crumbs in toaster’ never heard of anything so ridiculous in my life, We had an ant infestation which they failed to respond to for the first 2-3weeks we had contacted about, not to mention 3 mice in the property which they also struggled to resolve but yet we are the ones getting money taken of us. Communication is terrible never know. Anything like it. Still haven’t responded about deposit.

Avoid at all costs. Take advantage of young people. Terrible letting agency. Made it difficult to get any issues fixed. First month living in one of their properties we had no hot water, with no compensation. Full of mould, told to just wipe it away. Would turn up without notice and do work we were unaware of. Have taken the entirety of our deposit and have demanded we pay extra on top of this. Seems like they reply to every comment telling people the experiences they’ve had with this company aren’t true, they’re the worst landlords I’ve ever dealt with. Couldn’t wait to move out of the house.

From my experience with this letting agency all I would say is AVOID THEM AT ALL COSTS. When we picked up the keys the house was not to the standard that we where promised such as alarm on the wall was duct taped back together, mold all over the house which was painted over, no toaster for around 6 months of tenancy, the list goes on. When we tried to contact the agency about different issues we could never speak to someone who was in charge and the people we did speak to where really unhelpful, in other words communication from them was disgraceful. Regarding deposits they never gave us our deposits back due to ridiculous charges that where nothing to do with damages as there was none but charges that involved the house in general like water and boiler issues. After the tenancy had ended we felt as though they took advantage of us as students.

Thank you for your review. Your move in expectations have been addressed at the start of the tenancy by our management team and we had no further feedback in relation to this. We believe these issues were fully addressed. In regards to communications, we have a very robust maintenance and property reporting portal and we drive all communications through the issue logs. This makes it straightforward to track issues and our communications. Throughout the tenancy property issues were raised outside of our reporting procedure which lead to delays as we can only respond to issues when reported appropriately. We always make this clear to any tenant including during the tenancy as we did with you on numerous occasions. You mentioned an issue with a six month period relating to a toaster - the issue with the was raised with us via our maintenance portal on the 26th October and a new one delivered to the property on the 27th October. I am unsure what you are referring to regarding it taking six months to resolve - it was sorted within a day. Deposit charges - The landlord has elected to recoup the costs for removing rubbish from the property and a deep clean of the fridge freezer, if they were left in the recommended condition then the landlord would not have incurred these costs. Likewise the recharge of the invoices for unnecessary contractor call outs has been elected by the landlord to be recharged as these are unwarranted costs - these were callouts for an issue where you reported a lack of heating which was due to you turning off the boiler at the mains, and also reporting an issue with high heat from a shower - the contractor visited expecting a fault but it was due to you having the temperature on too high. Both of these visits were unnecessary and resulted in the landlord incurring a charge which was passed on to you. The houses are so ran down if students are looking for places to live I suggest going through your own university team accomdation so that if there are issues your university can handle on your part rather than dealing with top property who continuously shows that they are bad with no signs of improvements. So much so I had to chase up for them to fix the roof when it fell through. (Response to top property: has it occured to you just to be better and be contactable. Also you didn't receive any negative feedback because it was fix by putting up some drywall however after it fell through it it didn't exactly fill me with confidence of the room not falling through again. Put short term fixes for long terms problems aren't gonna help people living there )

Awful agency avoid at all costs, mice in kitchen, cockroaches, slugs in bedroom, mould under every window, heating broke twice and there was no urgency to getting that fixed from top property. The houses are so run down and they won’t ever do anything to fix the actual issues they’ll just paint over mould and damp and call it a day, just go for a different agency because this one is awful.

