Metropolitan and Crown Estate Agent have provided me with their best service for many years. I have been with different managing agents, but they were not as reliable as Metropolitan & Crown Estate Agent. I travel abroad frequently and stay away for extended periods, so I must have a dependable managing agency to look after my property and alleviate my workload. Additionally, I would like to extend a special thank you to Farrah, who is the administrator officer at Metropolitan and Crown Estate Agent. Special Thanks to Mr Ian Ho I had an excellent experience dealing with this estate agency, particularly Mr Ian Ho, Branch Manager, in relation to my unpaid rent and Section 8 repossession case. I was facing a very difficult situation with a tenant who had refused to pay rent for several months. This placed me under significant financial and emotional stress, especially while continuing to meet my mortgage obligations. Mr Ian Ho provided reassurance throughout and personally attended court. He also oversaw and managed all the court-related paperwork without involving a law firm. Initially, I was hesitant about proceeding in this way, but due to the financial strain caused by the unpaid rent, I accepted his assistance. Looking back, it was absolutely the right decision. They handled my case professionally from start to finish, including the court proceedings for the Section 8 possession order. All documentation was prepared thoroughly and accurately, and their attention to detail was outstanding. At one point, I was mentally exhausted and had to rely entirely on their support. Their knowledge, clear communication, and structured approach made a very stressful situation far more manageable. I was kept informed at every stage and received confident guidance throughout, enabling me to proceed without the need for a solicitor. I now feel extremely relieved knowing the matter has been successfully resolved. Their fees were very reasonable, significantly lower than those of a law firm, and there were no hidden or unnecessary charges. Thanks to their expertise and dedication, we achieved a successful outcome in court, for which I am truly grateful. Really disappointed with the house condition and the service they give . We are complaining about the washing machine as well as the drainage problem since we shifted to property and we solve by our self everything and again the same situation occurred for calling the service they want deposit money . Really don’t trust this agent they just provide the house and they don’t care about the service so that they can take all deposits money at the end of contract. So don’t trust I already regret.

The most dodgy agency I have dealt since I arrived to London 6 years ago. They have some crazy contracts allowing whoever they want in the house whenever they want without previous advice and, to take anything from the common areas as well. A sofa disappeared from one day to another with no explication. As well it is quite common to find people without previous advice from the agency in the house. It is a constant harassment and invasion of privacy plus some of my food and belongings disappeared being the only tenant in the house. I seriously regret to have dealt with them. In regards the reply from them to that review: no sofa was replaced and no notice given when they took the old one. Harassement is to have every day/two days someone different from the agency around with no previous notice. However I m not going to waste my time to go through all the lies they stated in them reply. Just do not trust them please, I have been in London for more than 6 years and by far they have been the worst agency I have ever dealed with.

Hi Gloria, After reading your review, we would like to address the statements made in your review. We will rebut your statement of β€œmost dodgy agency”. To begin, we have been trading for over a decade and we work in partnership with several London Councils as an accredited supplier and adhere to all the UK Housing Laws. As far as we are aware, anyone renting a property in the UK must do so by adhering to an AST (Assured Shorthold Tenancy) Agreement, of which you signed and agreed. You were renting a property that had multiple occupants in a flat share basis. We cannot see how you felt harassed when you are renting a room and not the entire property for your own use. There are other tenants (not relating to your tenancy) that are also renting rooms in the property. All housemates have signed and agreed that when a housemate reports a maintenance issue relating to the communal areas our staff will enter and rectify the maintenance issue accordingly. Respectfully, you were renting a room and not the entire property. Had you rented the entire property, then we would have required consent to enter the property to enter the property and rectify the maintenance issue. As you were renting a room, if one of our engineers were needing access to your room, we would need to provide relevant notice before doing so. If there are necessary maintenance related works that are needed to be carried out in the property in the communal areas, an engineer entering the communal areas of the property will be done during our office working hours and no notice is required, as stated in the Tenancy Agreement/Ad Hoc Terms of Agreement in your AST that you signed and agreed. Our staff also knock on the door before they enter the property, and only enter the property if there are required maintenance/cleaning services to be carried out in the property. Regarding the sofa that β€œdisappeared”, that sofa was badly stained and smelled of smoke due to the previous tenants, so it was removed, and another sofa was replaced. There actually was a sofa provided in the property. Regarding your statement that your β€œfood and belongings disappeared”, we informed you that the cleaner was questioned, and they denied taking any of your belongings. We did advise that you should contact the police and acquire a Crime Reference Number if there was anything of value taken from the property. We did not hear from you after this. We are sorry you feel this way about our service. It may be advisable to rent a whole property in the future as to avoid any of these issues you have addressed in your review. He attended our care home to deliver training on food and fluid thickeners and the IDDSI framework. He was extremely knowledgeable and explained everything clearly, but what really stood out was how fun and engaging he made the training. He kept everyone involved, made the session enjoyable, and ensured we felt confident and comfortable asking questions. Professional, friendly, and very effective training, highly recommended.

They made finding my new home a painless process, I was amazed by how quickly they processed my application- making sure they kept me updated every step of the way. Tanveer Miah was especially amazing, he gave me a warm welcome and even helped me moved in ! Helping me carry all of my things to the fourth floor. Now I’m settled into my new property they have continued to impress, quickly resolving any maintenance issues. I could not recommend this estate agent more, you can tell they truly care about their clients.

They make me not want to rent with agencies anymore. They are the worst! Me and my flatmates spent 1,5 months without a cooker, almost a month without WiFi, the boiler constantly broke.we always send them many emails so they would take care of the problems. They barely even replied. They still made us pay the full rent. In general, they barely replied to emails unless they want money from you. Would give them 0 stars if possible.

Dear Annabell, Some of our Landlords appoint their own engineers, who during this occasion, did not source the correct parts and then British Gas deemed the cooker as unsafe, which meant that the cooker needed to be replaced or fixed. This was compounded by the fact that the engineer did not source the correct parts for the cooker, which added to the situation. Both the boiler and cooker issues were completely out of our control. The Landlord appointed his own gas safe engineers to deal with any gas related matters. The wifi issue is something else that is completely out of our control, as we are not an internet provider. Furthermore, it states in our Tenancy Agreements that wifi is a free service. We had our colleagues visit the property on many occasions to ensure BT had access to resolve the issue even though sometimes they would not be able to resolve the issue right away. Again, all of these issues are completely out of our control. We hope that you have since found yourself a more suitable accommodation and wish you all the very best in your future endeavours.

Rude and unprofessional. I enquired about viewing a house that has been on the market for months and I've just been ignored. If you don't want to show me the house why not respond and say so, and give a reason? Courtesy costs nothing, and many companies find it's rather good for business. I'll take my interest elsewhere.

I have a problem with them managing one of their tenants, they have let one property that became a nuisance to a whole street/square. I emailed the agent about 4 times and received only one dull reply. Their tenant is constantly leaving rubbish outside the bins, card boxes, nappies, foxed are coming to rave the bins because of the poor disposal. Also they are had parties during Covid lockdown. I have reported all the above to the Newham Council and the local Councillor which have been helpful to organise cleaning the street couple of times. I do not recommend the agency due to poor communication and not being involved at all.NegativeResponsiveness, Quality, Professionalism, Value

We manage hundreds of properties and we do our best to resolve issues in a timely manner, but we cannot control the actions of our tenants. Kindly understand that we manage hundreds of properties and do our best to accommodate to all our customer service queries.
