We had many years of worrying our flat would not sell due to having cladding however this was not a problem, as Bradley was really knowledgable on dealing with this and meant our buyer was put at ease. Super efficient and always on the end of the phone for any queries. Would 100% recommend.

Being a first time (and overseas) landlord, it was paramount to find a reliable, knowledgable agent to rent our E2 flat through, formerly our family home. Paul Curtis was super helpful initially when I wanted to discuss possibilites, rates and logistics, he made plenty of time for me in person and on the phone and has vast local experience. Following on from the intial discussions, Simon Harrington was brilliant in guiding me through the viewings and listing and was invaluable on the day we had lots of viewings. His advice on which tenants to move forward with was spot on and he was very patient with my many questions from abroad! The moving in and management of the property in Lauren Turvey's hands has been similarly effective and timely. I could not recommend Butler and Stag Bow more. Lovely people and totally professional. 10/10, thanks guys!!!

Ollie was great, he gave us a lot of very needed advice throughout the whole process, and made something quite daunting seem very manageable. The Team at Butler & Stag are amazing .I would like to make a special mention for Simon Harrington who was excellent right from the start with the setting up of the letting for the new tenants and explaining all relevant details and has been very helpful when we had to move items out of the flat . I would also like to complement Lauren Turvey who has been very understanding and extremely helpful and kind in the way she responds and offers options for help with any tenant related matter or any repairs that need to be carried out . She goes the extra mile along with Simon to help with solutions as recently she arranged for some personal items to be collected from the flat and then Simon helped me with loading my car from the office . I would also like to thank Ms Rodrigues for coordinating the lettings process . I would also like to thank Mr Freddie Knight for helping with the flat inspection during the letting process .

I was appalled to learn how Butler & Stag handled a tenancy involving tenants I know personally. Their treatment reflects not only a serious lapse in professional standards but also damages the reputation of landlords more broadly. Approximately six months ago, the tenants were contacted by the agency and told, on behalf of the landlord, that the property was to be sold and they would need to vacate within six months. Acting promptly and in good faith, they secured alternative accommodation, paid a new deposit, and arranged to move out, all at considerable personal and financial cost. Now, the landlord appears to be reversing that decision and attempting to enforce the original notice period. This is not only deeply unethical, it borders on misrepresentation, breach of contract, and a serious failure of duty of care by the letting agent involved. No written confirmation was ever provided following the initial instruction, which raises questions about the agency’s accountability and internal processes. For those considering using Butler & Stag, either as a landlord or tenant, I would urge caution. Basic professionalism and clarity in communication should never be optional.

Our buying process took a while but the people at Butler and Stag were incredibly helpful, patient and friendly throughout. David managed the viewing process and agreement with the seller. He was not at all pushy, very informative and afterwards always willing to do further viewings (e.g. when we needed to take measurements etc). Helga managed the after bid agreement process and was massively supportive in coordinating the seller, their lawyers and hackney council to move the deal forward. Thanks to her hard work we managed to exchange and complete before the stamp duty changes, so we are very grateful for her going the extra mile and being very patient throughout. They topped it all off with a bottle of bubbly as we picked up the keys. Really happy with our new flat and Butler and Stag's support in getting in! Thank you guys

They claimed that Im a bad landlord to the tenants but they cancelled the tenancy a day before the tenants was going to move into the property. The tenants later moved to another agent with me but the market had changed and the rental price had changed so they went for another property. I later found new tenants.This agency doesnt follow the landlords requirements and spread false information to tenants. They cannot be trusted!As I said This company cannot be trusted. Where is the evidence of your lies? i will continue to post information on this agency that is unprofessional to landlords and tenants. You cannot TRUST this agent. The tenants knew what they where getting when they saw my property. Every month I will post something about this agent on Trustpilot. They are disrespectful and cannot be trusted as an agent. They say I was intoxicated but I dont drink, they spread lies via Trustpilot!! My emails show the evidence. They market your property and tell you nothing about new Government laws!! I still have all my emails from you....I also have text messages from the tenants as we communicated during the tenancy agreement.If I was intoxicated why didnt you address this issue at a meeting or email? i have caught in a lie....you guys are fools!!tirade, that is a false statement by the agency, they dont follow your requirements but send tenants that cannot afford your property. If their was a tirade then why didnt they address this in a meeting or email? Why didnt they send a warning email or letter? second lie by the agency....I will provide email trail to TRUSTPILOT and then the community can decide who is telling the TRUTH!!I have the email trail of the truth, the agency has twisted the narrative to suit their agenda to make me look like the bad guy. I will be creating a blog on this matter as feel that they are so wrong in their actions....These guys are fools because they sent out the contract for the tenants to sign and the tenants signed the contract but the contract needed signing from me but i needed time to read the contract and get the Electricity Report but they had given me no time to do that....it was all rushed by the agent!!The Truth will come out, you cannot hide from the truth!!Im innocent until proven guility....
Dear Mr Stephenson, As regulated letting agents we have to follow the correct legal procedures which helps protect our clients, tenants and ourselves against safety concerns and litigation. As explained fully at the time, you failed to provide us with an EICR for the property and wouldn't allow us to instruct our own contractors to carry out the required checks on your behalf, as you said you were handling it. You also failed to make good of various defects that were agreed as part of the tenants offer. Finally, you reduced a female member of B&S staff to tears as she wouldn't cut corners on your behalf. At the time it was clear to hear that you were intoxicated during an aggressive tirade. We had no other option than to decline the tenancy and de instruct ourselves as the lettings agents. We decided to put our house on the market and instructed 3 local agents to provide us with a valuation. Butler and stag being one of them. Chris came to the appointment, he was very professional, he knew his market well, and wasn’t bothered by what the other agents had said about our property- he just took everything on board and gave us a valuation we thought reflected our property fairly. The next day, we were introduced to Charlie who would be selling the property for us.. and within 1 day of it being on the market, he had found a buyer, full asking price offer, job done. The next couple of months we’re seamless, easy, stress free and no hassle what so ever. Charlie was accommodating, always available (even on his days off) and helpful. We faced a last minute glitch with the buyers, the deal was 50/50 but Charlie reassured us that he would get it done… and within that 24 hour period he managed to get us exchanged. Overall, a great experience and would definitely be using again in the future.
