House Purchase through Cubitt and West

I have recently bought a house through the Cranleigh branch of Cubitt and West. I have found the whole team to be extremely helpful (Kerry-Ann, Ross and Pam) however I would like to thank Lindy Cunningham in particular as my sales progresser, based in Redhill, who has been really kind and patient with me as I have gone through this process during a difficult time. I have found the purchase stressful but she has answered my calls courteously and promptly along with my emails, chased up numerous queries and I feel has added the personal touch to the whole process. I am very happy with the service that Cubitt and West has provided and indeed I will be moving into my new house within the next fortnight which is both a relief and a joy.

Big shout out to the Horley branch

We would like to say a huge thank you to Siobhan and Ellie at the Horley branch.From the moment Siobhan came round for our first meeting we knew we were in good hands. She was very professional, friendly and made us feel at ease straight away.Selling a property is stressful enough but we were selling two. Siobhan and Ellie have taken a lot of the stress out of it by keeping in constant contact with us and giving us feedback after each viewing.We were always made to feel we were important and nothing was too much trouble. Ellie even popped round one evening after work to take some more photos as my partner wanted some more added. His property sold shortly afterwards so it obviously did the trick, thanks Ellie.We would highly recommend C&W Horley branch, Siobhan and Ellie are a great team, they genuinely care, they look happy to see us whenever we pop into the branch, they always make us feel welcome, we’ve never felt like we were being a nuisance or inconvenience.Thank you for all your hard work ladies.

So good they sold it twice!

Kerry-Ann sold my parents’ house to them back in 2006 and then sold it for them again in 2021. The reason they chose Kerry-Ann and Cubitt & West this year was because they remembered her clearly and the excellent service 15 years ago. She was totally professional, extremely helpful, kind, knowledgeable, candid, proactive, and went out of her way to make the process easy for my elderly parents who were both shielding much of the time. And it couldn’t have been easy during the worst of Covid. Kerry-Ann and her team were brilliant at juggling my requests around my mum and dad’s sale. I was very grateful.

Amazing service from start to finish…

Amazing service from start to finish from Abby Tallack. We are a family relocating from abroad after 8 years and have received 5 star service throughout. Our situation was a little complicated and at every step, the communication was spot on. Abby managed to get our keys within a week of first showing interest. Nothing was too much trouble. If Abby ever leaves this profession id have zero hesitation employing her. She is a total credit to this company who now shine far brighter than others we have 'engaged' with. I wont name them.. But not answering phones? Not replying to emails? Being cut off.. Etc etc Cubitt and especially Abby are to be trusted, endorsed and have given my wife and I total confidence and peace of mind.

Caterham Cubitt&West- Jayde Boyce

We used Cubitt & West Caterham branch for the sale of our property in Warlingham. We had used another local estate agent for 12 weeks prior to this and had not had a good experience, so a friend recommended Cubitt & West. Jayde was introduced to us as our lead having had the initial marketing discussion with Rachel. The processes used for communication are excellent allowing transparency between parties and this for me was unusual particularly for Estate Agents. Jayde was very thorough, professional and honest throughout the whole process. She was confident on our first meeting that our property would sell and it did after 12 viewings. Although she had moved to a different branch during our sale, she continued to manage the exchange and completion to the end, for which we were very pleased about. I could not recommend Cubitt &West highly enough and particularly Jayde for all her support throughout and after the completion.

Pulborough Cubitt & west amazing!

Pulborough Cubitt and west amazing!! After selling my house within 24 hours, I was very stressed trying to find a house and looking at about 30/40 houses! One person in particular Kirsty the sales manager! It was almost impossible to get viewings around myself and my partners shift work! Very fast at emailing back and answering even the most stupid of questions without problem! And she done in without any hesitation! She’s amazing and the staff had been amazing, she almost took the stress out of it all, and she found us our dream home! Cubitt and West Caterham Branch, poor customer service

