GoogleI’d originally only left a one star rating here and wasn’t going to air my grievances in public. Though, since I’ve now been accused of being a ‘troll’ by the business owner I don’t have any more reservations.
Dealing with Tom at Kingsman was stressful and confusing at times. With all my experience of buying and selling I still can’t quite understand the way in which he operates.
After entering into renegotiations I never understood why Tom would re-advertise the house we’re buying without telling us.
After Tom then received other rival offers on the house, I don’t understand why he would disclose someone else’s offer to us; egging us on to try and beat it.
After we trumped the rival offer by thousands, I wouldn’t expect to be told to jog on. I do wonder what, if anything, he has advised his client for them to reject this free money.
We’ve had a few messages from Tom updating us on some work the vendor is doing to the house, all followed by a ‘but you’re not buying it anyway.’ Why even bother?
Now we’re a couple thousand pounds down because this vendor has been poorly advised, all while the business owner is calling my review ‘fake’. Why not reach out to ask why we’re so annoyed with your staff?

We would suggest providing a 1 star review with no commentary as airing a grievance in public but perhaps that’s arguing over the semantics.
Now having some context to your review of our service, we have investigated further and evidenced the communication exchanges.
As a result of a delayed survey, close to exchange, an issue with the property was raised. With the issue in mind you requested a substantial reduction on the property of nearly 10% from the agreed purchase price but also made reference to a concern that on reflection, you felt you were over paying for the property.
The sellers requested time to assess the costs and logistics to remedy the survey recommendation but also harboured concerns that you were no longer confident with the agreed price, regardless of the survey issue.
We have documented evidence that you were duly informed at that time that the clients requested the property be re-marketed for sale (Email dated 28th June 2024 @ 11.47pm). They were concerned by the size of reduction requested and that an agreeable mediation would not be sought. There was also mention that your partner was not as keen to continue with the purchase.
As specialist advice was taken, the sellers decided they were happy to remedy the issue reviewed at survey themselves, appreciating there would be a timescale delay in order to do so, but the costs were far less than the reduction that had been requested.
As opposed to be ‘egg’d on’, Tom was trying to reassure you that the agreed sale price was in line with market interest and demand for the property. On paper, if you had been prepared to re-establish your offer in line with the initial agreement terms, Tom’s advice to clients was to stick with you, as the legals were virtually ready.
Within the space of 11 days, there were 14 exchanges by email and an advisory phone call between yourself and Tom, which provided regular updates to the efforts being made once your survey concerns had been presented.
It is wholly incorrect to suggest our clients were ill informed. They were provided full disclosure of all their options and together with counsel with their legal representative (who happened to also be a well respected family friend of theirs) they opted to proceed with an alternate buyer.
We are sorry this matter didn’t conclude to a successful resolution for you and we would have hoped you would have raised this issue with us earlier, rather than take 6 weeks after the last communication, to provide a 1 star Google rating.
But we take issue with the suggestion this was through any wrong doing on our part or that our clients were not provided with full transparency for them to make a decision as to the direction they wished to take.
