TrustpilotIf I could give zero stars I would
If I could give zero stars I would. Sellers beware, these agents are none too keen to arrange viewings. We tried to arrange a viewing for a house and were told that given ours isn't on the market yet we could not view.
We're in a position to buy regardless so this made no sense. The house in question has been on the market for a long time and as far as we can tell has already had at least one price reductions. Bizarre attitude gatekeeping a property, that is clearly not easy to sell, like that. Or maybe that's why it's not selling!
To add insult to injury they then added us to a mailing list for new developments. We never gave them permission to do this. After being inundated with unwanted emails and after FOUR requests to remove us, eventually they complied (the last request came with a threat to report them to the ICO for a GDPR breach).
Maybe their focus is new build developments - bit of a pity for sellers who have signed some agency agreements with them!
We won't bother looking at any homes being marketed by this "agency" (I use the term ironically).

Thank you for taking the time to share your feedback.
We're sorry to hear that you were disappointed with your experience. Our aim is always to act in the best interests of both our sellers and prospective buyers. Depending on a seller's instructions and the circumstances surrounding a property, we may need to establish a buyer's position before arranging a viewing.
With regard to marketing communications, we do take its GDPR and data protection responsibilities seriously. We apologise for any inconvenience caused and for the delay in processing your request to be removed from our mailing list.
As part of our service, we regularly send property updates to registered applicants, including all types of properties that we believe may be of interest, from period homes and resale properties through to new homes and developments.
However, we fully respect a customer's right to opt out and are sorry that this was not handled as promptly as it should have been.

TrustpilotEstate agent I will now always avoid.
Estate agent I will now always avoid.
Unfortunately our experience was completely ruined by one estate agent not particularly the company.
Never introduced his self (actually thought he was the owner of the house we were viewing) told us to just look around, when we asked questions about boiler, anything about the property he had absolutely no idea. I told him what the description was and that someone on the phone informed me about a local mine, when questioned he didn’t know.
Much older gent who clearly doesn’t want to do the job anymore…
Safe to say we will not be buying or selling with a house up with webbs

GoogleMareena was absolutely amazing! Thanks to her, I’ll soon be moving into my dream London flat.
The London housing market moves so fast and after a previous flat that I fell in love with was quickly taken off the market, Mareena was positive we were going to find the perfect flat for me, and she absolutely did!
She contacted me the very morning my new flat went on the market, knowing it had everything I was looking for and would go quickly. She asked if I was available for a viewing that same day, and when I unfortunately wasn’t, she offered to arrange a virtual viewing so I wouldn’t miss out.
Throughout the entire process, I had many questions, and she responded to every one quickly and clearly. She made what can be a complex and stressful process feel easy and exciting. Thank you Mareena!

GoogleI recently went through the letting process with GLP and couldn’t be happier with the support I received. My agent Mareena was absolutely wonderful, so warm, patient, and professional throughout the entire journey. She guided me through every step and made sure I always knew what was happening. Whenever things felt unclear or overwhelming, she was always just a message away and never made me feel like a bother for asking questions. That kind of reassurance really makes all the difference when navigating something as stressful as renting.
The referencing process, handled by Hafiza, was equally impressive. She was incredibly efficient and kept everything moving smoothly, making what can often be a tedious stage feel completely stress-free.
Together, Mareena and Hafiza made the whole experience feel seamless and genuinely enjoyable. It’s clear that GLP values their tenants and takes pride in their service. I would 100% recommend GLP to anyone looking for a letting agency in London, you’re in great hands!

GoogleMy family has been working with Adrian and his team for several years, firstly in connection with renting out and managing our property and most recently with the selling process. Throughout the whole period of our dealings, we have had the utmost confidence in the service he has provided. He has been utterly reliable and proactive, his communications have been clear, timely and accurate and he has guided us through all the inevitable trials and tribulations of being a remote landlord with tolerance and understanding. GoogleI rented one of their properties for two years. While Adrian is a good, kind and friendly man in general, I was left deeply disappointed by how things were handled when it came to the deposit.
When I moved in, I clearly mentioned that I didn’t want certain pieces of furniture in the flat. Adrian agreed and said it wouldn’t be a problem, that the items could be moved to another property. There was never any mention of me having to pay for this. Now, I’m being asked to cover the cost of paying for the greedy landlord's furniture, which feels unfair and misleading. I did agree to buy a new sofa, however - which I did do. I also agreed to pay for a doorbell I had removed, but I was charged £40 for a model that sells for under £10. I would love to see the receipt for the new doorbell:)? I was also left without access to the electricity meter for 18 months, despite repeatedly asking for a key. I never raised this in my deposit dispute, but probably should have done so.
Over the course of two years, I paid approximately £54,000 in rent and looked after the apartment with enough of a care and kept to myself as much as a tenant can..
After 13 years of renting in London, I have had my fair share of problems with estate agents, but have never faced any deposit deductions, aside from a £13 charge for a nail polish mark on the floor.... I was surprised and disappointed by how this has been handled. It’s sad that some landlords or agencies are so desperate to milk the tenants as much as possible and their greed is baffling. Especially considering that the landlord cheap skated as much as possible throughout the two years of my tenancy. I always just tried to improve things in the very old and poorly maintained property - albeit in a great location - that I was paying a LOT of money for.
As I mentioned, Adrian is a good man and I wish him well, but the fact that he's allowed for this scam to happen, is nothing short of disappointing.
Seraphim · 10 July 2025

