We put our house on the market and we’re a bit concerned the asking price was a bit too much but Nik the manager assured us our house was at the right price . Brad and Julie kept us fully up to date with every booking and enquiry re our house and Brad accompanied any visitors to our house ( much more professional than the the numerous estate agents we used to view houses in our search for a property ) Within 3 days and numerous phone calls from Brad we had a number of bids for our house well in excess of the asking price, we have now exchanged with no issues and would Recomend KHP to get the maximum price for your house as they really do know the market especially with professional anf friendly support from Brad and Julie

Superb service from KHP, Snodland. Made initial enquiry about selling my property, and within 2 days Jack was round for a valuation and was very professional and wasn’t pushy at all (like most). Gave us time to think about options and for us, in the end, it was a no brainier to go with them! Property sold in a matter of days for the exact price we were advised on. Great service from the whole team... always polite on the phone and also followed up when they promised too. Massive, massive thanks to Jack and the whole team at Snodland. We were absolutely delighted with the service, support and professionalism we received from the staff at KHP during the sale of our house in these challenging times.It was only a few days after the initial valuation and marketing of our property the Covid-19 lockdown began. So things were put on hold for a short period, but we still received regular updates from KHP concerning any interest in the property.But as soon as the lockdown was lifted, Brad arranged for several potential buyers to view the house. It was with one of these initial viewers that he expertly negotiated an offer from that was acceptable to us.The whole process of the sale went extremely quickly and very smoothly, thanks to the exceptional work of the team at KHP. From contacting solicitors and negotiating timescales, Julie kept us and the buyer informed every step of the way during the progression of the sale.With the sale now completed, we cannot recommend KHP highly enough and would urge anyone to use them. I've really struggled with letting agents in the past, and have always felt unimportant, and that they had better things to do. India from KHP has been incredible, she helped me find an incredible home - however, unfortunately the landlord (for whatever reason) had to end my tenancy early. It was quite distressing for me, as I loved where I was - but India even emailed me late on New Years Eve with a lovely property, not yet on the market 5 doors down. It wasn't for me in the end, but the thought was there and she even pre-warned me it might be too small - but I really appreciated the honesty and being thought about. With a deadline of moving out getting tighter and tighter, other letting agents were taking days to get back to me, were not flexible with viewings, and I found a property popped up and was so glad it was with KHP! I was struggling to fit a viewing in, but India thought outside the box and got me in the next day. I saw the property and signed up within minutes.India and her team have all been amazing, through the first property I rented and then helping me with another home. They have all been efficient, friendly and I could not recommend them enough.

Exceptional service from Louise at KHP Snodland. We were originally with another estate agent who were very nice but very old school. They didn't really get things moving resulting in a chain falling through. As Louise was selling the house we were buying, we already had experience of Louise trying very hard to move the chain forward for us all. We instructed Louise to try and re-sell our house for us and within a couple of weeks and with some 'outside the box' thinking and solutions from both Nick and Louise we had another complete chain in place and finally moved just before Christmas. Having experienced a few Estate Agents through our journey, if I ever needed an Estate Agent again, KHP would definitely be my first option. I highly recommend them.

After nearly four and half years on the market I'd nearly given up hope of finding a buyer. I had tried other estate agents in Snodland but they couldn't get me a sale.Then KHP opened up a branch in Snodland. So I thought I give it one more go, I had heard through friends that they were good but never got round to contacting them until they moved into the High Street. I phoned them and spoke to Nick, area manager who is really helpful and certainly knows the market and he in came out to see me with Louise, branch manager and gave me a valuation. Within FOUR weeks they found me a buyer !! A big thank you to Nick, Louise, Tracey and Adam at the Snodland branch who certainly go the extra mile and nothing's too much trouble.I moved last December to another property in Snodland and if I decide to move again I will defiantly contact them again.

From the offer to its acceptance the KHP estate agents were professional and pleasant. But then the real work started. My experience was typical: stressful, laiden with delays and fraught with complications. KHP sales progression was pivotal in getting the sale over the line. At times it seemed Caroline was more stressed out than I was! I can certainly say that she kept her foot to the pedal and never let various parties get away with sluggishness. I’ve no idea what the outcome would have been without her.

