Reeds Rains team at Newcastle under Lyme branch were very helpful with my recent purchase. Working with their partner iamsold we purchased the property through auction which I was a bit nervous about as it was the first time we had bought through the modern auction process. The team kept us updated on progress throughout the purchase, supported us with additional viewings and answered our queries with the vendors quickly and efficiently.I collected the keys today and they even gave me a box of goodies to take away which included household essentials, discount vouchers and even a bottle of beer for good measure.Thanks…. And keep up the good work guys !

I would not recommend reeds rains…

I would not recommend reeds rains Evesham if you actually want to sell your house. The viewings we did have were either people who hadn't got their own house on the market, who hadn't sold or hadn't got a mortgage in principle. Most of the viewings took at best 5 minutes which I know as I had a ring door bell and I went over to my neighbours house whilst the viewings took place. How the hell you can properly show someone around a decent sized 4 bedroom house beats me. Communication was rubbish I had to keep contacting George to find out how the short viewing went. I found their enthusiasm to actually sell my house was poor so in the end brought Leggett and James in as well. As soon as Leggett and James came on board Reeds rains basically sat back and waited for them to sell my house as they still wanted their commission regardless. It took Leggett and James 4 weeks and it was sold. The only thing Reeds rains did was repeatedly tell me I was in breach of contract and would still be liable for the fee. Funny that surely they were in breach of contract for not giving a s***t and putting in no effort apart from taking pictures and putting the house online. Oh and apparently sending a few emails out. The one thing they were quick at was chasing me for their money when my sale went through. Save yourself time, money and a lot of stress and go with a quality estate agent such as Leggett and James who were amazing and a hell of a lot cheaper!!!

Poor service, don't answer phones, don't reply to left messages, don't respond quickly to enquiries. Example a text message sent to me for a viewing both on wrong day and wrong time then confirmed via a incorrect email. I had to inform them of there blunder. Incorrect details on house specifications sheets. No follow up quickly after a viewing for feed back .

Reed Rains- Put all the hassle into moving

We Recently used Reeds Rains Castleford in September 2022 after being sold the “we will take all the hassle out of buying and selling for you” dream.We had an estate agent called Rebecca come to the property and give us an estimation of £110k-£120k, however she said go for offers over £100k when listing to attract more viewers. After speaking to other people for advice we decided to list the property at offers over £110k as we knew we couldn’t afford anything less.From the moment we said we would like to list our home through Reeds Rains we were hounded to rush to be at home for pictures taking of the property, pay for EPC ratings, and pay up front for pictures taking- this was before we had even finished doing last minute touch ups of the house which we had asked for a couple of weeks for due to work commitments . From the day the house was listed on the open market we were kept in the loop with phone calls and emails updating us of buyers offers- this was great and the reason Reeds Rains have been awarded 3 stars! We had around 10 viewers over a 3 day period and We were offered a few over the asking price offers. We were encouraged to go with the investors offer £8k over the asking price. We were ecstatic at this offer and assumed it was all good to go.Then came the issues. Reeds were happy to immediately invoice us the prices for both our buying and selling solicitors- however they forgot to instruct Homefast (the pricier company they use to save us the hassle of searching for solicitors ourselves) to process our purchase part- this held us up for two weeks and was only picked up when my partner chased why she hadn’t received any paperwork for this part. As we were buying our new property off my partners parents who have the same surname as ourselves- Homefast then proceeded to instruct the same solicitors for both parties! This had to be chased to be changed! Which again set us back.We then got the devastating news that our valuation was almost £10k less than the original asking price (£18k less than we had accepted) we were then met by what I can only describe as arrogance of the estate agent lady advising we should be grateful our buyer has offered us £110k as a good will gesture and that we should “snap his hand off” - this left us still low of the amount we needed for the deposits and fees. We had to negotiate a price and agree on a £6.5k loss offer! Our estate agent wanted to remind us that she estimated around £110k and it shouldn’t come as a shock to us! Therefore we should be happy with £111.5k - Well it did come as a huge shock after being encouraged to accept £118k originally! Homefast then proceeded to make blunder after blunder losing paperwork and instructing the process to stop - they just couldn’t get their heads around same surnames (a telephone call would have cleared this up) we were fortunate that we were buying our parents house as we could communicate between one another as to where we were in the process! If we hadn’t had this luxury I genuinely believe we would still be waiting for paperwork and the house sale still delayed.During any of this Reeds were nowhere to be seen.All parties agreed on a 1st December completion- on the day of completion our buyers solictor informed they couldn’t release the money! At this point we had got all our items off the removal van into the new house ready to move the parents out into their new house! We were forced to all live together for 8 days whilst the finances were sorted and money re requested….. such a stressful experience in itself and not a Peep from RR to keep us in the loop!! RR called two days before the expected sale date asking us to take our keys in ASAP to make the transition smoother for the buyer on the date. On the day the house finally completed we spent the entire morning trying to get in touch with RR as our buyer was once again putting the moving date in jeopardy… fortunately this did process by midday.RR made a courtesy call to our parents to make sure they had moved in and were happy and settled - our parents hadn’t even used their services! We however had used RR and paid a substantial amount to them. We haven’t even received so much as a call or a check in email since. They happily took their money on completion date and disappeared once again into the great abyss! We had other potential estate agents to select from that were a significant amount cheaper- but Reeds Rains stated they would be with us every step of the way and take the hassle out of it all. It has been the single most stressful and disappointing experience of our lives and I would not at all recommend using Reeds Rains for a house purchase or sale! I feel as sellers we were less favoured than our buyer, and often we felt talked down to as though we were stupid and should be happy at the inadequate service we were offered. A terrible experience- look elsewhere!

A buyer found but communication not as good as usual

i wasn't kept informed of the viewings and feed backs until i chased (perhaps as Reeds Rains know me, i'm beginning to be taken for granted a little) but when i've made calls to the office they were always polite, professional and courteous and answered my questions. a buyer was found for my property in 4 or 5 weeks at a lower end price but the main objective was acheived and i'd use them again.

I would recommend you don't rent from this company for a number of reasons:1) Fire safety: I place this at the top as the most serious. My apartment had damaged fire detectors that I made Reed Rains aware of. This was ignored for over half a year. As well as this the batteries were 8 years out of date indicating that safety checks are not in place or followed.2) Communication: Any times during or after my tenancy I required information in often simple matters it took weeks for a reply. Often this reply was to place responsibility at another of their colleagues or did not answer the original question.3) Behaviour: Many of the employees I have had the misfortune of having dealt with have been quite passive aggressive and unprofessional. It gives the feeling that you are just an inconvenience for them. 4) Deposit: This inevitable ties in with the previous two points, over two months past my leaving date and I am still waiting on the return of my deposit. This is due to the previously mentioned communication and behaviour issues I've encountered. Whenever I've asked for any evidence to back any claims it is met with a long wait and an inadequate and often as mentioned passive aggressive reply.I'd much rather not have to write a review but feel it is important to hopefully steer a potential victim away from this company.

Not impressed with them

Not impressed with them I find the reaction for booking a valuation lacks ......its very mechanical even though they offer a free valuation ( only if you are selling NOW ) they come across arrogant and not wanting to offer a service that would reflect what you are selling They miss the point. We are the client and they earn from the sale but they come across as they were in the 80's. Poor service Use another agent is my advice
