GoogleIf you’ve ever heard people complain about estate agents and thought, “they can’t be that bad,” you’re right. They can be worse. Meet Gascoigne Halman. If I could give them zero stars, I would - one is too good for them.
Our experience began pleasantly enough. A friendly agent confidently told us we could achieve far more for our property than we’d expected. We delayed listing for a short period, during which there were plenty of market changes. When we were ready to go live, we raised concerns about the proposed asking price, given those changes. We were reassured, again confidently, that it was still a smart price to list at.
It wasn’t.
The property attracted no interest whatsoever and sat idle for weeks. When we reached out for advice, the response was predictable but dissapointing. Reduce the price.
So we did. And then we did it again. And again. Over the course of our relationship with Gascoigne Halman, their only piece of advice when the property failed to sell was to reduce the price. In total, we reduced it four times, eventually knocking £40,000 off the original asking price.
We repeatedly asked for practical guidance. What could we improve? What might be putting buyers off? Could we at least refresh the listing photos so it didn’t look stale to the market? The agent “failed to see what this would achieve.”
That response neatly summed up the experience.
Beyond pricing conversations, we had almost no meaningful interaction with the original agent at all. Day-to-day communication was handed off to a rotating cast of five or six junior agents, none of whom showed much interest, urgency, or professionalism. One was so late to a viewing that we ended up conducting it ourselves. This same agent also received a cancellation of a 10am viewing at 3pm the day prior, but failed to inform us until 9:15am the next day! We have lives and a baby, we'd woken up early to prepare the house for a viewing that wasn't going to take place, all the while the agent KNEW and failed to inform us.
In total, we had over twenty viewings and not a single offer. The only “interest” Gascoigne Halman managed to generate came from complete time-wasters.
Throughout the painfully long period our property was listed with them, we repeatedly raised concerns. Each time, we were met with the same vacant response. No opinion or advice or independnet thought. Just “try reducing the price.”
Meanwhile, properties in our immediate area, clearly of a lower standard than ours, smaller and less modern, were selling. Gascoigne Halman couldn’t begin to explain why.
To be clear, we would have welcomed honesty. If something was genuinely wrong with the house, if the kitchen needed ripping out or the layout didn’t work, we wanted to know. At least then we’d have had something concrete to act on. Instead, we were offered nothing but an endless loop of price reductions.
Eventually, we gave up and switched to another agent, Kirn. The contrast was embarrassing. They gave us practical advice that was quick and inexpensive to implement. They clearly explained what was wrong with the existing photos. The difference in marketing was night and day. They priced the property competitively and explained the market conditions behind that decision. Most importantly, they actually seemed to want to sell our home.
It sold within two weeks. At the very price we had originally hoped to achieve with Gascoigne Halman.
The conclusion is unavoidable: The problem was never the house, it was the agent.
I will add one caveat. Near the end, a new member of staff, India, briefly took over our account after we had already given notice. I believe this was her first job and she was quite inexperienced. Despite that, she was polite, professional, and demonstrated communication skills far beyond anyone else we dealt with at the company. She was the sole bright spot in an otherwise dismal experience, which is, frankly, a damning indictment of the rest. I sincerely hope she finds a better place to work.

I am sorry if you felt that your experience was so negative, we would never wish this to be the case for any clients.
I was surprised to receive your review after approximately five months have elapsed since you withdrew your property.
Ultimately it would never benefit an estate agent to not sell a property, moreover, there is considerable financial investment into the marketing across all the most effective property portals, high quality marketing brochures etc.
For the record, several of the statements you have made are incorrect. I do not employ ‘five or six junior agents’ and I feel that some of the comments made are being unnecessarily embellished for maximum effect. Our staff are extensively trained and adhere to professional standards. You were provided with feedback from viewings and statistics from the property matching directly from our database and online portals. I still firmly believe our marketing brochure and imagery was of high quality and do not believe this to be the reason the property remained unsold.
Sadly the 20 viewings and one offer we received did not produce your purchaser, but I am glad you have now achieved success.
We have many clients with extremely positive feedback. I genuinely wanted to sell your home and always tried to give the best advice where possible.

