absolutely disgusting people to deal with! stay away from them as their properties are invested with mice and rats! they send no cleaners and when you call them to complain their response is "the mouses won't eat you". Just look at the pics of the actual property if you don't believe me. Also stay away from that disgusting man Imran who is a disgrace being a muslim and conning people out of their money. Kenneth Lloyd is run by a bunch lying Bengali's who will screw you every way they can. I had to even report them to the council because of the rodent infestation. Don't hesitate to report them if you was unfortunate like me not to avoid them!

Now named Oliver Brooks Limited, with mobile number ending with 44432. It wasn't nice, I gave them 250£ deposit and they gave me a receipt of 170£, telling me it was a typo. In the end, when I left they gave me nothing back. Reason was, I left a rugby ball near the sofa, some duvets in the drawer and flip-flops in the wardrobe. Aside from that, they keep changing tenants for the rooms and they decided at some point to rent the storage room as a box room (unbelievable. It's probably not legal). I was victim of common assault by one of the tenant of the house. After telling them (giving them the reference number of the case), they told me they couldn't ask her to leave. As a consequence, I had to leave as per police recommendation. Rubbish is not managed properly, each of the tenant leaving was forgetting some items. After 6 months the back garden was full of useless things. The owner of the agency is actually nice but the employee who was dealing with the house I was living in, just wasn't handling it the way he should have.

Sorry your felt let down, I can assure you any deposit paid is put in a government deposit scheme, we can not take the deposit and should we wish to we need to make a claim on it. We ask all tenants to return the room back exactly the same way as how we give them the flat house or room. Should we need to send a cleaner down it will be chargeable. As for the holding deposit it’s illegal to take more then a weeks rent should we have we would either return it or put it forward to the complete amount which is due before moving in. I believe the £170 would have been your weeks rent and £250 would be the deposit you pay when moving in.

After two years, the owner of 'Kenneth Lloyds Limited' wants a reason for my one star review? There is MANY reasons why you are quite literally the worst estate agents/landlords I have ever rented with. Let's start with the fact that our toilet pipe burst, which meant every time the toilet was flushed, whatever was in the toilet came pouring out over the floor. You expected us to wait an ENTIRE WEEKEND without it being fixed. You told us to "use one of the many cafes' around the corners toilets". Then at the end of my tenancy you flat out refused to give my deposit back, which may I add was never put in a government recognised tenancy deposit scheme. For anyone reading this review, do not go near these absolute scam artists. Get as far away as possible before they make your life a misery.

Kenneth Lloyd Limited also known by Oliver Brooks i’ve been waiting for my deposit since 11th of November. Also they quickly charging you for late Ben and for the delay your return of the deposit also did report to the house not very good. I’ve been renting from the Holly Brook/Keth Limited otherwise anyone stay away from them if they could that’s the worse agent to go through my experience was very bad. I was so good luck everybody I hope this will help. I hope this pictures will help and especially keep away from the Imran is Aren and he reckons he knows the law more than a Kia Salama make me laugh so that explains how you run the properties the pictures below this

An absolutely terrible letting agent. I strongly suspect that the five star reviews on this site are written by Kenneth Lloyds, and are therefore extravagant lies. AVOID, AVOID, AVOID, do NOT give your hard-earned cash to this lot. The London housing market is average at best but this is NOT an excuse for the shoddiness of Kenneth Lloyds. The flat was absolutely filthy when I moved in, I was told my room would be cleaned beforehand but this was 100% not the case. The agents let themselves into the property at all hours without knocking and without notice, then claimed this was acceptable since we were all renting separate rooms on separate contracts. It's disgusting and made us all feel extremely unsafe. When things were broken or badly in need of a simple repair, my emails were often ignored or answered saying that they had other priorities in other flats. Their emails and communication were not only sporadic, but sometimes impossible to read or understand as the standard of English was so bad. They had a very quick staff turnover, which I was never surprised by if they treat their staff the same way they treat their tenants, which is with the utmost disrespect. The agents were almost certainly pretending that the flat was not being rented out in order to avoid paying extra tax on the property, we received post threatening legal action which Kenneth Lloyds did not care about. This made us feel unsafe and conned. The agents threatened me verbally. I was astounded to get out of this situation with my sanity intact. Do NOT rent with Kenneth Lloyds, take your business elsewhere. P.S: Responding to all your negative Google Reviews claiming that the reviewer has got the wrong company is gaslighting and fools nobody.NegativeQuality, Professionalism

