Property People were great helping us find our new house earlier this month. Oliver was super useful during the process of signing for it, and after we moved in even helping us find a new housemate! Everything has gone very smoothly and I would absolutely recommend them.

We had a very smooth shift to the new house.Lacie, our property manager, is very professional, friendly and polite. she even was responsive on a weekend as we needed to shift on a sunday. Would definitely recommend Property people. Thanks Lacie:)

Smooth move
The whole process, from viewing to move-in, took just two weeks. The viewing was in line with the government guidelines for the pandemic. Communication throughout the process was clear, concise and most importantly, quick. The welcome package was a nice surprise, and they answered all the additional questions I had, when the keys were handed. One minor negative was the experience with the referencing agency (rent4sure), their tenant portal was not good in keeping me apprised with the progress, but that's a review on them and not Property People. Overall a great experience; smooth and stress-free move in. Thanks Oliver and team.

Charging completely ridiculous prices…
Charging completely ridiculous prices for admin fees - £300 for one person is so expensive and for what? Unclear what these fees actually go to.Giving little to no notice for us to pay these fees. Flatmates were asked at 2pm on a Friday to pay the money by 5pm that day...
Dear Jemma,First of all thank you for the feedback. We really appreciate you taking the time out to do this.I have investigated this instance of service we provided you.Few points to consider.1. Our involvement is never, under any circumstances free. This is the nature of the paid for services we provide, in fact, the whole reason this business exists and why we come to work.2. We can only ask for the fees for our services after we are instructed to carry out the work. 3. I can see in this instance that we immediately informed all clients involved of the payment required as soon as they applied to become your flatmates. 4. They gave us a very SHORT NOTICE that they wanted to us to get everything done and move them in, as they had just arrived from abroad on that FRIDAY and had nowhere to stay and wanted move in on that SUNDAY. We obliged for a Saturday move in. 5. The landlord was clear that any administration fee was the responsibility of either outgoing tenant’s or incoming tenant’s, as both parties were either BREAKING THE CONTRACT EARLY or moving in to the property on a short notice and as such the tenants were informed within an hour of us being notified.6. We managed to carry out all the administration work and move them in a very short window. This work was no less than a total of 6 hours including traveling time and required: i) all tenant referencing and checks including right to rent check ii) new Contract and signing by all tenants. iii) A brief but in person, at the property checkout for outgoing tenants iv) A brief but in person, at the property check-in for new tenants. iv) Withdrawing from deposit protection scheme and allocating refunds of deposit for outgoing tenants and then Re-registering deposit with the new tenants’ names. We never pressured anyone to take the property as the incoming tenants were found by the tenants wanting to break their contract and leave early. We were instructed to carry out the admin on a short notice.I hope this explanation answers your concerns.Asad Jamil Property People

All moved in in just over two weeks!
We needed to move as soon as possible, and Property People were very friendly and accommodating. They made sure we mere moved into our new place in just over two weeks! In particular the team member Oliver was very prompt with email responses and getting all of the forms and proceeds completed as soon as possible, despite the current pandemic situation. Overall, we are very impressed with the services recieved by Oliver and the team!

We moved to London from Liverpool and were working with a lot of estate agents to find the right place. Property people were extremely helpful and accommodating from the start treating us as people rather than corporate clients like other estate agents in the area. Natalie has been a pleasure; always friendly and helpful. We finally rented a property with Property People and the service from them has been great. If we have a problem with the flat Natalie sorts it out straight away with no hesitation. We would definitely recommend Property People.

Had a good experience with Property…
Had a good experience with Property People after renting a house with them in Wandsworth over the past year. I mainly dealt with Asad and Oliver both of whom were very professional and super friendly. I've used many renting companies in the past and this is the only one I would recommend to friends. In fact Property People are the only company I'd leave a positive review for. Keep up the good work

