Beautiful house designs and layouts. Personally choose the Houghton design for the “disguise” open kitchen plan. As a first buyer, it’s been a smooth experience going to different stages with great support from the Team, first it was Rob and now, Kyle whose best statement is “you can ask me anything whatsoever” and as a first time buyer, that’s a good thing to hear. Thank you for all the support. It’s been good so far, hopefully complete soon and I can’t wait to grab the keys to my new home.

House, location and the builders have been great, the post purchase customer care has been fantastic, with great communication. Only a few little niggles, nothing really and they have been fixed quickly. We were due to part exchange, we had already reserved the first house but the sales team sold it from under us! We reserved a second house and all was well but for some "legal" reason, they couldn't part exchange (this was never really fully explained to us). Move with us who were selling (either on part x or separate sale) were terrible! no communication until they wanted something, then all rush rush rush. I certainly would not use them again!

Fantastic Kyle

We had an appointment with Kyle at Snibston Mill on Saturday. We are looking to purchase a new home in 18/24 months and had been looking at St Modwen developments to try and get a feel for the 4 bed properties. Kyle replied back quickly and arranged an appointment for us to discuss what we were after. Kyle took time to show us around a couple of the 4 bed properties that they had at Snibston Mill, which they did not have show homes for. He was an absolute credit to the company, funny, engaging and listening. Nothing was too much trouble. He advised us of a couple of properties at a similiar development at Egstow Park and even phoned ahead whilst we were en route to let them know we were coming. Absolutely fantastic customer service.

Tim Melia came round to repair a hole…

Tim Melia came round to repair a hole in our ceiling and did a fantastic job. He was super lovely, professional, and really considerate while working in our home. He made sure to properly cover the area he was working in so dust and debris didn’t end up all over our kitchen counters, which we really appreciated. He also cleaned everything up afterwards and left the place spotless. Really happy with the service and would definitely recommend him!

Our journey with St Modwen Homes, Snibston Mill, from the initial contact with them until we moved in last week, has been a pleasure. Kyle, Ellis, and Lee were so helpful and understanding. Every contact we made with them from the first visit to this site until now is unforgettable. The whole team is absolutely fantastic. Even after we moved in, Ellis has made a couple of visits to make sure we are OK and settling in well. Kyle was very friendly, professional, and helpful in every step of our journey to our first home; he was always there for us. Ellis and Lee were also very friendly and professional; they took an extra effort to make sure everything was perfect. We felt like the whole team is really enjoying their job and giving their best to make sure all their customers are 100% happy and satisfied with their service.

Thank you for going an extra mile

Just wanted to thank St. Modwen Homes, and specifically Matt and Lee for going an extra mile and reducing my doors in height. I recently moved into my new home and decided to do the flooring myself. I realised the gap between the floors and doors is too narrow. St. Modwen kindly offered to adjust the height of my doors. We agreed on the date. Matt and Lee were extremely polite and efficient, completed the job swiftly and left the place clean. They even allowed for the thickness of door thresholds which I hadn't taken into account myself! Many thanks for being so helpful and accomodating!

Snibston mill

From the day we walked into the office at Snibston Mill, to when we moved in, Kyle has been amazing, He has made our journey unforgettable. He is always friendly, helpful, supportive, proactive, nothing has ever been to much trouble for him. Kyle always kept us in the loop with the development of the house, which made the process a lot smoother and less stressful. He really is a credit to the company! The whole team have been brilliant, everyone is always very friendly and helpful. We are grateful for all that Ellis and his team have done, always there to answer any questions we had and ensuring our minor snags and gate issues were sorted out efficiently. We are very impressed! First Time Home Owner

I am so happy in my St Modwen's home, the whole experience from start to finish has been really good. The after care I have and continue to receive from Josh the Customer Service Manager is exemplary, he has gone above and beyond to help me settle in my new home. I am a first time buyer and was a bit nervous about the responsibility of owning a house but Josh has made it so easy, nothing is too much trouble for him and it is evident that he really cares about the customers. 16 months later and the customer service continues to impress me

I am quickly approaching the 16 month mark since moving into my St Modwen new build in Glan Llyn, and I just want to say a big thank you to Josh and team from customer services who continue to be supportive and helpful in every way even to this day. After moving in to my house in Aug ‘23 I was impressed with how quickly Josh and team helped and responded with small snags that I picked up in the first few weeks. I did not however expect the level of support and service to continue consistently past the one year mark. I couldn’t thank the team enough, and will continue to recommend St Modwens based on the customer service alone!

Our first home in the UK and 5 stars to Richie

We moved in in July 23. There were 100+ snags found by the home inspector we hired whilst most of them were medium/minor severity except there were a few made us slightly worried. Over 60% and 85% got fixed in 3 and 6 months respectively which we were happy with and had an expectation all could be fixed in next 2 to 3 months.1 star was taken away as some items are remain outstanding e.g. scratches found on Keylite window, broken corner tiles on top of garage, investigation results against NHBC standard of bowed and tilt walls even we followed up with customer service for a few times, no further update from them over months. This experience made us a bit disappointed and frustrated of keep chasing up. That said, I'd happy to give a 5 stars rating to Richie - the technician from St Modwen, who fixed many snags for us even some of them were not in the snag list. He is friendly to share his DIY experiences and gave us some advices. We appreciated his great work.Overall we are happy about our new home. Just to share our experiences to manage potential buyers expectations. To be fair I guess our experience may happen even with other developers.
