Macclesfield office and maintenance should hang their heads in shame!After 3 days in a rented property the plaster fell off the wall of my twin 2 year olds bedroom - the next day we had Reeds Rains contractors round who declared it was damp from a hole in the roof. I offered to pay for the fix on the day to protect my children but was not allowed as it had to go through our landlord and Reeds Rains.For 4 months we chased Reeds Rains, their maintenance team (based in Southampton with no access to a phone for 3 months despite never being available as they were 'on another call' when we contacted the maintenance team). Children were sick regularly, we taped the wall up, took our sick children into the office to prompt action...lots of sympathy and promises from various people but zero action or communication to explain why nothing was happening. We escalated our complaint after researching (as nobody in the process shared our possible next steps), 3 months later our landlord told Reeds Rains maintenance company he would not be fixing our roof or wall and he was angry at us as previous tenants hadn't complained. The maintenance company disappointingly told us this was the end of the process and there was nothing they could do - despite him obviously breaking his contractual obligation to four rot free walls and a roof.After almost 4 months of a young family living in a damp house and paying full rent whilst chasing people on a daily /weekly / monthly basis it got fixed for less than 3/4 of our monthly rent.Ongoing issues after 5 months include:*Bath not attached to the floor and fell on my mother in law 5 months ago - not fixed*Washing machine broke - not fixed*Dishwasher broke - not fixed*Fireplaces not attached to floor or walls - not fixedStill paying £1200 a month for this bargain and service - as a renter I suggest you avoid this company as they have not supported us, shared any information, expressed an interest in our welfare beyond taking our money and passing on our landlords cut.

Hello Vincent,Thank you for your comments and I am genuinely sorry to hear the problems that you have experienced with maintenance since moving into the property. When a maintenance issue is reported, our Maintenance Department have to take steps to gain the authorization from the Landlord to proceed with the works and then engage with a contractor. In this instance, this process did take longer than we would have hoped and was due to the original contractor having to be removed from the job. This meant that we had to begin the process again with a new contractor. I am pleased to hear that these works are now completed. Regarding the other issues that you have raised, I can see that we have approached the Landlord for the authorization to get these issues resolved. Regarding the Salford Quays branch.They refused to comply with a request for our landlords address in line with Section 1 of the Landlord & Tenant Act 1985. Explicitly stated that the request was in line with this act and still declined.Requested a "relisting" fee, we came to an agreement to move out of the property early due to antisocial and criminal behaviour from a behaviour. When asked for an invoice and an itemised cost of the fee, this was also refused. £350 + VAT was requested to "relist" the property.Money was taken from our deposit to pay for a skip so a new drive could be laid. We were informed that "Rubbish had been left in the bins and a skip was needed to remove it" (unsure why the bins couldnt be put out for the bin man). We have since been back to the property and have seen a whole new drive has been laid. We are now being threatened with small claims court for the relisting fee. We are still in arbitration regarding the outstand part of our deposit that was not returned.Complaints have been made to Salford City regarding there practices and inability to follow tenancy law.Avoid.

Leah and Tom were both very helpful and kept me up to date and chased solicitors etc. On the day of completion there was an issue with the funds being released and it was late in the day when we got the keys but Tom arranged for them to be dropped off as soon as funds had cleared. I wouldn't hesitate to use them if I move again.

Moved out of a property over 2 weeks ago, no deposit returned even though full return was authorised by the landlord. No communication from the office, no one replies to emails honestly shocking from all departments. We have even been chased for rent that is not due. Our deposit seems to have disappeared into thin air and no one will get in contact with us from Reeds Rains Didsbury, we are horrified at the whole process with them. We received an email to say our deposit was no longer being protected over a week ago, but it has not been returned to us since it was sent, so where is it? DO NOT USE THIS LETTING AGENTS

I've rented with some bad agencies in the past, but these guys are on another level. Several cases of mistaken identity - had repair jobs turn up at my door stating my name and house number when I hadn't called anyone.Communicated with us over a move date and then a week before tried to claim we hadn't given notice. Nearly last two months rent as a result, which we had to fight for.On moving out they picked on every spec of dust and blamed us for damages that were already there. They lost email communications from us, which led to issues on the moving out period as above.They promised to fix spelling errors in our names on contract, but then refused and stated it's because our official documentation arriving in the country was wrong - still can't believe that one.All in all a terrible experience... Avoid!

But thanks to all the staff at the Chorley branch for helping me out with every step; particularly the Lettings manager Nick Reid. He has so much confidence in his voice that it was very reassuring when I spoke to him; thereby making the whole process less stressful for me. Just bought our first home where Reeds Rains were the agents. We had quite tricky sellers and the whole process ended up taking far longer than it should have, but Angela was an absolute superhero in pushing things forward for us, chasing the sellers and both sets of solicitors to keep the pressure on for us. Considering we were paying her a penny as she was working for the seller not us, she really went above and beyond to sort out our issues without ever making us feel like a burden.We'll definitely be asking for Angela when we come to sell our house in the future!

