landlords steer clear

I am a landlord with two properties they looked after. For 18 months. on one property I was never paid my rent on time. I was always chasing for my money. There is no one in the office. You always have to leave a message and they don’t get back to you even my tenants had trouble reporting faults to the property as I said there was no one there for them so I would never get the message. I have had property for over 20 years and I have never come across a managing agent as bad as these. That is why I only stayed with them for 18 months. It would’ve been 12 months but you have to give them six months notice. Again I’ve never heard of that. My advice to landlords steer clear.

Everyone we dealt with at Sharman Quinney in Thrapston was friendly and very helpful. They responded promptly to any email and were always quick to get back to us with any query. They always seemed to make time or have the time to meet us to view our house to take measurements etc. Thank you all for everything. We would recommend you to anyone. We are both very happy in our new home and are now just waiting for our twins to arrive! ***Update*** We have used Sharman Quinney again for our house sale. Very disappointed with the whole sales…

Very disappointed with the whole sales process. It started even before we entered into the contract, when the papers we were sent for signing had the wrong address for the property we were selling. Apparently the system wouldn’t allow them to select the correct address, but as we didn’t want to be seen to be selling someone else’s property we insisted on it being fixed, and after many emails back and forth it turned out it was in fact possible to update it to the correct address. That was just the beginning. It took several weeks to get the property on the market. The agency then published the wrong photos as well as wrong information about the property itself, which, although we spotted it immediately and asked them to take down the ad until the errors had been corrected, stayed up for another three days. Long enough to put potential buyers off. It then took another week if not more to get the agency to correct the ad (on two occasions one error was removed and another one added) and get it back online. During this period the agency were unresponsive and difficult to get hold of and it seemed as though they only made an effort when pushed. We, on the other hand, were growing impatient to get the property on the market after long delays. When the ad was finally up we noticed that the presentation video made up from the photos of the property, still contained the wrong photos, but by this time we were so fed up we just let it slide. What we really wanted was to move to another agency as soon as possible, but since Sharman Quinney has the longest sole agency period of any agencies we’ve encountered (24 weeks compared to the usual 12 weeks), we had no choice but to remain. In the end the property was not sold, they did not seem to make any efforts to market it but instead sat on their hands and waited for business to come to them. We also had no feedback during the process unless when we asked for it repeatedly, not even when we were told several viewings were booked and the potential buyers cancelled were we informed. It’s the worst agency we’ve dealt with and we were happy when we were finally able to move to a more professional one.

House searching

Earlier this year we were searching to buy a property in Oundle and desperate to move to the area. Linda McMullan is an outstanding estate agent. All the agencies we registered with made little to no contact with us and it was down to us to chase them to see if they had new properties coming to the market. This was not the case with Linda. Linda rang us weekly to see how our search was progressing, kept us informed of events happening in Oundle and what properties were coming to the market. She was formidable in our house search and even at the end when we found a property with another agent, Linda kept in touch and helped our transition to moving up to Northamptonshire. Linda is a total professional and with confidence I would happily sell any property via her as I know the service I received as a house seeker was professional, caring and supportive. Rented a property of them . When ww left august30th 2025 we left the place spotless and better condition than when we moved in. Its now mid sept and we still have not got our deposit. Bullshit excuses like the landlord hasnt got an email .the land lord has gone on holiday. The landlords signature was different. Still no return of deposit. We are now starting legal proceedings.

If only I could give no stars.. We've had what can only be described as a nightmare experience with Sharman Quinney at Thrapston. Firstly, we didn't come to them - they came to us. Mariella knocked on our front door one afternoon in May after we'd previously had them through for a valuation but decided against using them. We were impressed with her ingenuity and accepted her offer to discuss how they might still help us as we hadn't had any success to that point in selling our property. We were looking to move overseas and had a lot riding on the move as we are also taking our beloved dogs with us. She came across really well to us and said that given the circumstances of her visit they would waive the usual terms of engagement on the basis that they'd really just like to help us sell our property. So, we agreed to let them market it for us - what did we have to lose? We got viewings almost immediately - it's very much a buyer's market in 2023 so some were timewasters and others appeared to be more genuine. Then we had an offer on the same day as the viewing - we accepted it and then had a call the next day to say they'd changed their mind. A short while later we reduced our price and had interest almost immediately from another buyer who'd seen it at the higher price but couldn't afford it. The agent wasn't available to do the viewing so we did it ourselves. They offered the next day and had a relatively attractive chain by UK standards. She was selling to a renter and was cash on completion. It sounded ideal. They offered low and Sharman Quinney were of little use in raising the asking price but we accepted it because we just wanted to get the deal done and move overseas. We even showed her family around a couple of days later so other than taking the initial phone call, they had very little to do with the deal. James Best, the Thrapston branch manager, handles things after the sale is agreed through to completion. I was also told that they had a specialist resource that followed up with the involved parties weekly but, in time pressured sales such as ours, twice weekly. It didn't quite happen like that though. There were just two other parties to follow up. Both of them were supposedly ultra keen to get the deal done. Searches were done, enquiries were raised and answered. We were dusting off our passports and pet quarantine permits and getting ready for the off! But we had a constant struggle to get him to reply to emails or return phone calls. I even visited their office three times just to pin him down and get him to understand the importance of getting this done in the time-scales we were working towards. I had 2 updates in 8 weeks (and I had to ask for those) and when things were getting really tight I pressed him for an update. At this point, he made some calls and then called me back to let me know our buyer's buyer had backed out and the deal was dead. Of course at this point our confidence with James and the rest of his team was lost. But then we also had the 28 day notice period enforced upon us which basically means we have to stay off the market for a month to satisfy this condition. Overall, despite getting plenty of viewings and an offer that we were prepared to accept, we were left very disappointed that our plans had to be shelved. Whilst sales fall through for a variety of reasons, the lack of comms from James and his team at the critical stages certainly contributed greatly to it in our opinion.

James was amazing in getting everything completed on such a tight time frame allowing us to move in before we loose our rented property which would have left us homeless for a while. I was a first time buyer, buying a house not in a chain and it took 4 months to complete after constant chasing from me! Such slow service, mainly due to the poor attention to detail from the sellers using Sharman Quinney's in house conveyancers. Time after time the contracts had to be amended due to careless errors such as spelling mistakes, wrong names on contract etc. Very frustrating! There was no communication to apologise for the countless delays, the estate agents lost interest in helping me once I had my offer accepted. Would never recommend - avoid.

Although it took over 5 months from selling to completion it was a very long chain and it all went relatively smoothly. Mariella was always polite and helpful even when things were getting a bit fraught and we were phoning constantly. Katie the Sales Progressor did a great job particularly in the last 2 months when people at the top of the chain were getting really difficult. She rang to keep them updated every day which kept them on board and kept the chain going to exchange.