We moved into a rental property managed by this estate agent last week, and it has been the worst experience we’ve ever had with an estate agent.
Before moving in, it was agreed that the property would receive a deep clean and the carpets would be professionally cleaned. When we arrived, the house was absolutely filthy. The cleaning was so bad that we found a mouldy toilet paper roll left on the floor, and the kitchen was so unhygienic it was genuinely a health hazard. It was in such a poor state that we couldn’t even unpack our belongings.
We had several family members helping us move, and the entire day was a complete waste because the property simply wasn’t fit to move into.
After reporting the issue, they sent the cleaning company back three days later. They were only there for around 20 minutes and cleaned very little. The property was still disgusting afterwards, leaving us to spend two full days cleaning the house ourselves just to make it liveable. That is completely unacceptable.
To make matters worse, the carpet cleaning was never carried out. The carpets are stained with food and other marks and clearly need a professional clean. The estate agent has now refused to arrange this, telling us to sort it out ourselves or contact the landlord. The landlord has already confirmed he paid the estate agent for the cleaning, so this should never have become our responsibility.
The photos speak for themselves. The lack of preparation, poor communication, and refusal to put things right have made this an incredibly disappointing experience. I would not recommend this estate agent to anyone.

Unfortunately I did not have a positive experience with the Macclesfield branch.
I approached them in May 2026 to market my property, a terrace in the town centre. They were initially responsive to me and organised a valuation very quickly.
The photos were arranged reasonably quickly, but I had to chase them after their initial deadline passed to get the brochure and listing ready. It was then posted on Rightmove, Zoopla, and OnTheMarket.
In the meantime, I had agreed to an initial meeting with their mortgage advisor but somehow they mixed up my details and were phoning someone else with the same name - and they shared some of my details with the wrong person. There was no apology for this.
Using their app, I could see that my home had many views on Rightmove however this did not translate into viewings. After a couple of weeks I was contacted about a viewing and agreed to it despite it being on a day I had initially said I couldn't do, as the agent on the phone was quite pushy about it being this particular day. When the agent arrived it was someone who had never been to the property before and she was unprepared.
After no feedback or offer from the viewing, and no further viewings, I sent an email to the office to ask their advice as to how to generate some interest in the property. Someone called me back and left a voicemail, which I returned and was told they were unavailable but would call me back. They did not. I followed up via email, twice, to no response. In the intervening period I went into their office and found my property was not being advertised physically in the shop.
I therefore gave notice to the agent, which they are supposed to acknowledge. After a follow up email 2 days later, I phoned them 4 days after the initial notice was given to be told they couldnt find the notice letter in their inbox. Somehow it was then found but acknowledged with the wrong dates on it, so I had to phone again to get it adjusted.
The date the house was supposed to be withdrawn from market came and went. The house wasnt taken off the market, so I had to chase this up with them, too, until it was actioned. They have also not arranged to provide me my spare key back.
Overall, this was not a good experience. I understand the housing market is not fast moving at present however the communication and organisation of this estate agent was severely lacking in my experience.

At this point we discrepencies between the sellers documents and the land registry . Overall, this resulted in a very unpleasant experience as a first-time buyer.
Even on the day I collected the keys, there was no congratulations from Gascoigne Halman, one agent would not even pick up her head, and the agents seems to purposely not put the bottle of Prosecco normally given, which further tainted what should have been a positive moment. Their lack of knowledge about the property was also concerning, particularly as I had viewed another property in the same block with Thornley Groves, who were extremely knowledgeable.
I was also unhappy with the way I was treated personally. On one viewing, when I asked to view the property with only the agent present so I could talk freely ( Property was empty with nobody living in it ), I was made to feel uncomfortable by a member of staff who I felt encouraged the seller to attend instead, stay and did not like me asking questions. After completing and receiving the full email records (accidentally to my solicitor ), I discovered this had been done deliberately, with the suggestion that having the seller present “might make me complete quicker,” despite the fact that we were still missing the full and complete lease at that point.
I would not recommend this agent to first-time buyers, as the way my purchase was handled completely tainted what should have been an exciting experience.

I would try to steer clear of this company if possible. We have rented a property through this agency and it has been a nightmare. Communication is horrendous, you cannot get hold of anyone at all. We even went into the branch about our queries and still were told that no one was available and someone would contact us (which they didn’t). The property was not ready for us to move into on the agreed date and we were not told about this until we chased and chased about needing more info on moving in.
Since moving in, we have had a few problems, none which have been resolved and again communication and trying to get hold of anyone is impossible!
Good luck if you are renting through this agency. I would not use them again!

