GoogleWe sold our house through Nicola Kennedy Residential. Early days when we were thinking of selling we gave them a call and Riccardo came out to give us a valuation and explain their terms etc. Riccardo spent almost three hours with us which made the process very clear. When we decided to sell he was very helpful and available almost 24/7 (I'm not sure when he sleeps!). A great rapport was also created with Nicola via the WhatsApp group set up purely for our house sale. Communication, enthusiasm, commitment and local knowledge was obvious from the beginning. Fees were very competitive as well. Our house was sold in 19 days. I wouldn't hesitate to recommend them.

GoogleIf you happen to live next door to a property "managed" by this outfit, God help you. Anything needing done that affects a neighbouring property seems to take forever, and they obviously let out places to people who think it's perfectly acceptable to live in a pig sty. Disgraceful.

We had such a positive experience, we chose them to sell our own home despite being outwith the local area. Communication throughout both the buying and selling process was exceptional. GoogleWe lived in a property operated by Nicola Kennedy Residential, letting. At first, everything was all pleasant until we handed in the notice of termination of our letting contract. The letting agents repeatedly without knowledge or consent accessed the property during the working day whilst we were at work after noticing that doors were left open, lights left on and the property was not in the condition we would tend to leave ourselves. We challenged Nicola Kennedy and they persisted to access the property for photos and viewings without the option of a representative to oversee the protection of personal belongings and valuables. Upon exit of the property, I contacted the Letting protection service to refund our deposit. I was contacted by Riccardo, he claimed that the property was in a unsatisfactory condition listing dust on the skirting board, smudged mirrors which required a cleaning contractor and various repairs including to blinds which were already damaged. He requested that we should pay £170 direct to the letting account and he would refund the whole deposit. We refused this request and claimed the full deposit to get notified that Riccardo had claimed £ 524.72 which was a complete fabrication of invoices. We confined to dispute via the LOS adjudication and thanking the officer ruled in our favour and we received the full reimbursement of deposit. To proposed tenants, please avoid this rogue letting agents. There practices caused a great deal of stress and uncertainty during the time we spent at the property. Ensure you have plenty of evidence photos and videos before and after tenancy to protect your interests. To landlords, have you received direct feedback from tenants? Do you consider the effect that our chosen representatives are acting in an unethical and immoral practices?
Hi Ross As you have now given us two bad reviews, firstly your partner 5 years ago and now yourself showing texts that are 5 years old I can feel and see how much the end of your tenancy has affected you. For this Riccardo and I are sorry,this was never our intention. As you will see, we have over 100 five star reviews, which for a company now established 13 years ago is exceptional, we consistently work hard to ensure tenants and landlord’s are respected. As you said in your own words your tenancy was great. Any interaction with us from viewing, referencing, setting up your agreement and your tenancy itself, all great. Thank you for this. I do agree, you both were wonderful tenants. On leaving a property checkouts can often be confrontational, thankfully we rarely experience this due to our meticulous records of check ins and check outs and of course our great relationships with tenants like yourself. In your case the landlord on evaluating your property was happy to agree an amount that we proposed to settle your account quickly. As you didn’t respond we of course had to enter into a deposit dispute, this is never welcomed due to the time taken up for both parties, a lengthy process indeed. Unfortunately for the landlord she didn’t get the chance to submit her evidence as LPS mixed up the actual deadline for her. They apologised for this however I can see how that now looks for you, more accurately how that looked for you 5 years ago when you received your full deposit back despite issues being left behind by you both. As an agent we no longer use LPS due to this error as the landlord was left frustrated and clearly so were you which now impacts on us as you have negatively reviewed us twice. I hope this information helps give you a resolve to the issue as we truly hate that after all this time it has affected you so much that 5 years on you are still haunted by this. Personally I feel in life anything that haunts you this much is never a positive to hold onto. If you haven’t received a resolve by now then let’s find it together. You were a great couple to deal with, accidents and cleaning disputes happen however they can never shadow years of a positive relationship. We can even recall the LPS proof to reassure you of the landlords intentions at the time. The industry is facing a difficult period ahead, landlords are selling and agents are closing, in some cases falling under liquidation after withholding months of rents from their tenants, even failing to register the tenants deposits with the Government approved schemes. I certainty agree with Ross, any landlord reading this, if in any doubt seek all the information from your agent to reassure you. A good agent will have everything you need. GoogleWe bought a house through Nicola Kennedy and ended using them to sell ours. Our house (the one we were selling) was in a very desirable area and I was going to sell it myself, if I had followed that path I would have been £50k lighter, so, yea, pay the professionals, it is worth it. Nicola and Riccardo were great through the whole process.

Their knowledge of the market in their area is superb and Riccardo's supply chain is impressive. Not only can they assist with property maintenance, they willingly pass on discounts from their suppliers. For a smaller agency, they deliver first class service, well above the prices they charge giving outstanding value for money. They sold a flat for me in a slow market within 2 days!! I was expecting it to take a few weeks. I believe this was down to linking up the right buyer with the right property and not just hoping any fit would result in a sale. Not only were the able to create a beautiful profile online that helped attract the audience needed to sell it but their advice on how to market it, how to present it and ultimately what to expect from the sale were second to none. They truly offer a level of service that I have never experienced before from an estate agent. The lines of communication were kept open to ask as many questions as I needed and offer any reassurance when required. Through their complete understanding of the market meant that my home sold within 1 day of going live, there were no hold ups or delays. If I could award 10 stars I would.