I don’t know where to start first. When me and my partner found a flat with this agency the price was £1000 per calendar month and we verbally (face to face) agreed on that price with Oliver. After few days before we started with the references he said that the price will change to £1030 per calendar month!!!??? His explanation was because there were two of us! Wow! Even before the viewing, I’ve told him that was me and my partner. Recently, thanks god, we moved out. The property was cleaned professionally and left in perfect condition without any outstanding payments. The only thing was the mould on the wall where were the windows. Oliver decided to deduct from our deposit cos’ of that. 😡😡 How on earth the mould can be our fault. First, the windows were in bad condition. Second, there wasn’t any wall insulation and on top of that electrical heating. We tried everything to get rid of that mould with constantly opening the windows and used few chemicals but without success. Once, when our kitchen sink was blocked I called them to send someone to fix that. Instead of sending someone, Oliver advised me to use a very toxic chemical called One Shot. I almost burned my face and hands. I STRONGLY ADVISE YOU TO AVOID THIS AGENCY!
Hi Milan, At the time of advertisement, the price was £1000. The ad clearly stated ideal for a single person as it is a very small studio flat. The owner wanted the price to reflect wear and tear if it was a couple and hence £1030 was offered which you accepted. Rental advertised price is an “invitation to treat” under UK Law and as such, not the final price. An offer must be made which can be countered. All accepted offers are then subject to contract. In this case you went through all the stages and had the option to reject on each stage before finally signing the contract. You were not coerced. Any mould due to poor ventilation must be cleaned before you leave the property. Thank you for having the rest of property professionally cleaned. Kitchen sinks usually always get blocked because of food stuff. It’s a user error. We could have sent someone to fix it but if there had been bits of food found in the blockage, it would have been your cost to pay. That is why you were advised to use chemical un-blocker before we took further action as it would be more economical for you (as it turned out, it was) With regards to the dangerous chemical, it is one of the most popular and common household chemical drain un-blocker. It has clear instructions for safety. I assume you did not read those but am glad you survived.

**AVOID** Absolutely shocking! This company is not professional at all. We went into look at a potential property to rent and was met by a very pleasant staff member. We book a viewing for a couple of days time and were met by a older man who was late! When asking about the property we were given SHORT SHARP answers and were made to feel like we had put him out by asking to view the place. The whole experience was RUSHED!!! If I could give 0 star I would! * AVOID! *
Hi Mosses, We are trying to invstigate but can not find your name on our tenant database and any record of a viewing for you. COudl you kindly get in tocuh with our office or email us with the property details. We often get confused for Property People In Northern Ireland. We are based in South West London.

Avoid this agent
Avoid this agent. Everything started out fine, I couldn't fault them before we moved in. After checking in, they provided us with an inventory that had not been updated since the year prior to our tenancy - they'd just changed the date on it. We reported various maintenance problems - one was the bathroom window not locking, it took about a week to get this fixed, despite it being a ground floor flat. Another issue was my bedroom window, when their workmen visited the property they left the window in a worse state than when we moved in - leaving it wide open. The gas main had not been connected to the earth, so was dangerous - and there were numerous other electrical issues in the flat too. About a month after moving in, I had a change of circumstances meaning I needed to move out. They told me I would have to pay £764 to do so, and find a new tenant. The actual fee for this (in law) is £50. I later questioned them on this, asking for a table of fees, which I was told they are meant to display on their website - they would not, or were unable to provide this. The fee was then dropped. At the end of the tenancy, the agent approached us to ask for a video of the condition of the property. A few days later, they approached us asking if we would like to use their £200 cleaning service at the end of the tenancy - we said no. When the check out was completed, they told us there were no cleaning issues found - surely this would have been noticeable on the video we sent prior to check out? They were unable to provide a check-out report, but thankfully refunded the full deposit - although this process took more than two weeks and involved various chasing emails. Whilst their service was friendly, and Oliver always did his best, my experience dealing with this agent was nothing less than a nightmare and I'll be warning anyone moving to this area to avoid using them at all costs.
Dear Chris, I am sorry you felt you had a bad experience. I have looked through all the communications an investigated the matter. Answers are below. Despite your misgivings, it’s been a pleasure serving you over the last year. 1. Everything started out fine, I couldn't fault them before we moved in. Thank you. 2. After checking in, they provided us with an inventory that had not been updated since the year prior to our tenancy - they had just changed the date on it. Your check-in inventory used some of the same photos as the previous checkout as they were only 5 days apart so still correct. We did ask you to send any photos or points that you found we should contribute to it. You sent a lengthy list, we added it. 3. Unless it’s an emergency we must find the best value for money service for repairs. As you admit everything was repaired in time, Your duress did not influence our working timeline in any way. We could have had everything done as soon as you made the call but then your rent would have to be adjusted to reflect the hotel life style speed and convenience. That is the difference between a home and a hotel. 4. About a month after moving in, I had a change of circumstances meaning I needed to move out. They told me I would have to pay £764 to do so, and find a new tenant. Over the past year you had “change of circumstances” a few times. The first time you informed us, we told you it would cost £764 to find a new tenant to pair up with your flat mate and sign a new agreement. Our paid for services are our business model. The promise to be paid for our work is why we get up for work every morning. It cannot be stressed enough; we cannot do this for free. 5. The actual fee for this (in law) is £50. I later questioned them on this, asking for a table of fees, which I was told they are meant to display on their website - they would not, or were unable to provide this. The fee was then dropped. Once you reacted so strongly to our fees & quoted the law, you also offered to find a tenant yourself and we confirmed that the name change only costs £50 (by law) as opposed to our tenant find service which would have been £764.00. Your knowledge of the law although, commendable, was irrelevant and did not "drop the fee" and your reaction unnecessary. 6. At the end of the tenancy, the agent approached us to ask for a video of the condition of the property. We are in the middle of a pandemic. We thought it best to ask you for a video for viewings to avoid unnecessary contact from both us and any viewers who would be happy with just the video viewing. Thank you for obliging, we did not know this was an inconvenience. 7. A few days later, they approached us asking if we would like to use their £200 cleaning service at the end of the tenancy - we said no. When the checkout was completed, they told us there were no cleaning issues found - surely this would have been noticeable on the video we sent prior to check out? That video was for viewings and nothing else. There is no way we could have guessed the cleanliness of the property from that. We offered you a cleaning service through our partners as an option. Once again you reacted so strongly & quoted the law, once again, we had to inform you that we know the law and this is an option. 8. They were unable to provide a check-out report, Incorrect: The report was emailed to you 15th Feb 12:09 pm 6 working days after the move out. 9. but thankfully refunded the full deposit - although this process took more than two weeks and involved various chasing emails. Incorrect: The deposit was refunded to you on the 18th. Which is 9 working days from the end of tenancy (law allows 10 working days). Your duress didn’t not influence our working timeline in any way. 10. Whilst their service was friendly, and Oliver always did his best, my experience dealing with this agent was nothing less than a nightmare and I'll be warning anyone moving to this area to avoid using them at all costs. We provided the best services we could and as you can see from 94% excellent reviews, I am satisfied that your experience has been subjective, related to our inability to release your form your legal contract, highly emotive, not based on any real evidence of bad service.