I'm sorry to hear that you were unhappy with the deductions proposed at the end of your tenancy. I had hoped we could have discussed everything in person before your departure and did extend an invitation to meet, which you chose not to take up. I believe that might have helped us to reach a mutual understanding more easily.
The only deduction we submitted was in relation to the removal of furniture without permission, as outlined in the tenancy agreement. We did not seek any costs for cleaning the property, even though the cleaner you arranged was unable to complete the job due to illness. We undertook the cleaning ourselves as a gesture of goodwill. Nor did we pursue any compensation for the delay in regaining possession, which occurred 24 hours after the tenancy officially ended.
I also made several attempts to resolve matters amicably after the tenancy concluded, but unfortunately did not receive a response. As a result, the matter was referred to an independent tribunal for a decision.
I'm sorry that you disagree with the outcome, but I do wish you all the best for the future.

TrustpilotNot good for landlords
I am a long-standing landlord. Webbers in the South West appear to offer a good rental management service, but in reality it is sketchy and offers little for the money. Unless as a property owner you accept their 'chosen traders' estimates without question, they cannot / will not deal with the smallest issues. Actually they constantly delay response to tenants' issues, and no-one including Charlie in control of maintenance seems to have any practical understanding of property maintenance or the normal costs of basic maintenance work. The estimates they produce are routinely inflated. If you choose them to manage your property be aware you will either pay over the odds for maintenance or end up doing most of the management yourself anyway.

GoogleExtremely disappointed with our experience.
We initially offered £460,000 on a property which was rejected before increasing our offer to £485,000 the same day. We were then told the sellers wanted time to think because there was another offer on the table and that they wanted to honour the other buyers' second viewing before making a decision. We were told we would receive an update on the Monday.
On Monday, we were informed that the sellers had decided to proceed with the other buyer. When my husband asked what our position was and whether we had any options, we were told that Friday had been the deadline for best and final offers.
This was the first time we had heard anything about a best and final deadline. At no stage during the negotiations were we told that Friday would be the final opportunity to submit our highest offer. We were simply told the sellers wanted time to consider both offers after the Saturday viewing and would update us on Monday. Had we been given the same information, we would have approached the process very differently.
When I raised these concerns with Tony, the Evaluations Manager, they were dismissed. Rather than acknowledging that this crucial information had never been communicated to us, he became defensive and focused solely on the fact that we hadn't increased our offer sooner completely missing the point.
To make matters even more confusing, after being told on Monday that the sellers had accepted another offer, we asked whether we could increase ours to £491,000. We were told that doing so would be "morally incorrect" because the sellers had already accepted an offer. It is therefore difficult to understand how we can simultaneously be criticised for not increasing our offer sooner, yet also be told it would have been morally wrong to increase it once we were finally made aware of the supposed best and final process.
We weren't asking for special treatment. We simply expected a transparent, fairly managed process where all serious buyers were given the same information at the same time.
Whether or not we would have secured the property is beside the point. The lack of transparency, inconsistent communication and dismissive handling of our concerns have left us with very little confidence in this agency's professionalism.
Bianca · 28 June 2026
Agent replied · 12 July 2026
We understand how disappointing it is to miss out on a property, particularly in a competitive situation where there are multiple interested parties.
In this case, the seller received more than one offer and ultimately chose to proceed with a buyer who had submitted a higher offer following their initial viewing, and later confirmed their position after a second visit. All offers, including your revised offer submitted after the weekend, were presented to the seller for consideration.
We note your concerns regarding communication around the process. Our approach is always to ensure buyers are kept informed and given the opportunity to put forward the strongest offer they are comfortable with. At no point were you prevented from increasing your offer, and you did so again after the weekend.
We are confident that the process was handled appropriately, although we will reflect on your feedback regarding communication.
We wish you the very best and would be more than happy to support you further with your property search.
