GoogleWhen dealing with my Mother's house I had to find an estate agent to sell the house. Emily came prepared with how other properties in the area sold. She explained what their Company was an all about their clients came first. I had to get 2 other quotes for probate. Emily got the listing because of the way she presented herself and Edwards Realty.
I was kept informed throughout the process. Also their Sales Chaser, Charlotte gave me a list of the order of the sale & kept me informed as things progressed till the house sale was completed. Yes I would highly recommend Edwards to sell your property or find you another house.

GoogleDon’t rely on good faith when signing a rental agreement with Edwards, protect yourself with evidence (lots of close up photos)
When we first took on the rental property through Edwards, the bathroom and other areas were in far less than ideal condition. Dust on window sills, skirting boards and extractor fan, tap missing it's handle due to heavy corrosion, towel rail heavily corroded, dirty mirror and shower screen dirty. We didn't kick up a fuss, as it was a small space and relatively easy to clean ourselves.
We when left the property, we cleaned the entire property in what we believe was to a better standard than what we received. We were then quite surprised to find the landlord and estate agents had agreed to attempt to deduct for a 2 hr professional clean of the bathroom, at the upper hourly rate of what you would expect to pay for a cleaner.
Edwards will say this is determined by the landlord, but they had no problem negotiating on the landlords behalf and pushing up the deductions.
DO NOT TRUST THEM. They will try and use your deposit as another profit centre, working on the logic that 10% of someone's deposit isn't worth the tennats hassle to fight over.

We are sorry to hear that you feel dissatisfied and would like to respond to the points raised to ensure the situation is accurately represented.
At the start of the tenancy, a detailed inventory and check-in report was provided to you. This recorded the bathroom as clean, with dust noted to the extractor fan. As with all tenancies, you were invited to review the inventory and notify us of any inaccuracies or required amendments. We did not receive any comments or requests for changes to the inventory to indicate that the bathroom or other areas were in an unacceptable condition at the start of the tenancy.
At the end of the tenancy, the bathroom was not left in a clean condition and did not match the standard recorded at check-in. For this reason, a deep clean was required to return the property to its original condition. The proposed deduction reflected the cost quoted for this work and was agreed by the landlord. No deductions were applied arbitrarily or without justification.
We would also like to clarify that the proposed deduction did not amount to 10% of the deposit, as stated. The amount in question was approximately 5% of the total deposit value.
We also wish to address the suggestion that deposits are used as a “profit centre.” The deposit is protected with the Tenancy Deposit Scheme (TDS) and held within their custodial account. Edwards does not hold the deposit and cannot release or deduct funds without the tenant’s agreement or a formal decision made through the TDS dispute resolution process. Any tenant who disagrees with a proposed deduction is fully entitled to raise a dispute directly with the TDS, who will review the evidence provided by both parties independently.
While we act on behalf of the landlord as our client, we always aim to be fair and transparent and to operate in accordance with tenancy legislation and deposit protection regulations. For example, no charge was made for a dismantled table that could not be reassembled due to missing screws, despite this representing a cost to the landlord.
We appreciate tenants taking photographs at check-in and check-out, as this is good practice for all parties and helps avoid disputes. We stand by the processes we follow and the fairness of our actions in this matter.

After being shown round a number of homes in the area by numerous estate agents, Edwards stood out from the start as being the most organised and having the most friendly and knowledgeable staff. Any queries on properties were answered very quickly which cannot be said about other estate agents we dealt with.
After the offer was accepted, Edwards made communication between us and the vendors very easy and therefore didn't hold up the process. At all times, the staff were pleasant and we always felt like they wanted the best outcome for both parties.

GoogleEdwards were recommended to us when we were having difficulties with a large national estate agent, who seemed to be doing very little to sell our property. We terminated the contract with them and took on Edwards. And what a difference! Right from the outset, Edwards' level of enthusiasm and commitment was simply outstanding. Their team took the time to familiarise themselves with the property so they were able to talk to customers knowledgeably and with confidence. We were kept up to date with all enquiries and viewings and given valuable feedback on customers' impressions. Given that the original national-chain estate agent had had our property on the market for six months with only around ten viewings and no offers, we were amazed that Edwards were immediately busy with viewings and secured an offer in less than one month. In fact, if I check back on my phone, the sheer volume of emails and phone calls from Edwards in comparison to the few from the previous agent highlights the fact that houses don't sell themselves; the estate agent has to work for their commission.
Like many customers, we initially made the mistake of assuming that all estate agents work equally hard at selling properties, but it was only when we had experienced the kind of commitment and hard work that Edwards put in, that we wished we had gone straight to them in the first place.
So, a massive thank you to Gianni, Mandy, Jo, Siobhan and everyone at Edwards. We can't recommend you highly enough.