Best Estate Agents in Tooting. Lace and Oliver are both very trustworthy, knowledgeable, efficient, kind and friendly estate agents. They were able to find suitable tenants for my property and they kept me informed throughout each stage. I would highly recommend this company.

Do not use property people
Do not use property people! Never had such awful customer service in my life. Rude and unacceptable. We have reported mould since the beginning of the tenancy and they have done absolutely nothing and no apology from them. Whenever we had an issue we politely approached Asad and Natalie and let them know. It would take ages for any response and we almost always had to chase it up. It has been a nightmare dealing with them and would not recommend to anybody!
Dear Daisy, Sorry you had to give such an emotive review. We have never been rude to you.We have always relayed your messages to the landlords in a timely manner. The landlords have tried best and spent great sums to make your stay comfortable since the beginning of tenancy. (we have numerous invoices if you would like proof)We have done our best to assist you, making ourselves available on a short notice (half hour on a Saturday when one of you locked themselves out).I have personally come on a Sunday to deliver dehumidifier to you. If you only try and see from the landlords' perspective, they had managed perfectly well to live in their home without problems before your tenancy. We wish you best of luck in the future. Asad

Had some problems getting things fixed
Had some problems getting things fixed, multiple times had to have a call out a work for the dishwasher, and when the workers made an error re-installing it we were accused of "not being able to manage a dishwasher" by the agent. Since the agent realised it actually wasn't our fault, they seem to have trusted us more, but that definitely soured our experience with this agency. The initial process was fine, but it's never been anything better than just fine.
Hi thank you for your review. We are sorry that you haven't been completely satisfied - every time that we were informed of an issue we always sent someone in straight away to attend- from our handyman to the relevant engineer. The appliance engineer for the dishwasher visited multiple times and we were relying on their information that they gave us initially which was that it needed to be re-set and it was simple. After that we transferred the job to our own workman and that changed the situation. I understand it was a frustrating process, but we do respond promptly and try to manage situations as best we can- also we do have to have to rely on the advice of professional tradesman as well.We appreciate your feedback and we hope that we can improve on your experience moving forward.

Lacie has always been quick to respond to any questions or concerns that we may have and try to find a solution that works best for us as tenants. She is very welcoming and professional.
Where the same review appears twice we show it once. We leave out reviews that name another agent or another of the brand's offices.
