One of the best agents we've ever met.It sounds silly, but not all people who work in an agency, actually make an effort to help both sides ( landlords and tenants ). PROSPECTIVE TENANTS PLEASE READ TILL THE END. As tenants, to say that we had the worst experience with Bairstow Eves would be an understatement, exasperated further by a tyrant landlord. First of all, they have a 20 odd page long tenancy agreement with a clause for anything and everything, making us feel very nervous about signing it. The agent who took us to the property on our first day didn't have a clue about anything in the house and just left us to it. We had several issues with the poorly maintained house right from the off; it wasn't fit to be on the market at all, made even worse by the fact that it was given to us damp, filthy and full of junk. They don't inspect the property and ensure that it's fit for habitation before putting it up for rent but expect it to be given back to them in an immaculate condition with no wear and tear. Coupled with the fact that we had a landlord who tried to blame us for everything, none of the issues we raised were taken seriously and we were made to feel like criminals in what was supposed to be our home, despite never once falling behind on rent and taking good care of the property. We already knew our deposit was in danger and lo and behold, the moving out pictures were taken by Bairstow Eves as opposed to the moving in pictures that are by an independent party. These were a lot more detailed and picked up even the tiniest of marks which were present before we occupied the property. Luckily we had taken our own moving in pictures and left the house in a far better condition than we were given it in so we were able to disprove most of their claims. The deductions from our deposit was calculated in such a nonchalant way that it magically dropped from £100 to £50 to £20 upon raising a dispute. Further to this, they told us a BLATANT LIE (in writing) that any deduction from the deposit under £100 was not disputable, a claim that was rubbished by MyDeposits. Even the final £20 was deducted for no clear reason and they threatened us by refusing the release of the remainder of our deposit (which isn't just a measly amount) until we agree to it. We didn't have the time or energy to argue with them any longer and gave in. If that's not unprofessional, I don't know what is!We read terrible reviews about the company on Trust Pilot prior to renting (specifically by tenants PLEADING not to go with them!) but brushed them aside because we really liked the property - the biggest mistake of our lives! So bad was our experience that we vacated the property with a never-again attitude and when it came to buying our own home, we steered well clear of houses advertised by Bairstow Eves & Frank Innes despite it ticking all our boxes! No tenants deserve to be treated with such disrespect and made to feel so worthless just for not owning a home. They fully seem to side with the landlord and scrutinise every move of the tenants, trying to squeeze out every last penny from the deposit. We still bear the emotional scars of this horrible tenancy two years on and it took us a long time to ever trust another estate agent or landlord. However, we came across such amazing people later on that it would be unfair to brand every estate agent or landlord in the same way. If anything, it made us realise just how bad we were treated because we genuinely thought this was the norm.Bairstow Eves and a few other big names like Frank Innes all operate under the agency Countrywide and follow such unprofessional and unethical trade practices so please guys, don't make the same mistakes that I made!TLDR: DO YOURSELF A FAVOUR AND STAY AWAY FROM THIS COMPANY IF YOU VALUE YOUR RIGHTS AS A TENANT OR YOUR DEPOSIT.

Me and my girlfriend we rented a flat around tree weeks ago with this agency! When I saw the flat it was old but I didn’t looked at detail! When we moved in we realized how dirty it was ! We spent over 4 hours just for clean the kitchen! There was oily fat stuck underneath the fan and cupboards all the drawers was so dirty and with food like cooked rice left over! When I saw the flat the mattress was covered but when we moved in we saw the mattress and we couldn’t sleep in because it was so dirty and full of marks we didn’t have any choice that buy a new one ! Also the sinck in the kitchen is licking,the toilet seat is broken, the shower doesn’t work we have to trouw water on our body because there is no water coming out from the phene shower, radiator in the leaving room doesn’t work so we are basically without heat in the leaving space! Now after tree weeks no one of this problem as been sort out! I leave you judge my experience with this state agency! We looking forward the day we can leave this property! Please avoid this state agency!