THE ABSOLUTE WORST lettings agency in London! My experience with Kenneth Lloyds Limited is in line with those who have given a poor feedback. I suspect the 5 star reviews are fake as they sound like the same person wrote them. I had a bad feeling before renting with them as the agents and their office came across as untrustworthy. DODGY is the word. Even after reading the negative reviews, I rented with them anyway as university had started and I needed a place that was conveniently located. When I moved in, the flat was APPALLINGLY FILTHY. Most of the basic facilities were not in working condition. According to a flat mate, the boiler has not been serviced for over a year. Toilet and carpet were DISGUSTINGLLY FILTHY and SMELLY. No efforts made to maintain the property at all! It took months to get the manager to address these pressing issues, which resulted in heated arguments. The manager Imran Hussain has no respect for clients, and conducts business like a lowly thug. Never have I met such a despicable and deceitful scoundrel. Although Imran did finally address SOME of the flat issues, my continued persistence over the past months had upset him personally, so he wanted to get back at me by resorting to childish and devious tactics. My contract was for a year but I decided to terminate after 6 months. One day, he showed up at the flat unannounced, demanding to conduct viewings. This was a breach of contract terms, as tenants must be given at least 24 hrs notice prior. I sympathized with the viewer so I allowed them in. After the viewer left, Imran became very rude by shouting and insisting to conduct more viewings. I lock him out of the flat before any more viewings, as he was foolish enough to arrange viewings without a key to the property. I made my move out date clear and paid the rent until then. However, Imran proceeded to advertise my room for an earlier date and found a new tenant to move in 2 weeks before I was due to move out. I was not aware of this, and at the last minute, he threatened me to move out so the new tenant can move in. The other agents Bobbie & Deeda also acted on his behalf by manipulating me, threatening to change the locks and even called the police to evict me. The police came but did nothing for them, as there was a valid tenancy agreement and I have been paying rent accordingly. So I stayed until my intended date. I left my room tidy and returned the keys. A month after, I requested for my deposit to be returned. As I predicted, Imran was reluctant and presented flimsy, deceptive and invalid reasoning to retain my deposit. One of them was to charge the cost of re-advertising for my room, as their tenant could not move in on the date fixed by them. This showed that he believes he can manipulate facts and present them as truth. I filed a complaint with mydeposits by raising a dispute and got back at least half my deposit. Which was a lot more than what he intended to return. The squalid conditions of the flat, the aggressive, unreasonable attitude and utter lack of professionalism does not earn them a single star. BE WARNED! This is how Kenneth Lloyds does business and treats clients. A SLEAZY, DECEPTIVE and SHAMELESS bunch. Response to owner's response 19-12-18 Haha! I have never shared living space with a partner before in my life. The lies you tell to conceal your unprofessional conduct is pathetic yet amusing. It's too late for you to take any comments on board now. You should have done your job by solving house issues in the first place, instead of ignoring them and oppressing your tenants. Although you tried to force me to leave earlier by harassing me with threats, intrusions and disturbances, I stayed on till the end of my tenancy, which I had every right. How disgraceful it is for a bunch of grown men to torment a client who's only a college student. Shame on you and your despicable team!

The only reason why we had to ask you to leave is due to you having your boyfriend in the flat living with you without asking us, this was clearly a breach of the tenancy.