Please do yourself a favor and avoid this agency.
I relocated from Liverpool a week ago, expecting the property to be habitable. Unfortunately, I encountered a series of major defects, including no proper heating, plumbing issues, and serious cleanliness problems, the driveway was full of moss and mold. Additionally, there were rats in the garden, an issue previously reported by neighbors and past tenants but never addressed.
Relocating is already stressful, but dealing with these unresolved problems, especially after being misinformed about the rat infestation, made it even worse. I was told there were no rats, yet they were still present in the garden.
The agents are polite when speaking, but despite my repeated calls and reports since day one, they have taken no action to resolve these serious issues.

Absolutely terrible experience with this letting agent. After the landlord withdrew an agreed offer, we were left out of pocket and still have not had our deposit returned. Communication has been poor throughout, with constant delays and little accountability. We felt completely unsupported and ignored when trying to resolve the issue fairly. I would strongly advise others to be very cautious before dealing with this agency. They tried to make us send them thousands of pounds with no contract given then last minute withdrew the offer and are refusing to give the deposit back. Absolutely dreadful agency.

GoogleThis is a review I have been meaning to write since we completed on our sale and purchase in October 2024. We bought and sold via Gascoigne Halman. I have had time to reflect so this review is considered.
We were downsizing and our house was put on the market at a price we were comfortable with. The brochure and photography were superb. We had no amendments to make. We had four bids at the asking price within a fortnight then a best bids process. This is a significant skill to a) get the price right to attract interest and b) direct the process to get market value.
Kate and the team handled all the viewings professionally and willingly giving clear communication throughout. Rob also was involved as necessary, with clear feedback/guidance. Rob then handled the negotiations personally, approaching agents/lawyers up and down the chain throughout an unnecessarily extended period.
The lawyers were the weakest link (not ours) - that element of the process needs a fundamental overhaul. People do not pay enough for the legal service and are then surprised by inadequate performance by poorly trained, weak communicators with little genuine desire to see transactions conclude and provide proper professionalism.
Conversely, we cannot compliment highly enough the team at Gascoigne Halman for their service. Absolutely excellent at every stage and value for money. A pleasure to do business with them. They are outstanding and fully deserve the success they achieve and the comments posted.

Absolutely excellent from start to finish of the house sale - one local agent kept phoning to see if we 'had come to a decision to market the property' which lost them any business, whereas GH did the visit to see the place and then said they'd leave us alone and it was up to us to give it the go-ahead or not. No pestering - excellent. Once we gave them the thumbs-up we had a string of viewers within days, and eventually exceeded the guide price by a small margin which suggests the guide price was accurate too. The staff at Gascoigne Halman were always on hand and worked brilliantly, especially Georgia who made sure everyone was kept in touch with any and all news and developments as things progressed, resulting in a sale a fortnight before Christmas which was exactly what buyers and sellers wanted. I would heartily recommend this outift.

I had a very disappointing experience with Gascoigne Halman, particularly in how they handle tenant concerns versus landlord interests.
From the very beginning of the tenancy, we raised multiple issues regarding lack of proper hot water and an inadequate boiler system. We repeatedly contacted the agency, explaining that the hot water was not functioning properly and that the system required constant manual adjustment just to get basic hot water. This not only caused inconvenience for a family with children but also significantly increased our electricity costs due to repeated heating cycles.
Despite clear communication and follow-ups, no effective action was taken to resolve the issue.
Now, at the end of the tenancy, instead of fairly assessing the situation, the agency has aligned entirely with the landlord and is attempting to make unreasonable deductions from our deposit, including claims that are not properly supported with evidence.
It is particularly concerning that:
• Longstanding maintenance issues (including hot water problems) were not addressed
• Property condition issues such as damp were ignored during tenancy
• Yet, at check-out, these are being indirectly used against the tenant
This gives a clear impression that the agency prioritises landlords’ interests while failing to fairly represent or support tenants, even when legitimate concerns are raised during the tenancy.
I would strongly advise prospective tenants to:
• Document everything
• Follow up in writing
• Be cautious when dealing with deposit deductions
Unfortunately, this experience has shown a lack of balance, accountability, and fairness in how tenant matters are handled.