Extremely Disappointing and Stressful ExperienceI had the worst experience with Reeds and Rains. The property was listed on the market for £850 per month, but we agreed on a rent amount of £800. I paid the advance rent of £800 to Reeds and Rains, and I was instructed to pay the security deposit directly to the landlord. All parties signed the tenancy agreement at the agreed amount of £800.We moved into the property with all our belongings, but just two days later, Reeds and Rains contacted us, demanding that we re-sign the contract for £850. They have repeatedly threatened me and my wife, saying that if we do not sign the contract at the higher amount, we would have to leave the property. This has caused tremendous stress for myself and my family.With over 150 years of experience in the UK market, I never expected such unprofessional behavior from Reeds and Rains. I am extremely disappointed and would not recommend this estate agent to anyone.

DO NOT RENT FROM THIS COMPANY! I am a teacher and work full time and am a professional person in every aspect. I rented a property and when I moved in it was filthy and I discovered fleas in the carpets as the previous tenants had kept cats against the rules of their tenancy agreement. The inventory they gave said the property was in "good, clean condition" throughout. It was disgusting. I contested this straight away. Nobody ever got back to me to address these issues or offer support. I have now been given an inventory upon moving out which shows the damages and obviously says I have caused them. Whilst I was living there their contractor came out to collect a quote for new carpets which had been damaged by the cats and to keep that money from the previous tenants' deposit. There is some kind of scam going on because they provide you with a copy of the inventory which says it is in great condition but are obviously taking money from people's deposits each time. I think they hope most people will give up pursuing them for money in the end if they make it difficult but I intend to go all the way to the property ombudsman and take legal action if I need to. I have sent photos taken the day I moved in, all emails sent and received to local branch for investigation. They were sent tracked and tracking shows they were received two weeks ago but I have yet to hear a thing. Meanwhile my deposit gathers interest in their account whilst they recieve rent from a new tenant. Thoroughly corrupt. Pontefract branch.

After seeking advise from CAB I’m completely and utterly appalled I have been discriminated against due to being on Maternity. Been made feel terrible because of my personal circumstances. I’m absolutely furious and upset to say the least. I have had to move due to Marriage Breakdown. And move in with my parents with my young baby.I was offered a house providing my mum made the payments. - can I not be trusted? The rent was then put up from £525 to £540! So basically I’m being held to ransom! The reason I need to move so quickly is because my Dad has Cancer and is being treated with TB, as a result my 3months old baby is not vaccinated.Sorry..... I’m not that desperate. The house wasn’t even decorated to a high standard. Still required a lot of work in the garden/painting.It’s not the only estate agents that have made me feel like this, it is a disgrace how you are treated because you have to claim benefits until I go back to work.Everyone is tarred with the same brush! People who has abused the system have ruined it for people like me! Just need abit of help so I support my daughter and I. I wouldn’t mind but I could provide a guarantor and three months rent upfront. On a positive note, Janet (who works at the Pemberton Branch) is so nice! She went above and beyond for me. Just a pity her colleagues aren’t the same!

We are sorry to receive your feedback and would like to reiterate that we do not discriminate against tenants in receipt of benefits and that many of our properties are available to tenants who may be in receipt of housing benefit; whether a guarantor will be required will, however, depend on the financial circumstances of the tenant as a whole. At the time of your viewing, as you mention, the property was in need of further work and had not yet been valued for rental purposes nor was it available to rent. The rent quoted to you by the landlord was based on an estimate and on the condition of the property at that time. Following substantial improvements to the property since your viewing, and a formal valuation of it, it was placed on the market yesterday at a rental price of £545 pcm ; reflecting the rents charged for similar properties in the area. If you remain interested in the property we suggest that you contact your local team again who will be more than happy to support you in your application or in finding an alternative property for you.

Not had a great experience with this estate agents, i understand that they are not allowed to tell you that the house is a repossession but the house i purchased had a garage that the estate agent didnt tell me about even though there were garage keys on the bunch of keys they had, that then cost double the amount of solicitors fees. After i put an offer in on the house and i had got a mortgage for it i got a sales memorandum through with all the information on stating that it had 28 days to complete which i was never previously told, buying a house is a huge process and not being told certain things and left in the dark about things is really not professional or great for the buyer so i wouldn't recommend Reeds Rains to anyone or use them again myself. I have also later found out that although the ad for the house sale said Council Tax Band B it is actually a C so, these should not happen as its all extra cash for the purchaser
