Just collecting personal data to sell on, avoid the site, not what it used to be.

A simple look at the website to see what a house valuation was had all of the local estate agents ringing for days! All information return was tick boxed 'to email only' but all personal information was sent out anyway... address, telephone numbers the lot! Complete scam of a site, purely logging contact details nowadays, best avoid.

Valuable overview:It's great to look at properties for sale on Zoopla, given the complexity of the market. The site also indicates newly listed properties each day, which is very helpful. We are in the process of buying two beautiful homes for our families after many months of searching. Thanks to Zoopla.

Totally inaccurate property site

Totally inaccurate property site. Told them my property is not a bungalow as advertised, it is a 3 bedroom house and that we have had aa extension as well. It's not a new property, it was built in the 1930's. They are totally disinterested in their lack of accuracy. No ability to edit property or correct their mistakes. Will recommend to all my friends and colleagues that they use alternative, more user friendly sites in future.**Update: how many months / years does it take to improve / update incorrect information? My 3 bedroom house that had a large extension completed over a year ago is still showing as a bungalow with 1 bathroom. Zoopla developers must spend their working days asleep!

Blatantly false statements and incorrect facts

This company should not display factually incorrect information. They have shown our house as being worth around £133k (last sold price 2011), despite it being a 5 bed/3 bath/3-4 reception plus study detached house with a one acre garden, and not having been sold since 1985. They have stated it was sold in 2001, 2009 and again in 2011- this is a LIE as we have lived here for over 37 years. It was last up for sale in 1985, when we bought it. They have stated their information is based on Land Registry records -a LIE, as our house is not yet on the Land Registry. What is more, I corrected their records back in February 2022, and yet they persist with misrepresentation of our home's value and sale history. The house next door, smaller than ours, is valued at £648-£782k. Their outright lies and false facts are negatively impacting on us. We are in our seventies and hope to downsize and sell soon, and this blatantly incorrect information is detrimental to our chances of selling for a fair price. Our home has only had three owners since it was built in 1902/03 (over 120 years ago) - this is a selling point as it has rarely been on the market. It has NOT had multiple owners in the past few years as stated by Zoopla. UPDATE - Zoopla has acted quickly and the incorrect information has now been removed as requested. I will check now and again, just in case the error reappears in the future.

They won’t amend incorrect information

They have my house listed as a two bedroom despite having the floor plans and the description saying a 4/5 bedroom. This will grossly reduce any price we list for. They refuse to amend the details, some rubbish about “not having any tooling available that would allow us to manually change any property attributes for any property on our website. This information is generated automatically by an algorithm.” Yet they claim to want their service to be “valuable to users” - a hilarious contradiction when they display incorrect information and won’t amend it. They also incidentally can’t remove the property and create a new updated listing so really the website is useless as it displays incorrect, inaccurate information! I’d advise anyone to try Rightmove instead of this joke website. It’s a shame Watchdog isn’t still around, I’d love to get them investigated. I’m sure there are many unhappy property owners who would complain about this website!Update - Reply to Zoopla’s comment. I would like my property removed from your website in it’s entirety if you cannot put the correct details. Your website is not fit for purpose if you continue to knowingly display incorrect information.

Not very reliable!

Zoopla sent me an estimate today for my home. Down 10%, yet my parents home a comprable house in the same village has only dropped by 6%! Other propoerties I own or track in the area have all dropped by avg. 2%. Not very reliable!UPDATE 210323: That doesn't explain how two very similar properties in the same village incur such a vast difference. Hi Chris,Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model. The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland. The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates. We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies such as you have outlined are not unusual. Here is a Help Centre article that will give you more information on where we get our data from:https://help.zoopla.co.uk/hc/en-gb/articles/360005677897Nevertheless, we would like to discuss your property estimate further with you and we will now message you privately for more information. Many thanks,Zoopla Support

intractable and often highly inaccurate valuations

Despite submitting a valuation post extensive renovation works, from the Estate Agent who sold us the derelict property, Zoopla have decreed the property value range to be literally hundreds of thousands less. They have refused to acknowledge the professional valuation or complete overhaul of our home. They are a nightmare to deal with and I have been wrangling with them for over six months.I want my property removed completely from their website, as they are causing immense harm and distress.FURTHER TO THE REPLY FROM ZOOPLA - I am now seriously considering taking legal action against Zoopla. They have emailed to the effect they will possibly go on to publish their harmful and incorrectly low price value range for my property, against my express wishes.I cannot allow this to happen as many buyers take the prices on Zoopla as gospel, unfortunately. If I had plucked an inflated and wishful thinking price out of thin air, I would understand. However, I followed their written instructions to have the price of my home re-assessed & obtained a full inspection report from a highly qualified Estate Agent. All to no avail.I really think it is time Zoopla are held to account and properly regulated. The amount of damning reviews on Trustpilot are staggering.I will not just sit back and let them publish incorrect values against my home, which I have been unable to attempt to sell, due to Zoopla’s ineptitude.

Not what it used to be, don’t waste your time

Estimates are just that but when the data it’s showing is factually incorrect they need to rethink their business model. Zoopla has 1 job and can’t get it right. Its ‘new’ system clearly has major flaws. I am aware of properties that have been sold that the data has be allocated to the wrong property. The app also now doesn’t show sales data that definitely exists and used to show on their own site until they messed it all up! Hopefully estate agents will actually look to value properties better instead of using this nonsense!!

False Information Based On Nonsense!

This company needs investigation, as it is assuming far too much in its, supposed, valuations, which affect sellers. They state, for my area, ''Average estimated value for a house in NR26 £519,006, which is a change of +£359 (+0.069%). Average sale price £452,766. Properties sold 39''. What on earth are they doing? ''Estimated value?'' Whose estimates? And they state, ''A house'', when it is clear they are using any property, and that is a mix, thus NOT a house nor a house valuation, but general, property valuation, of varying sizes, and in various conditions. And what of their misleading ''Average sale price?'' Just WHAT does this mean, when you have lumped one bedroom flats with four bedroom houses, with two bedroom bungalows? This is nonsense, and is misleading and false information. The only reason they get away with it is because there isn't an organisation that deals it, but what all estate agents should do is boycott using this site, and use Rightmove, which does not mislead, and only publishes information that is correct. I shudder to think what this misinformation does for prospective buyers, as it is just wrong!

Unreliable

I live in a small village in a house that we bought just over a year ago. Every house that is listed in the village is showing an increase in value. According to Zoopla our house is now worth just over a quarter of what we paid for it. The price we paid was fair and less than it was valued in a RICS level 3 survey. They haven’t even managed to place it correctly on the map. Explain that Zoopla! Im very familiar with maths and mathematical modelling. Admit it Zoopla your valuation model is unreliable.

Completely pointless as far as price estimations are concerned

As with so many reviews, my property is incorrectly listed as a house when it is a flat and was built as a flat. The sources of their information, ie land registry, listings on their own website, all show the property as a flat. But Zoopla say they cannot change their own website to show the correct information. Why this is allowed to continue I do not know, but beware using any of their figures for any purpose whatsoever.Update after Zooplas standard reply:- That’s all very well, but this has been an issue in your review since 2012, so it’s about time it was sorted out. Wrong information is worse than none.