BEWARE. I had a 1 year tenancy but manage dot get out after 6 months, it was really that bad. These people genuinely do not care about anyone and they continually flout the law and are ignorant, evasive and divisive. It got to a point where I had to call the environmental services of the local council as they let the 3rd bedroom out to 3 people all sharing! I will list some of the problems to make you aware: 1) The flat was not fit for habitation on my first day. There were mice droppings in the kitchen, the carpet had not been hovered and previous tenants property was scattered around. It took a week to get it cleaned to a semi decent standard. 2) They had “refurbished” part of the flat and left all the rubbish at my door step for over 2 months. 3) The refurbishment works were basically a lot of dangerous cracked tiles in the hallway and a shower which continually leaked into the downstairs neighbours flat and had intermittent hot water. It took a good 2 months to get this sorted to a half decent standard. 4) The property owner and her son continually used their own key to access the property without notifying me first. This is illegal as 24 hour notice is required alongside a legitimate reason to enter. I once came out the shower to find a strange man in the flat! 5) It took me over 3 months of my tenancy to get my deposit confirmation number. I’m pretty sure they didn’t do it as its tax avoidance (not letting the govt. know they are letting a property by keeping the deposit private). 6) They continually failed to notify me about viewings, I get home from work and 4 people would be in my kitchen. 7) They do not answer phone calls or emails in any sort of reasonable standard. I’m pretty sure the literacy skills of Sameera hit a wall at age 9. 8) About 4 months into my tenancy they let the 3rd and final bedroom to 3 Italians. That was the final straw. 9) It took me 21 days to get my deposit back. I only got it back cause I kept on having to call them for over 2 weeks. None of my emails were replied to either. I did not experience any intimidation like with the previous commenters on this page, but then again I’m a 28 year old male. I really empathise with the others and I would question the relationship of some of the other positive posters to the actual family business. I would also urge you to go to take a second look at the stuff they are advertising and try speak to other tenants at the same property in private if possible. They don't even deserve one star seeing as the house was constantly falling apart throughout the 10 months I lived there. Although I would praise Marzia for being able to mediate most instances involving Imran, not all dogs can be trained. In a flat of 8 tenants 4 of us where women and 5 students, this was repeatedly taken advantage of with Imran abusing our vulnerability and violating our rights as paying tenants. One of the tenants was having a particularly hard time with her council tax, only to go to the council and find out Imran and filed the flat under her name as the owner, making her liable for everyone in the flat. WOMEN STAY AWAY FROM THIS AGENCY AND STAY AWAY FROM IMRAN HUSSAIN AND HIS BABY BROTHER JAY. The women of the flat faced constant abuse and intimidation from them, they never took our concerns seriously, the men of the flat where the only one to be notified if anything of concern was going to happen. Both Imran and Jay have threatened the women of the flat and intimidated us by always showing up to the flat unannounced for apparently no reason. Viewings would take place with no notification to anyone in the flat, on one occasion in particular a female flatmate was coming out of the shower to find 3 strangers in the living room she needed to pass to get to her bedroom. When we complained about this and politely reminded them that it was the law to notify us, they would be quick to tell us we had no rights to the flat as we only rent the room. Early on in my tenancy, the stairs to the upper 4 bedrooms collapsed causing one flatmate to injure himself and the rest unable to access their bedrooms for two days until someone finally came out to fix it only for Imran to hammer things back in place to break again hours later. The flat was above a fast food shop, and as a result we had RATS. It took months of complaining and 2 dead rats found in one of the kitchens for someone to do something. When pest control inspected the flat, they found multiple holes due to lack of maintenance that could be easily fixed and prevent further rats, but of course Kenneth Lloyds didn't take that step. Half of the flat was also positioned over a corner store which our shower leaked into for half the year, this was not fixed until months later and caused a lot of tension between us and the shop downstairs. The flat was not cleaned or touched up before our moving in, and as one of the last of the original 8 to move out I saw in my last month Imran and his team doing ll the work we had been complaining about all year, the flat was painted, the shower was replaced, kitchen utilities we personally had to buy for ourselves because the ones in the flat where unusable where suddenly provided. Also worth noting that throughout this process things of ours where thrown away and have still not been compensated.

