With something as huge and stressful as selling your home, I would not hesitate to go straight to Wards.Professional standards, combined with a personal, welcoming, feel was how my husband and I felt when putting our home on the market to sell with Wards.Graham Goodsell and Grace Scott ( along with Jackson) were always on hand to answer any questions, kept us informed of the selling process every step of the way, from viewers feedback, right through to final selling dates. Over the past 20 years, we have moved twice. We went straight to Wards with no hesitation for both buying and selling, because of Graham Goodsell, who treats everyone with the same respect and warmth and remembered us from our previous house sell. Our home had a lot of response and was sold quickly which gave us confidence.

We e disappointed with these estate agents , I have an Italian surname . I was registered with them and I rang about a property, unfortunately for them the person who answered the phone did not realise I could hear his conversation with a colleague wheee he was being really disrespectful about my surname and in his words “pis# himself laughing when he saw it” needless to say they won’t be getting our business and unless your name is smith or jones I would not use this disrespectful and unprofessional company .Shame on you I thought we had turned a corner on racism

One of the most stressful times which was made worse by Wards in Ramsgate's lack of help, misleading information and communication. The first time we had sold a house which we advised them we didn't know how the process worked. When initially looking at what estate agents to go with I was advised to check their fees, I obtained a few quotes, when dealing with Wards they advised that fees wouldn't be a problem and they would cut them to get my business. We had a quote for £3500 and £3200 inc VAT and we advised the agent at Wards if they could get the fees to £3000 we would go with them. Once the sale has completed I get my completion statement and it states the fees were £3750 inc VAT. When calling Wards they advised there must have been a miscommunication but the £3000 was without VAT and that there was nothing they could do because we had signed the contract with them. Looking back at the contract it says £3000 and in small print + VAT but in the box of total amount it is blank which is misleading. Looking back at the service I am very disappointed and frustrated, having to do two open houses myself without an agent and constantly having to chase and being advised to go with a solicitor that was less than productive and helpful, along with this misleading guidance for the fees I would not be recommending Wards to anyone and will not be using them in the future. Especially appalled by the fact that I was told sorry nothing we can do now even though they admitted there was a miscommunication and could see my point in the fact of why would I have gone with them if the fees worked out more than the other quotes.

Great professional advise and service, even after our initial buyers withdrew Wards quickly found another buyer and we eventually completed the sale. They also guide you through the sales process and suggest 1st class Solicitors to use that work for you.I would definitely recommend Wards to family and friends.

Myself and my husband was in the process of purchasing our first home together, however we always struggled to book viewings or receive any feedback on properties that we were interested in via apps such as zoopla or rightmove. Therefore, i started to call individual estate agents within the area of our choice and look for any help this way.Upon calling wards, we was told about a property that just came onto the market by Kirsty at the centralised sales team who was an absolute star! She was able to provide support of how to go about looking for properties and booked us onto viewing the same day! Also Honi - Wards (kent) was amazing too, always available via email to assist with any questions or enquires we had about the property. Fast forward, the property we viewed is now our current home and we are ever so grateful for the support and guidance she offered in such as timely manner.

I have been a landlord using Wards for 15 years letting two properties, where I pay (or used to pay) for their maintenance service.They are not the cheapest agents you can find, that is for sure. But I have been willing to accept this because local knowledge is valuable, and they have found tenants quickly in the pastTheir invoice system has improved a lost recentlyHowever, I'm now terminating them as my managing agents for the following reasons:1. When I use them to arrange contractors to perform maintenance, I do not expect those contractors to exaggerate work and/or overcharge for these works. I pay Wards to find quality contractors at market rates, otherwise I may as well search online and save my management fees. Recent quotes or work completed:- ECR £90+vat (commonly available for £50 inc)- Supply new tap - £150 (cheap £15 tap whilst doing other works on site)- Install new electrical distribution board - quote £710 (work actually completed for £425 using yell.co.uk)There a more, just these I have to hand documented2. There are the usual problems one can have with agents, such as poor inventories:- Several times on tenant switchover I've had to pay for cleaning- A previous tenant installed a washing machine which was left behind, used by the next tenant until it broke. So I become responsible for replacing it. (btw - Quote to install a machine whilst plumber already on site: £90)3. They continue to charge a high % of rent despite having long term tenants. The pricing generally is opaque which in this age with online competitors is no longer acceptable to me (I paid different % with different benefits on two identical flats until I addressed this).

Sebastian the agent that did my application has been very helpful,very thorough and very attentive to detail, by ensuring all the necessary documents were completed and returned to him on time. Absolutely awful , dishonest and unprofessional, Viewed 2x property 12 days ago - vested a interested in both. Was told we were first choice !Never once got called back , when we called for info on at least 25 times never got called back and was told ‘we aren’t going to call you every 5 mins’ had to chase continuously for any information.Very unprofessional- blatantly lied to on more than one occasion, all we asked for was honesty and that was a massive step to far for them. Was told landlord was possibly having second thoughts about renting out completely which we were fine with BUT the very next day to find out ourselves on line that the property’s had both been rented out. (strange)On one phone call - asked what was happening- Was then told the landlord didn’t want a dog but when I stated that we had been told by another agent previously that the landlord was happy with a dog and he read an e-mail from landlord stating that he was happy with the dog. Was told ‘Oh he changed had his mind’ !!!!All we asked for was honesty - if we weren’t suitable or the property had gone ‘just tell us’ again Wards couldn’t manage this!Completely no empathy was shown throughout as finding a home is effecting peoples lives and no thought was given in regards to this!Very upsetting and unprofessional experience….
