No written acknowledgement of a genuine offer This review relates specifically to GTH’s Development Land & Planning team at its Taunton/Blackbrook office. We submitted a genuine written offer for the whole property on 22 July, subject to normal surveys and due diligence. GTH subsequently confirmed that it had passed our offer to the vendor within 48 hours. However, GTH sent us no acknowledgement or update. We chased on 3 August and eventually had to telephone on 10 August, 19 days after making the offer. We were then told that a higher offer was being pursued and that no further offers were wanted. We also found the manner in which this was communicated dismissive. In its written complaint response, a GTH partner said that the vendor had instructed the firm not to contact us while pursuing another offer. A vendor is entitled to reject an offer and is not required to negotiate. However, GTH did not need to disclose anything confidential or enter into negotiations simply to acknowledge our offer and tell us that it was not being progressed. The Estate Agents (Undesirable Practices) (No. 2) Order 1991 requires estate agents to forward offers promptly and in writing. GTH says it fulfilled that duty by informing the vendor, but that does not explain why we received no basic written confirmation or status update. An instruction from the vendor not to engage with us should not remove GTH’s own responsibility to communicate professionally. We previously removed an earlier review after realising that we had supplied an incorrect contact email address with our later complaint. We did that because we wanted to be fair. That explained why we initially missed GTH’s complaint response, but it had nothing to do with the original handling of our offer. We have dealt with several other agents during our property search who have been extremely helpful, courteous and communicative. The contrast with our experience here has been stark.

Awful people

It seems if you're buying or selling a property they're lovely people but if you're renting with them, you are just trash. From the get go, they have been awful and foul towards me. Morning of signing a lease, we had a lovely (and recorded) phone call from lynne stating how she didn't want us to have the property and she wanted to put it on the market for more but we HAD to thank the landlord because she wanted us to have it. Now that same afternoon when we went in to sign everything, she decided to sit their and mock us asking if we could even afford it. I offered to show her that we had the money. Now down the line during inspection we had Beth who REFUSED to acknowledge me when I spoke or whenever I pointed out any issues with the house. She would only address or email my partner, I did confront her about this and questioned whether they actually put me on the tenancy agreement. Every issue I pointed out I was met me "I'll get a professional to look at it" obviously that never happened.

I always felt that I was in good hands

I always felt that I was in good hands and that my interests were being well served. I was particularly impressed when my usual contact was on holiday and the agents for the people I was buying from raised a lot of awkward queries. Charlotte took over the matter temporarily and dealt with the questions very professionally and effectively. Docking one star because as always I dislike charges based on value of property rather than actual work done but this firm was at least the cheapest of the high street agents in Dorchester.

To say the purchase was not straight forward would be an understatement! I cannot thank William ‘Bill’ Cosgrove enough , the man is a legend ! Any problem that arose from the solicitors was communicated quickly and clearly and necessary action taken . At no point was anything too much , and the commitment and support is highly appreciated. This is the second time we’ve used GTH for a sale and they remain a great choice. I like their honesty and transparency, but most of all I’ve been really impressed by the rather wonderful sales progressor Bill (William Cosgrove). His dogged determination, coupled with excellent knowledge and the respect of local conveyancers has made a dreadful few months (not GTH’s fault in any way) bearable. Letting Department - Awful People grossly incompetent & lazy. Had the misfortune of using this company for a letting, the team are quite frankly one of the most incompetent & lazy letting agents I've had the misfortune of dealing with. You raise issues about the property & if you're lucky you may get a reply in a month which is so wet you can wash your car with it, generally don't seem to know anything about anything but are oh so quick to remind you about "checks" & "deductions" which they themselves are too lazy to get someone in to deal with it. If you require a rental property I'd probably suggest you avoid this company with a wide a berth as you manage, it is not worth your hard earnt money to be given to a company like this

GTH mixed up the keys to our new home. They ignorantly sent us off with someone else keys and had the vendor post his set through the door. It soon became apparent that we didn’t have the right keys and had to go back and forth with the office before eventually they arranged a locksmith. This meant we were delayed by two hours and added extra stress to what otherwise had been a very smooth house move of leaving our old house. We were also left with just one door key and a loose door handle to our new home. The locksmith said he will do all he can to not break the door. It was disappointing that GTH sent an apprentice down to collect the wrong keys as this should have been their opportunity to properly apologise. We have since written to GTH to complain about this incompetence and lack of customer care. Again, the reply was unexpected and disappointing as their words and actions don’t match. They say they take these matters seriously. Hmm. How?! And went on to say, “Rarely do we have problems with keys so this was very much a one off.” Rarely?! I would trust and hope that most agents can confidently say they never have a problem with keys. We certainly can’t and won’t be recommending GTH to people we know. And when it comes to moving again ourselves we would not engage their services or consider any GTH properties for sale because of the key incident, how they dealt with the matter and their poor communication. We can however, recommend local agent TRG Lawrence who we have used to both buy and sell a property.