Really sorry your felt we let you down. We can only try our best to keep all if not most of our tenants happy. At times it is impossible. When people move in to a flat share we expect them to be adult about cleaning up after themselves. Unfortunately when you’re young, and just come out in to the real word it is not always easy to clean up after their mess as previously you have someone thier to clean up behind you. Stairs are made strong after years of renting this flat, this was the first time it collapsed. Wasn’t sure the reason behind it but i guess it may be loose or the weight on it. We have now made it stronger so hopefully it should be fine should we have tenants walking on it on jumping. As for rates and mice’s, you are living in London, they walk about at night, yes you live on top of a chain of food places. If you cannot clean up and chuck away dirt you will attract mice’s. In this case it entered your room. Mice’s and rat only get attracted to rubbish. We now have a contract in please with pest control who aim to visit the large flat every three months. We have noted all you have mentioned and take all what you said seriously. Even though we terminated your friend’s contract early you was happy to remain in the flat for another two months. Am sure it wasn’t all that bad after all. But thank you for your comments all noted and action taken.

Want someone that will call you a "B**ch that needs some c**k" because you ask him to fulfil his promises? Imran! Want someone that takes the deposit from the previous tenants to pay for cleaning, then keeps that and you move in to a disgusting, filthy pit? Imran! Want a misogynist that says to a guy who wants to discuss the flat with his girlfriend, who couldn't be at the viewing "What kind of a man are you?" and tells you that the previous tenant was "A sl** that had a different guy over each night" but was actually living with her boyfriend? Imran! Marzia is absolutely lovely and tries her best.

Unfortunately we were instructed to manage a property that you lived in for 1 year, as an estate agent we can not do work with out prior approval from the Landlord. All the small request you wanted doing was not major nor was it serious it was small. We even went out of our way to help get you a Resident parking permit for your vehicle even though the the council tax was paid by us and the vehicle was not registered to Kenneth Lloyd's. We can only try our best to keep tenants happy if they are still not, we can not do much more then that. Contracts are there for a reason if you was not happy in the flat you always had a termination of breakcluse in place to leave after the fixed term but your didn't yet stayed till the end.

I have nothing but good things to say about Kenneth Lloyds, so some of the comments below seem, at least, surprising. Both Imran and Marzia were very friendly and professional from the start and in the end of the tenancy they were fair enough to give me the full deposit back without any problems. During the year all the normal maintenance in the house was done in a slightly slow pace, but was done. So overall, I would definitely recommend this agency!

Kenneth Lloyd is a despicable company and Imran Hussain is a despicable person, with no respect for his tenants or indeed the law. He is unprofessional, rude, aggressive, intimidatory, and neglectful, and repeatedly ignored messages concerning maintenance and replacing broken equipment. On top of this, he frequently lies to and threatens his tenants, and appears to have absolutely zero idea how a company should treat clients respectfully and professionally. Cannot stress how much you should AVOID HAVING ANYTHING TO DO WITH THIS COMPANY AND THIS INDIVIDUAL. After being model tenants for a year, paying rent on time every month (which he asked us to pay in cash, presumably as a means of tax avoidance), reporting all maintenance issues and agreeing to all of his requests, he then turned on us when we left and extorted further money out of us for ‘waste removal’ and ‘professional cleaning’, despite the fact that when we moved into the property it was full of other peoples’ stuff and was not clean AT ALL. I believe this is a technique of this company to extract the maximum money possible from their tenants, and I am writing this review (and others like this) because I sincerely want to help people avoid his service, as it has caused me and my flatmates such a nightmare this past year.

