Myself and my fiancé applied for our first home through Frank Innes. As this was our first time applying for a house, we weren't sure what to expect. We knew houses go quickly, having missed out on a house we enquired about a couple of weeks previously with another letting agency. We are getting married in September and so securing a house for us both has been a big worry this year. When we informed Frank Innes Letting Agents that we wished to apply for the property we viewed, they sent us an application form via email that same morning. We visited Frank Innes to hand in our application and met Emma, who we thought would simply take our form and tell us that they would get back to us soon after reading it through. However Emma asked us both to take a seat and within half an hour she reserved the property for us, communicated everything we needed to know, took a holding deposit from us and gave us a check-in date to receive our keys. We were both amazed and left the meeting overwhelmed with excitement and happiness that we had so easily secured our first home. Emma was brilliant with us and so efficient. She also had a very warm and friendly demeanour which put us at ease. We have so much gratitude towards her for how quickly she accommodated us, particularly after how stressed we have felt about finding our first home.

I have been operating a Buy To Let portfolio of properties in the Uttoxeter area for 25+ years. For the last 18+ years the portfolio has been fully managed by Countywide. Prior to using Countrywide I had jumped between 3-4 unsuitable managing agents who simply did not “deliver the goods”. In Uttoxeter the Countrywide office is branded Frank Innes. For the last 16+ years I have been working with the same Manager at this office; Emma Mallin. In the rental marketplace this is very unusual. There is usually quite a turnover of staff, mainly due, I would guess, to the stresses and strains of dealing with Landlords and Tenants day-in, day-out. However, Emma has “stayed the course” and throughout this time has delivered an incredibly professional, competent and friendly service. From quickly finding tenants to fill the properties, ensuring compliance with masses of rules and regulations, or delicately dealing with the occasional “rogue” tenant, Emma has always delivered. In essence, Emma has made my job much easier than it might be with a less supportive Rental Manager. If you are looking for someone to manage one property or twenty properties I recommend that you should give Emma a call. Highly recommended.

Me and my partner went to have a look at a house in Cheadle and we had the lovely Eden show us around, she was very helpful with showing us the house, giving me ideas for each room for example telling me I could use one of the rooms for my daughter play room (which I will be doing) she was very lovely, any questions I had she answered them straight away, if me and my partners had any questions for the future she told us we can just give them a call straight away and they will help us with anything. Me and my partner were very happy with the house and let her know straight away, she was very polite and lovely and me and my partner were happy with it all so thank you Eden!!

The Frank Innes team from the Uttoxeter office have been brilliant at caring for the needs of me as a landlord and supporting the tenants in my property. Emma has been my preferred lettings manager for 6 years now. Nothing is too much trouble for the newer member of the team, Sim and the seasoned branch manager, the aforementioned Emma. We have had several “bumps in the road” recently regarding my rental property but the staff have taken the majority of the stress from me and ensured we have come to right conclusions. They are both patient and supportive. I cannot thank them enough for keeping me appraised every step of the way from finding me potential viewers, managing the viewings, organising all pre checks and assisting my tenants with a seamless move in. Following a very stressful telephone conversation, informing us that our house purchase, due to complete on 29th June had been withdrawn by the sellers, leaving us homeless, it was Louise who saved the day. Having done some 78 telephone calls over 3 days to try and find a rental property, it was Louise who found us a temporary home, from the first phone call she was professional, showed empathy for our situation, and did everything she could to help us, which is amazing, considering the short notice she had, have to say a big thank you to Millie as well, who got very involved after Louise had left for the day, and secured the rental for us. We are now able to proceed with our sale as planned, and not let our buyers down. We all need people like you to pave the way, when difficult situations come along. Thank you again ladies 👏 Amazing

They always have been very consistent with all of my needs and enquiries etc. Have mainly dealt with both Emma and Louise. Both of these ladies are very approachable and professional. I never wrote reviews for letting agents but Frank Innes is one of the agents i worked with who deserved to be reviewed, so let me put all my experiences in one detailed review. We rented a property in Uttoxeter for two years with this agency. 1. We were travelling from London with our new born on 29/05/15 to receive the keys and enter into the new property. This is after passing all the references and paying initial deposit and rent. There was an unusual incident on M1 we got delayed for couple of hours, we requested them for an alternative place to collect the keys, because we are travelling with new born. We asked them to take keys with them and we can come anywhere in Uttoxeter to collect the keys. But the two options they gave us are either fly to Uttoxeter and collect keys before they close or pay 400£ for them to wait for 2 hours. How generous they are. Yeah that's right 200£ an hour. Luckily company i am working for arranged temporary accommodation for that night in the last minute. 2. Charging for reference fees, never ever mentioned this to me. Apparently everytime i do the reference check they charge me 24£. Apparently this the amount they charge for literally filling up a form. 24£ per hour!!! this person should have amazing skill, knowledge and talent to fill this form to charge 24£ per hour. Btw all my previous landlords and letting agents never charged a penny to ddo this. 3. Yes you guessed it right. This problem occurred with returning deposit. We vacated on 28/06/2017 and inspection is carried out on 30/06/2017, we got inventory report on 04/07/2017. Irrespective of returning deposit in 10 days rule, they carried out another inspection after inventory checkout and now charging for cleaning something which isn't in the inventory report and which was already been cleaned by a professional cleaner. I came to know about it on 25 july which is almost month after we vacated property. These are the honest experiences and i let you guys to decide to choose them or not. Wearing a suit doesn't show professionalism, it is the service you provide that shows the real professionalism. UPDATE: 3 months since the date we moved out of property and yet to receive our deposit back. Doesn’t at all surprise me.

Since first requesting to view properties via Rightmove with Frank Innes, my experience with them has been great. The ladies in the office are kind, will have a laugh with you over the phone, and it's all very comfortable. Emma and Eden have been great throughout the process, and when speaking to them in person they're lovely, friendly and professional. Even though we had to pull out of renting a place using Frank Innes due to unfortunate and unforseen circumstances, they were decent and understanding the entire time.
