Where do i start.... I have two flats with Lakin & Co which they fully manage currently from the time i purchased them back in 2010. I have never once had any issues renting them out or had any problems with any of the flats, until recently where my flat had a water leak from one of the Flats above, the Tenants contacted Lakin & Co and in turn they contacted the Property Management company who were not of any help and brushed it off, saying you would need to call a plumber even though it was stressed to them that the water was coming through the light fittings and the sockets and no one could source the leak. Only the quick thinking from Alanna Moore (Management team) for calling in the Fire services saved all the flats in that block from getting flooded and stopped any harm being caused to anyone. Unfortunately the flats were inhabitable as they were waterlogged and we had to re-home the tenants, which Lakin & Co fully took charge of and kept me updated from looking after the tenants needs to getting the damage re-reimbursed from the management company. I am so grateful to Lakin & Co, especially Alanna Moore who has tirelessly helped me turns things around from my flat not being fit enough to be rented out to getting it rented out in a month. This just showed me that Chris Lakin and his team are the best in the business and i am ever so grateful to them. I would highly recommend Lakin & Co to anyone who is looking for trustworthy, professional and friendly Estate Agent. I found Lakin and CO on a Google search when we were in a difficult position trying to change the maintenance and care of our house to a friendly, professional and family-run agency. Still waiting for the property maintenance team to call me back. I’m wanting to make a complaint about the tenants they’ve put in the house next to me! I would never use this agency for my properties. It’s been a horrible experience, if this continues we would be looking to move! The tenants are loud, have no respect for their surroundings/other neighbours or the property! This agency is a joke! UPDATE: Response to message from Lakin & Co below Dear Mr Lakin, Thank you for your response. I am relieved to see that you have a more measured tone in your message below and not like the aggressive and threatening email I received from you following my initial review. There was really no need for you to threaten me with legal action if I didn't remove my factual review concerning your agency. However, I am surprised to see that you are accusing me of being defamatory and my review as being untrue. Let me clarify for you. As you can see from my initial review above. I am complaining about your staff not returning my calls or responding to emails. I am not questioning the speed your employees pick up the phone or your computer generated acknowledgement to my emails. I think you'd agree these are two very different things and you are mistaken. As already stated, the only communication I have received from you is a threatening and aggressive email, threatening me with legal action if I didn't take down my review. Happy to publish your email if it helps. Furthermore, as I already stated in my email to you, I couldn't care less what you or the owner thinks, you do not have to live next to your tenants and I have taken your advice and reported your tenants to the Police and to the local Council. They have both taken my complaint seriously and agree that we should not be harassed by your tenants or have to put up with any antisocial behaviour. Going forward I have a direct line to report any further disturbances. Please ask your tenants not to trespass onto or cause further criminal damage to my property. As previously stated in my email. Your email was shared with my neighbours who will contact the Police or Council directly if we have any further issues. That is why they have not contacted you or the landlord directly. I trust this clarifies my position and clears up any misunderstanding on your part. Kind regards