This company ruins people's lives. Shame there is not a Zero Star. After making an offer on a property being sold by Bairstow Eves and getting it accepted, we proceeded to instruct our conveyancers to do the searches on the property. Once the searches were complete and the mortgage also got approved by the bank, Bairstow Eves came back to say someone else has made a higher offer and put pressure on us to increase our offer. We were shocked because we were told that our initial offer had been accepted. Nonetheless, we increased our offer by £7,000 and was told our new offer had again been accepted. When we queried the agent on why the property was still showing online as "for sale", they told us it was an error and they will update it. That never happened. When we were expecting to complete the sale and exchange contracts, Bairstow Eves came back again to tell us that the seller once again wants more money because someone else had offered £3,000 more than our second offer. Now how can someone else make an offer on a property which has been sold (subject to contract)? How can you make someone start searches on a property that you know full well you won't be selling to them?We pulled out of the sale after that and had to quickly find another property to avoid losing the approved mortgage from the bank. We are also having to pay for the searches on the new property, meaning we have now paid twice. We did not receive a refund from Bairstow Eves for the searches that were carried out on the property they were selling after they accepted our offer. This company has no care for people's lives and livelihoods. Now that we have found a new property and is looking forward, GUESS WHAT, Bairstow Eves has got the nerve and the cheek to contact us again to say that the other buyer that the Seller chose over us has disappointed them so they would like to offer the property again to us. Can you believe this?Summary:- Offer made £265,000 - Accepted by B.E- Property pulled- New offer made £272,000 - Accepted by B.E- Property pulled again- B.E offers property to another buyer for £275,000- New buyer pulls out- B.E comes back to ask us (original buyers) if we would like to buy the house again at £272,000So my advice to anyone wanting to buy from this company is ... DON'T. Avoid them like a plague. Oh and that agent of theirs called Jake Kennedy... I just want to say "Shame on you."

If you're trying to rent from then please run away. Dont believe in the good reviews as they are all fake. Bairsstow eve have left a review in my name which is fraud and fake I am shocked. After my bad experience, I thought let me warn people by leaving a review then I see a review in my name already written. They have mentioned that I have rented a property of them. They never gave the property to me. After being dragged around for weeks, I chased these guys up on daily basis 10 calls just to get to them once. Lack of staff on letting side is not even a word. One employee is the manager and employee and everyday she is on annual leave. No words to describe these guys. I mean why are you guys writing a review in my name. I have reported your fraud and will take further action. Mahnoor is apparently the manager but she is always on annual leave, she made 2 appointments with me and cancelled out last minute and messed my entire day twice. I had no requested from landlord they told me call bairstow eve in hainault just to get Robert to tell me landlord says no because I have played them around. After seeing a fake review written in my name it makes sense these guys a fraud. Also if you are trying to rent from them good luck as one part timer is the employee they have thought her to lie and say I was on annual leave. This is a jokeI have income higher than they requested, homelet said your reference went through, I am also a landlord which puts me in the experience how but these guys are. I feel sorry for the landlords with them.

I vacated my flat 6 months ago, and despite endless promises to "evaluate and return" my deposit, they have done absolutely nothing. Every time I follow up, I get the same excuse, "we're working on it", but it's clear they have no intention of refunding what is rightfully mine.Their behavior is completely unethical, and they are taking advantage of tenants. Do yourself a favor and avoid this company at all costs. If you value your money and peace of mind, stay far away from them.

I've been tryingn to purchase a mortgage with this company the reservation ran out before the purchase was complete wasting my time and money this happened because bairstow is not interested in filling there part on e they vot thre mone I've been ignored and pushed aside countless times buy this firm was told they will call me back at least a dozen times with no call back there email response are normal shurg offs all I've needed from them was the lender form so the solicitor and sale rep can do there job took 6 weeks of waiting g and chasing there mortgage department to fail miserable because after they git paid for there part in the sales and purchases they don't care anymore and you git pushed to the back burner this has lost me £1000s of pounds in fees to solicitors and reservation in the property all because there not interested after you paid there fee I'm a first time buyer and completely deverstated buy this company.

Very poor experience all round. Had a holding deposit on a new build, jumped through hoops to provide everything requested to keep the sale moving - every part of communication had to be initiated by myself. Led along by agent to believe everything was going well, turns out Chad Deakin went behind my back to sell the property to another couple. It seems a reservation doesn't mean much to this company.No transparency, very untrustworthy and unprofessional to say the least.On the bright side, probably a blessing in disguise as this company have shown their true colours from the start, not somebody I would want to appease in the future.

The worst agency ever. Rented a house. There was a leak and all living room floor was wavy, so they said they will fix it. Its been 6 months and nothing. So we moved out. It was terrible comunication, did not knew it they accepted the notice or not. Amy way, we managed to move out. I asked for my full deposit, on move out day, they said we will get full amount. The landlord approved. On 20th of March i asked where is my deposit? I got an respond that i need to confirm my bank details. I did. On 23rd i wrote where is the deposit. They said my wofe needs to confirm bank details. She did. I called them they said now it will be up to 10 days. 10 days later i wrote an email, where is my deposit. I got a response that i need to confirm my bank details! What a joke. Due to corona, we lost income, i need money, and they just playing around, wont pick the phone too.

