They have put a property for rent on Monday 16th September 2024, afternoon. I have called them and they have arranged a viewing date with me. Next day, at about 4:30pm I have received an email saying that my appointment is cancelled because tenant decided to stay. I went to their website and it shows that this particular property has been let. There is a stamp on it “LET AGREED” And they also said that the system marked the property itself as LET AGREED.

I have rented a property which has been managed by Brambles for 2 and a half years. The service and communication from everyone but in particular Megan has been fantastic. Absolutely seamless service. I have rented a few properties prior to this managed by different estate agents and none of them come close to the service provided by Megan and Brambles!

Horrific experience from start to finish. They were managing a rental property in Warsash for my landlord. I moved in, in December '22. Instantly had very little hot water and a heating system that wasn't working. I informed them. The 18th December I had the flu, I couldn't even have a hot bath as there was barely any hot water- still, due to having no heating, the below luke warm hot water was still warmer than my 6° degree flat. I had someone come out, that was little better than a handy man, told me how to work the heating, despite already knowing how and it not working. I then reported the issue again, another person came out, still couldn't find any real fault, I was still left with minimal hot water and no heating. I'm mentally ill so didn't chase as vigorously as I should have done, but Brambles was aware of the issue. Weeks past. I had advice from citizens advice and other professionals that what they were doing was illegal. Despite pestering them some more there seemed to be great hesitation to actually get someone to come around and deal with the actual problem. The estate agent sent out an electrician, when they arrived they were bewildered as to why they were there as it wasn't a job they would deal with, they sympathised and said I needed a boiler trained engineer. I past the message on to Brambles (again). We are now near the end of January, so over a month I've had no heating and minimal hot water (enough maybe for 2/3 like warm sinks full). One evening I began to smell burning coming from the boiler. I phoned up the out of hours number and was informed to make sure everything was completely turned off- now no hot water at all for an entire evening and morning, and own of the estate agents, Megan, would come out the next day. (I wondered at the time what an estate agent would be able to do about a dangerous boiler but there you go). I was told it was the limescale inside the boiler and that's what was making the smell. Even I, knew that wasn't the reason, Megan informed me that they would still try to get someone out. Eventually I had a boiler engineer out, he immediately dismissed the claims that the burning smell was limescale, in fact, it was actually the safety mechanism on the boiler that had been completely burnt out so now BOILING water was running like a tap to the overflow system (basically wasting all the hot water, not retaining it, resulting in no hot water at all and obviously an immense waste of water, and obviously a safety issue. Furthermore, throughout the months of dealing with all this I have been kneeling down besides, looking around the boiler, as asked by Brambles to get an idea of issues. When the boiler guy inspected it, he said dangerous EXPOSED LIVE WIRES, just lose ready to shock an unfortunate individual. He was horrified. He looked at the safety certificates for the boiler etc, NO CERTIFICATE or INSPECTION had been done on the boiler since the last one which happened when the previous tenants were in situ. He said this was illegal. The boiler man identified that a whole new boiler was required, that all these months wasted on trying to 'fix' the boiler would never have worked. The boiler was kaput and there was no redeeming it. Why wasn't this identified months ago? I was living in a flat that I could see my breath in. I was spending £875 rent a month, which was always in full, on time. No apologies, nothing. I was offered an electric heater, capable of heating only very small room & v expensive to run (no deduction on rent). I waited for the boiler to arrive and to be fitted- around March time. No hot water or heat before then. No apology. The final 'comical' moment, leaving my tenancy, Nov '25, Brambles wanted to deduct a £75 cleaning fee!! The flat was spotless, a better condition than when I arrived! The deposit company ruled in my favour, they were appalled at the cheek and greed of brambles. Too many issues to write on here. I was recommended Brambles, and specifically Megan, by my neighbour who lets out his house. I am so glad I bumped into him and took his advice! This is the first time I have been a landlord and Megan could not have made the process easier. The care that was put into finding tenants was fantastic and when I had an issue with the electrician Megan was very supportive and helpful. I will not hesitate to use Brambles in future and cannot recommend them and Megan enough.

I cannot recommend Brambles highly enough. I was helping my Son to find an apartment to let and came across Brambles. I had contacted many other letting agents in the area and Brambles stood out as being the best in so many ways. Right from the very start from my initial enquiry right through to the signing of my Son's tenancy I felt very valued, important and so very well looked after. Megan looked after us and she went out of her way to ensure that we were kept informed every step of the way, nothing was ever too much trouble and it didn't matter how many times I emailed all called with questions or just for any updates Megan was always there to help and reassure us always reminding us that we could call anytime. She was wonderful and if anyone ever needs a letting agent then I would recommend you go to Brambles as they will make the whole experience of finding somewhere to live a pleasure.

I was recommended to Brambles through a friend whom used their services 5 years ago! I got in touch with Megan on 1st Feb after having been searching to secure a rental property since the beginning of Jan 2022. During this search I have dealt with numerous Lettings Agents. There were only two which went beyond my expectations and I felt worked consistently on assisting me in what is an extremely competitive market. I have used Brambles to let and manage a property for over ten years with great results and service. Kathryn and her team have always been quick to respond and I particularly appreciated the manner in which they dealt with any issues by calling me or the tenants first rather than emailing. Understanding the urgency of the problem (heating issues/ leaks etc) is way better with a quick call as opposed to a faceless email that says ‘boilers broken so we’ve sent plumber round to fix it’. After ten years we decided to sell and it seemed only right that Brambles managed the sale for us. Again great service from Ryan and his team. The sale process is alway fraught with difficulties and delays but the process was well managed and I was kept informed and updated at regular intervals. A great working relationship for over ten years and would thoroughly recommend Brambles for Lettings and Sales.

From our first meeting with Kathryn we were so impressed with her professionalism and depth of knowledge and we knew straight away that we wanted Brambles to sell our property for us. The whole process was superbly managed by Ryan, who secured us a buyer for our house on the first viewing (whilst coping with the added challenge of our difficult cats!). Ryan then found us our perfect home in our ideal location and from that point on he managed the chain brilliantly, keeping us informed every step of the way.