We here are Kenneth lloyds put a contract in place so that tenants abide buy it. Our contract says do not bring in furnitures without our permission and have animals their. You did both. Not only did you live the flat clean but left the furnitures that you brought and your cat damaged furnitures in the flat. We expect you to Treat the property with respect just the way we do towards you. Yes you have been a model tenant but your let yourself down at the end. We deducted what we thought was fair. Kitchen was left in a bad state with things still left in kitchen units, if you cleaned it up changed the damage bed and thrown away the additional furniture left in the flat covered with cat hair I would have been more then happy to return the full deposit.

Extremely unorganized and unprofessional, I tried to arrange a viewing told them my days off so only for them to book the viewing on a day I had work. I left them an email 5 days in advanced to let them know I cannot make it, they called me on the day of the supposed viewing asking where I was claiming they never got the email. So we rearranged the viewing for 2 days later at the same time of 12:00 (my day off) Unfortunately a work meeting ran over time and I was running late so I phoned them to let them know only for them to tell me I didn't have a viewing today at all as no one had pencilled it in on there callender. So I've now waisted travel fair too and from because they can't read emails or do basic communication. So I told them I will not be viewing the property at all as I don't want to deal with them. Funny thing is they just called me 5 mins before me making this review to ask if I'm still coming for my viewing today at 5pm. So I was just plain ignored.

Great central Shoreditch rooml and fantastic housemates. Agency was very accomodating and went the extra mile to ensure a smooth and quick moving-in process. Quick response to queries and gave tenant-agent relationship a personable feel. Would recommend to friends and colleagues in the future/use their offering again. No issues throughout the 6 month tenancy.

they never answer the phone. one time they did after calling them numerous times and the man on the phone told me to call them later because he was "too busy to take my enquiry" I called later just for no one to pick up the phone. only go for this company if you want your time wasted

I booked a viewing with Kenneth but got cancelled the following morning. I canceled an some plan for that viewing. Was left disappointed. But not sure why I'm getting promotional emails from them. Really frustrating. Also reading their reviews, I'm kinda glad I didn't move in with them. They seem very sketchy. I also didn't like that Imran dude. I asked him several times if he would WhatsApp me. Worst Agency I ever came across. I went to their office to find a room and Imran, the owner just didn't stop flirting with me. I don't mind some flirting but not when it's a guy. He just kept asking me to drive me to the property and clearly wanted more. The worst part was when the touched my leg in the car.. The room was awful, too and I had to move out right away because I couldn't live in such bad condition, knowing the landlord is attracted to meNegativeQuality

Lol that’s just hilarious, Imran touched your leg you then took the room and left because it was poor, why take it in the first place if you felt uncomfortable with imran lol May be it’s all fake as imran don’t conduct viewing.

Agencies have a bad reputation in London, but this one is beyond imagination. If you're renting a room, you can expect to meet people everyday in the house - an agent to do visits or people they send for various reasons - without notifying you. They don't knock, they just let themselves in. In covid times. If you have the 'nerve' to argue that there is something called "privacy", they threaten to charge you for wasting their time. If something is broken (our window broke during a windy night), they simply ignore you. Of course, a classic: the deposit... well you need some time and energy to get it back, we got ours back after one month fighting. But what struck me the most is their inability to say "hello". So: unprofessional, rude, careless, disrespectful - good luck if you're renting with them :)NegativeResponsiveness, Quality, Professionalism, Value

Sorry you felt let down, unfortunately we wasn’t able to carry out checks on yourself as you decided to move in by it’s previous tenant who had to leave on shore notice, if we would have done our checks you would have failed. When renting a room in a flat share you need to be mindful the place is rented by others. Should you feel you don’t want people coming in cleaning up and agents showing other protential clients round it’s best you rent a flat for yourself and your boyfriend. No one will bother you then and you will have a flat all to yourself. We was so glad to see you leave, we currently have great tenant in the same room you rented. No issues no problems.