I previously worked for this company as a lettings manager and was shocked to receive a letter stating I owe them over £1,000 after leaving the job over a year ago. This is completely unacceptable and feels ridiculous. I've never encountered a company that expects former employees to pay money after their tenure, especially not after so long. I think they forget how much I know about how they operate as a business, like how they charge tenants when leaving a property for things they didn’t actually do (only getting quotes then demanding money for works that have not been completed), plus a ton of hidden fees for landlords that aren’t even mentioned in the terms of business. What an absolute joke of a company. I would advise potential employees to be cautious and ensure they fully understand any financial obligations before accepting a position here. I would also advise landlords to stay away if they don’t want a company to rob them for their money!!!

Unprofessional and uneducated people working here. How do I know? They were selling my flat and Mark Alexander, the Manager, called me to force me to sell when he wanted me to sell (all he cared about was his commission). I told him I wanted to wait to make a decision and like an upset kid, he just hanged up on me! If the Manager, who is supposed to give the example, behaves like that, then that gives u a very grim idea of how the whole Company is. If you want to sell your flat, do it with real professionals who have your best interest in mind, not only their commission. To be fair, Adam Shackman who was the Negotiator for the sale was professional and polite at all times. But if a Manager behaves like that, that ruins the whole experience and the reputation of the Company. Nobody should deal with a Company that has unprofessional and uneducated people in charge.

I instructed Bairstoweves to sell my home. I was impressed by the initial response and the regular contact and updates on viewing appointments. They took care of all viewings and on being told they had received two offers on the property, I held a lengthy talk with a member of the team who told me that one of the offers came from a regular client who had purchased a number of properties through them and the buyer always completed without problems. So we chose him rather than the other buyer, despite this person offering £5k more. The main reason was that he was a cash buyer and we would complete quicker. Then he was going to get a mortgage. Then he couldn't get a mortgage. Then he was going for a bridging loan and so the problems went on and on. Barstoweves never returned my calls, nor my solicitors calls or the estate agents of the property we were buying. It was impossible to get through on the phone and there is no mobile number to call or text on. It was only when I entered the complaints procedure that I felt I was being treated as a client. I would never recommend Bairstoweves or any subsidiary of Countrywide. My complaint was not upheld because the file made no reference to a cash buyer. They could not identify the person I spoke to and phone calls are not recorded. As far as Countrywide were concerned the conversation never took place. Do not trust Bairstoweves, they promise the earth but do not deliver

Absolutely excellent service from John and Wayne at the Archway branch of Bairstow Eves. They did so much to keep our sale on track when it nearly fell through on a number of occasions. They were quick to respond to us, communicating frequently over WhatsApp, email and phone. They worked incredibly hard, are reliable and trustworthy. There were several occasions where they went out of their way to get keys or pick up a signed legal document. I would not hesitate to recommend them. Thank you!

I have just used this agent for my first property purchased in Folkestone. The transaction took 6 months to finish. Claire the branch manager is very helpful and cooperative and she was very proactive and motivate to finish this purchase. I am happy with their branch service but conveyancers experience was nightmare. But unfortunately the conveyancyer they have on their panel please stay away from them specially conveyancing expert awful service and poor communication and response. They dragged and kept the transaction pending until two days before my mortgage offer expires. My overall experience with bairstoweves was good. But I would strongly advice not to go with countrywide recommendation conveyancers. I would recommend to do your own research before appointing a conveyancer for your purchase otherwise it will turn into nightmare. Its better to have your own private conveyancer outside and not recommended by an agent as they do get commision from them but then buyer and sellers suffers due to poor service. And be watchfull about what has been agreed fee for the whole transaction by the conveyancer at the start. My conveyancing bill was exceeded and I was charged almost doube then what I was quoted at start and it was big blow and shock. You had to pay and can not afford to pull out at this time after 6months waiting when you have nowhere to go.

Hi if i could give 10 stars I would.I actually deal with the Purley branch and have found the staff to be very helpful and professional.Luke the Manager is there at the other end of the phone to help with any problems that arise.Then there is Sophie who goes beyond the limitations I would expect. She is always very positive and vibrant and really does keep our spirits up. She does most of our viewings and even helps with the dogs if we are not able to be there.She was involved as Luke was with a past sale and we have total confidence in her.The new lady Camilla is a pleasure to deal with. She is quietly confident with a can do attitude.All in all a great team to do business with.