I felt KHP staff are very blasé. Right from the beginning the communication was very difficult. I had to ring the KHP offices several times to request an application form for the property I was interested in renting. Even though I was told that it would be sent the day before. I had call KHP three times on the same morning before the form even materialised. I also lied to by one of the agents that I spoke to, this person said “i am really sorry the email has not come through to you.” He said “I thought your email ended in gmail.com and not googlemail.com”. 😂 At this juncture I was merely exercising my rights out of principle because it was quite evident that no one at KHP genuinely wanted to help me. The lasting impression left on me is to only work with businesses who act professionally and make clients feel welcome. Ps. I was told the landlord of the place I wanted to rent rejected my application because they are seeking a non-guarantor tenant 🤪😂FYI-Ive been a private tenant for past three years without any issues whatsoever. No late or missed payments, Good relationship with all the neighbours and flat is maintained to high standard. Moreover my guarantor owns multiple properties and have an Income of around 150k/year not to mention the excellent credit history. This person has also been my guarantor for past three years.*reply to khp.me👏🏿 The ethos and ethics of kph.me are clearly demonstrated in your response.
We are sorry you have felt the need to leave us a negative review. We are extremely busy which was explained at the time. However this did not cause any delays in processing your application, your application was processed well within the time frame needed to facilitate a move in on the day the property was available. The reason you were unsuccessful in your application was due to the fact you need a guarantor. The quality of your guarantor was never questioned. As was explained at the time, the landlord of the property simply did not want a tenant that needed a guarantor as you clearly state you do and have done in the past, on this review. This is the landlord's decision. As soon as we had instruction from our client you were made aware, all of this done at no cost to yourself.We wish you well with your property search.KHP

GoogleAfter unsuccessfully trying to sell my late father's property for nearly two years, we changed to Country Homes and had several viewings within a week and a solid offer shortly afterwards. The property is now sold, and Country Homes kept me very well informed of any viewings and offers, as well as seeing us through the final sale smoothly at the end. Only wish we'd gone with them much sooner!

I'm not the kind who normally writes reviews but I want the World to know how some of these big property giants in the market treat you. I have written this with a lot of frustration & anger. Couple of weeks back KHP Country Homes booked me in to view 5 properties in Snodland after seeing my AIP and it was approximately 15 mins for each viewing back to back. Due to COVID they advised us not to bring our 8 year old. And they agreed once we finalise to put an offer on one of the properties they will arrange for second viewing for my son. Post viewing there was one property which we loved to offer and we put an offer. However in the meantime there was a change in the deposit for the property for non ILR s/British from 10% to 15%. I informed that I have money to get back from Home country and will arrange it in a couple of days as my Father would be sending a gift transfer. In the meantime I requested them to arrange for a second viewing as my son has not seen the property. Well, they said you arrange the rest 5% and then we will arrange the viewing. Couple of days later I called and they kept on saying due to COVID we can't allow a child. I further more requested to talk to the Manager called Nick, whose behaviour was very rude and awkward and he said you can show the 15% and then we do the paperwork and then only the 2nd viewing will be possible.Does anyone make a decision by seeing a house in 10mins and invest 350,000 pounds? It was our family home and doesn't my son want to see the property? Is it really about the money or is it a discrimination that I'm a foreigner? He was so adamant in not showing the property and was literally shouting into my ears. "Show the money and then i will arrange the viewing". This is very contradicting... COIVD goes off as soon as I show my funds? Wow!I really want these people, esp. Nick to be fired! Absolutely no traits of a Manager!!Feel like suing these people for violating GDPR!!! Pathetic Customer Service!!!!!
Whilst we do not like 1 star reviews we are very grateful you have written this and highlighted what a thorough professional service we provide. As you have said, you viewed the house and accepted our COVID policy which is in line with industry guidelines during a global pandemic to protect our client the seller, our staff and yourself. As again you highlight, you then submitted an offer but were not in a position to prove you have the finances in place to proceed with a purchase, either mortgage paperwork or deposit. There was absolutely no discrimination asking you for this documentation, it is a LAW REQUIREMENT we ask and a LAW REQUIREMENT we substantiate where funds are coming from. To date you never have. There was no breach of GDPR, we have to BY LAW report the position and ability to proceed of someone who has offered to our seller. You were advised on 5 occasions what was needed to proceed, the ball was in your court. 2 members of staff did not want to deal with you due to your rude aggressive behaviour because you didn't like being told no. There was no shouting in your ears. To add context to this, our client the seller, is more than happy that we have vetted viewers on their behalf in line with LAW REQUIREMENTS to find them a suitable buyer who can proceed. By doing this we have not wasted their time or money and limited risk to everyone involved during a global pandemic. Your review interestingly enough has only been left a considerable amount of time after these conversations (during which you still didn't provide the relevant paperwork to show you can proceed with a purchase) when you were informed someone else has purchased the property, having gone through the same LEGAL PROCESS all our buyers have to BY LAW so they are substantiated as a buyer.So, if any sellers are reading this and want an agent that vets' potential buyers properly and legally and see the value in this service please get in touch.If any potential buyers are ready to go, have finances in place and can evidence as is required by law for us to verify, please get in touch.If any potential buyers are not ready to go but want the correct advice on how to proceed please get in touch.If anyone wants to be rude and abusive to staff and doesn't like being told no, don't get in touch.Kind regardsNick Silvester
