Google**BUYERS/RENTERS - BEWARE! ⚠️**
I saw a listing for a beautiful flat on RightMove. One of the agents from this firm then reached out to me to schedule a viewing. While they were very accommodating, I noticed the agent was apprehensive about sharing the address of the exact location of the property for the viewing. It turns out that the flat is inside of a homeless shelter rated poorly for rat infestation and smoking, amongst other issues! I have nothing against homeless shelters, but I would warn anyone looking into possibly working with this leasing company to be aware of possible false advertisements of their property listings/inventory posted online and through third-party rental sites.

GoogleI had a viewing scheduled for Friday, which I booked three days in advance. When I arrived, I was told the property had already been let. No one contacted me beforehand to cancel or update me, which is incredibly frustrating and a complete waste of my time.
What’s worse is the lack of care when I called to raise this, the rep was dismissive, and there was no real apology or accountability. If the property was at risk of going quickly, why wasn’t I informed and given the option to view it sooner?
This level of communication and consideration is unacceptable. I would not recommend based on this experience.

Hi there,
Thank your for your feedback. I am sorry you had negative experince at this time. When landlords choose to market their property with multiple agents, the agents themselves are quite often left out of the loop. In this case we arrived for viewings and were informed by the landlord at the last minute that the propety had been let by another agent. Hence the information being passed onto you this late in the viewing prosess. We would never intentinally waste landlord or tenant's time. I hope you and understand this.

When property owners choose to market their property with us there is only so much information we can gather. A lot of the information comes to surface when the offer has been made and accepted and solicitors are instructed. All of offers are subject to contract that the solicitors draw up. Once solicitors start doing their work as its their job, if there is a problem, it’s down to the owners or their solicitors to address any issues that come to surface as a result of solicitor’s work. If you recall the property owner had also paid fees and instructed their solicitors and we prepared a memorandum of sale and sent to both solicitors. In this case once the issues came to surface we chased the owner every day. As it happens the property is till empty to this day and no other offers have gone forward. We would never intentionally waste clients’ time. As we work on a no sale no fee basis we lost all of our time and marketing costs. I hope you can understand this.