We have reviewed the issues you have raised during your tenancy and have noted that we have assessed them and arranged contractors to carry out the appropriate works. We have reviewed our issue logs for the issues that you have raised and we have requested feedback from yourself as the occupier raising the issue but none has been completed. If no feedback is given we cannot take things further if we do not know about them. The heating issue was covered under the boiler warranty - the delay you experienced was due to the manufacturer. Our houses are licenced by Liverpool City Council and we are accredited by Liverpool Student Homes. We currently have a 93% occupier satisfaction rating for our contractors relating to the 23/24 academic tenancies and tenants feedback. If you are a parent of a student going to university in liverpool do not under any circumstances use this company they are an absolute disgrace and shouldn’t be allowed to be a landlord my son went over in September to do his PGCE and is renting one of their properties from he moved in they have been tortured with mice and in my sons room he was also tortured with slugs they won’t answer any phone calls or emails and the problem is not resolved his first week he had to book into a hotel because he couldn’t sleep,this isn’t on my son is trying to further his education and this is not helping what so ever so avoid this company at all costs

Thank you for your review. From our records we can see that we have been engaging with your son via the issue log in relation to a report of pests in their property. As informed on move in all communications are via the issue log, this is so the information goes straight to the property and maintenance team. Contractors have attended the property to respond to issues raised and preventative pest control measures are ongoing. Our internal processes have been followed with this and all necessary measures have been taken. Pests are an issue in Liverpool often due to how neighbours are keeping their rubbish in yards and we have contracts with the necessary companies to deal with this as a priority when reported. We will continue to work with our pest control contractors to resolve the issue. Updates will continue to be sent to your son via the issue log.

We came to arrange booking. Girls on the counter were lovely but the older lady in the back came outside and spoke to them in a not so nice tone to put it bluntly until she knew we were in the shop. Really put us off if she is their manager - not good and cannot support that behaviour. Maybe would rate higher and everything else might be ok but won’t find out after that!

STUDENTS, AVOID THIS COMPANY AT ALL COSTS! One star is too high but it was the lowest option. When viewing this house last year, we were told that it was possible to store some of our things during summer to save us taking everything home. The company then told us if we JUST wanted to move our things in, we would have to pay full rent, despite us not getting student loans till October. A couple weeks after moving in, mould started to appear in some bedrooms, which appeared to have been painted over for when we moved in. The mould has caused an infestation of woodlice, particularly in the bedrooms worst affected. In one room, the mould is so bad it has transferred onto the back of a wardrobe, through the wardrobe onto our clothes. The house is clearly damp and has been for some time but we were obviously not made aware of these issues so didn't do anything to prevent it from progressing. We were informed the house was 'newly refurbished' yet major issues have just been painted over and ignored in the hope nobody would notice them. It gets worse - we can't even wash the mouldy clothes as the washing machine has been broken for weeks. This meant going to a laundrette and paying out of our own pockets. The company's maintenance team is below adequate and take weeks to respond to anything, even minor jobs. There have been issues with the heating; a radiators in don't work which Top Property classed as an 'emergency'. It has now been nearly a month since the initial request was put in and we have still heard nothing back. Our experience with this letting agency has just put a massive downer on our last year of uni and we would warn anyone considering using this company. UPDATE: radiator and washing machine have been sorted. BOTH were 10 minute jobs, if that, but still took the company weeks to even review these issues (months for the radiator). The mould has come back, the contractors said they had been in to sort it and the job was completed, despite us being in the house all day and not seeing them at any point. We are concerned about leaving the house over Christmas and what state we will find it when we get back. One wardrobe is beyond repair, the mould keeps coming back but there has been no mention of getting a new wardrobe and we have been told we are not allowed to remove the wardrobe from the house. If you look on the new contract, you can clearly see 4/5 of the tenants are NOT living here next year, and have advised others to be weary of this company due to our experiences.NegativeResponsiveness, Quality, Professionalism, Value

Hi Charlotte, I'm sorry you have had this experience. Following from this review, a member of staff has visited and has fed back to the maintenance team that the damp issue in the bedroom is condensation. This will be treated and additional airflow fitted (air brick). This should fully resolve this issue. The washing machine contractor is booked in for today so hopefully this will resolve the matter. If you have incurred additional cost for launderette services please let us know - we will be happy to reimburse this.