We put our house on the market in November 2020 at £600k. After a number of viewings with poor feedback, Neill Pattenden, the new Caterham Branch Manager, suggested we reduce to £570k, and promised that they will undertake a full sales drive. Sure we enough we had a flurry of viewings, however with the same outcome, most of which as before had ridiculous feedback, “no space for four cars outside", “don’t like the alley” “too far from Kingston” “got stuck behind a lorry on the way home” etc etc. We eventually got an offer of £540k, which we turned down. By that time we had had enough, mainly of just the whole home selling process but also Cubitt and West’s poor qualification of potential viewings, we took our home off the market. I then received a stock email stating Cubitt and West’s legal position, I was expecting at least a courtesy call from Neill Pattenden but nothing.Some time later, Neill rang me to say our offer had been increased to £550k, we decided to proceed. I made it very clear to Neill that we have not seen a house to buy and that he should set the expectations of our potential buyer, he then put the process in motion to check the buyer’s financial status, some days later our buyer came to visit. It became very clear as she was leaving that she had been told by Cubitt and West that we were ready to purchase a house with no chain. This is of course THE EXACT OPPOSITE to what I had told Neill Pattenden. I was told the next day that the offer had been withdrawn as our purchaser was under the impression that things would proceed a lot quicker. I asked for an urgent call back from Neill Pattenden, as I wanted to discuss the situation with him. To date I have not had a call back.In summary this is my experience of Cubitt and West Caterham.1. We had high number of viewings, BUT most of which should have been questioned as to their real requirements of a house, definitely quantity and very poor quality. When I asked the assistant branch manager how viewers are qualified, I got the reply “what questions do you want us to ask?” Frankly, CLUELESS. Not only are they unable to qualify potential viewers but also they cannot overcome ridiculous objections after a visit. 2. Very poor communication between Neill Pattenden and his team, how did the COMPLETE OPPOSITE of our situation get relayed to our potential viewer? 3. Unprofessional manner of one member of the sales team, who constantly referred to me as "mate".3. Worst of all, Cubitt and West have a complete disregard of good customer service, they treat their customers as selling opportunities and legal entities rather than actual people who expect to be treated with courtesy if they are not happy. Neill Pattenden needs to understand that he should contact customers when they are unhappy as well as when there is a potential sale involved.Later in the year we will be trying to sell our house but rest assured Cubitt and West will NOT be part of our plans.

Fantastic Customer Service

We recently sold my mother’s house through Cubitt and West in Peacehaven. As my mother has lived in the same property for over 40 years, it was really important that we found the right agents to sell her house.We initially met with Anne the Branch Manager, who was very thorough and talked us through the process of advertising the house. My mother was very nervous about selling initially but Anne managed to put her at ease and we listed the property with confidence Taylor and Michael arranged all the viewings on my mother’s home. Once again the customer service and communication here was excellent. They both kept us constantly updated throughout the process on the times potential buyers would be viewing the house. They also ensured all aspects of the visit were Covid safe.After only two weeks we got some firm offers on the house. On this aspect, Anne and the team negotiated brilliantly on our behalf, and clearly explained the position of the potential buyers to me and my mother, and advised us on the best route to take.Karen the Sales Progressor was there for advice throughout the whole process, dealing with questions from our buyer, talking to the buyer’s solicitor and our own solicitior and also answering our own questions. Karen’s communication was excellent and was able to able to answer some more in-depth questions which was really reassuring to both me and my mother. Karen was also able to push the sale forward and liaise with the solicitors, when it felt like things were not moving forwards.The whole experience with Cubitt and West has been brilliant, and I wouldn’t have any hesitation in using them again to sell my own home or referring friends and family.

Super experience from start to finish

We recently purchased a flat marketed by this estate agent, they were very professional and made the whole experience positive. From the first point of contact we made to organise a viewing through to exchange, it has been remarkably smooth. This was down to the staff being efficient and following up on things. Positive flat renting experience

I very rarely, if ever give 5 stars for experiences, but I think it is deserved on this occasion. Madi in the Brighton branch provided an excellent service throughout my flat renting process. She was efficient, quick to respond to communications and very professional. As an example - on the agreed date, I was quite early arriving to pick up the keys to the property. Minimal Stress Process
