Edit: The below 2* review was written several years ago when a different property manager was responsible for my property. Although this was true at the time, and that person tried to charge us for things which had become illegal to be charged for (admin charges etc), since our property manager changed several times, things have improved. In general OpenArch are very responsive to maintenance requests and come out quickly and efficiently. We have had an ongoing issue with the bins not being taken out (we share them with a nearby business therefore it is a private company) but property manager Faye was apologetic and worked with the commercial manager Liene to get the issue sorted, although this is taking several months. Since Faye left, senior property manager Megan has been dealing with our queries and she has been professional and polite throughout. Overall, although there have been issues along the way, they have been communicative and have worked with me to resolve any issues. I have found OpenArch to be a fair and responsive landlord and would recommend them., , , , In general I have not been impressed! I was told when viewing that adding a tenant after signing the contract would not cost extra, then on move in day was told that contract adjustments do in fact cost more. If I had known that from the start I would have added someone else from the beginning. I am not allowed to have more than one key, so I am constantly paranoid that I will lose mine as I’m not allowed a spare, or to get one cut (it’s a security key which needs their permission to be cut). [Edit: they have now given us another key] I needed a meter reading when changing energy suppliers to get an accurate bill, and the meter can only be read by OpenArch. Despite giving plenty of notice my three emails went unanswered and my meter still hasn’t been read. [Edit: meters are now usually read every month]

Megan is absolutely fantastic! 5 stars for her! Megan has been thoroughly helpful with me in the process of becoming a tenant. The viewing I had was great - Megan called me earlier to say she was ready and I could attend the viewing sooner than the time arranged. All my questions were answered proficiently. This is my first time renting so I probably had some "silly" questions, these were answered professionally. My questions since my viewing via emails have all been answered in a timely manner. I'm glad Megan is my property manager. Megan is friendly, I feel safe with her being the property manager and when the inspections are due I can see myself having a cuppa tea with Megan. Also 10/10 - Megan was happy for my pet hedgehog to also live in the property. This was a big deal for me! I cannot say a bad word about Megan or the process, she's absolutely fantastic 😊

I recently was in the housing process with Amy, and I can truly say she was fantastic. Unfortunately, due to personal reasons I was not able to take the property, but Amy was consistently supportive and so understanding, making sure to guide me through the respective process and always answering my emails and calls with all the needed information in a clear and kind way. I was looking for a house for 2 weeks and as soon as I saw the property ad I knew it was the flat I wanted. Megan made it very easy to arrange the viewing, she was warm and provided all the information I needed. She is very trustworthy and responds quickly. The renting process went smoothly and she even spotted the bed matress being old and replaced it before I moved in. Thank you so much Megan and openarch properties!!! I am very happy in my house. Amazing service from an awesome letting agent! I’ve rented many properties and dealt with tons of letting agents over the years and there’s very few I would recommend for a top notch service and customer experience. And Open Arch is one of them! From first contact to completion the communication from all the staff I came into contact with, especially Faye who was dealing with me personally, have been absolutely fantastic. The service and communication have been speedy and courteous, I’ve been kept regularly updated and informed where I am in the process. I can’t recommend them enough. I am very pleased with the service I have received from OpenArch and Megan Sullivan the property manager (before Megan, Robin speed was the property manager when we had taken the property on rent -- both of then very nice and helped with issues in the property - I should also mention Gill who was quick to identify property fix request s - special thanks to Andy who always come up with a van and dix the issues present in the property). This is my first property. I have now moved on from openarch properties due to country relocation and they moving out process was super smooth and got my deposit time in 4 working days time.

If you’re looking for affordable and secure accommodation here is the place to be. I’m coming up to the end of my tenancy here and honestly I have never stayed in a much more comfortable environment than I have anywhere else and that’s saying a lot for student living. Of course it has its flaws but other places have taught me that flawless appearances never matter if you don’t have the right support and respect from landlords. The Forum has been nicest of places. Our property manager Abi Whitfeild is so supportive and consistently communicative. Infact all staff are welcoming and friendly. The area is calm and most things are convenient for all types of students. ESPECIALLY THE DISHWASHER. I’d definitely recommend staying here. 😊
