It has been 16 month since we 1st…

It has been 16 month since we 1st reported our faulty banister. They came out today for the 6th time and once again wrong parts had been ordered. Our banister is now bare wood and screws sticking out from where they tried to take it out before checking the parts they had. We have been told once again, the parts will be ordered. They are presently building more houses round the corner, surely they have bannisters. We are also waiting for a replacement weather shield for the front door, of which they brought the wrong one. The plaster finishing at the bottom of the staircase which has been missed. The patio doors still letting in draft as apparently they have put in the wrong sized doors.

Your beautiful view is not guaranteed.

So firstly, we moved into a 3 year old Lindens home on an established estate. We have heard of others on the estate having issues with their homes, but (and i think this was down to a change of project manager after ours was built) the house we bought is actually lovely. We overlook a 5 hectare nature reserve and are at the bottom of a privately owned cul-de-sac, and the estate is bright and airy and it has a great feel.So, the nature reserve is the point of my words of caution. This space is beautiful. We have hawks, owls, bats, and many other forms of wildlife that live here. It is prohibited to access from the public, and only license holding specialists are allowed to tender this land. According to some of the original residents on the estate, the marketing team sold their houses with the promise of never being able to build on the nature reserve, and those houses that overlook the nature reserve came with a premium on like-for-like models of the same houses on the estate. The nature reserve is home to some protected species such as the Great Crested Newt and barn owls, and they are protected by EU and UK law. This did not stop Lindens putting in a planning application to build 30 tiny terraced houses on it 3 years after leaving the site.Luckily with the mobilisation of the estate, and with the help of our local Councillors, independent experts and ecologists and with the help of the surrounding neighbourhoods, we collected nearly a hundred objections. With two months to go to the decision date, Lindens withdrew their application. If we hadn't had done so much hard work in the objection, our house would now be looking at tiny little terraced houses instead of open, natural shrubs, ponds & grassland.We contacted Trevor Dempsey of Lindens Midlands, asking for them to hand over the land as promised after the last house was sold, only to be told that they would be keeping it indefinitely.So my words of caution are....be very careful when talking to their marketing team before you buy. ANY promises of keeping any public land free from future development work is not cast in stone. Especially if you see any clauses in the title deeds concerning withholding land from handover.My advice is get everything in writing from their teams. If they will not send an email or a letter stating said public land would be free from development, and you progress with the purchase, do so at your own risk. Your pleasurable view over open fields and countryside may not be there in a few years time if they apply to build on it at a later date.

Very Happy With Our Linden Home at Cleeve View

We moved into our Linden home on the Cleeve View estate almost two years ago now and have nothing but positive things to say about it. Yes there were some snagging issues, but there are with all new homes and nothing major. The minor snags we did have were sorted quickly and efficiently by the site team. Any subsequent issues have been sorted by customer services who are always polite and helpful...maybe not quite as quick as the site team but still acceptable.The sales team at the time (Gina and Gemma) were very helpful and pulled out all the stops to ensure we got the plot we wanted and negotiated extras included such as carpets, turf etc. A.J. & Jason who head up the site team have always taken the time to check periodically how things are going and help out when needed. The whole team at Linden Cleeve View have been fantastic and we cannot rate them highly enough.I'm sorry to see that there are others on this review site who are not as happy with their homes. As with any other large home builder I suspect standards may vary from site to site and also can be dependant on sub-contractors standards. All our neighbours have said how happy they are with their houses too, and we have also recommended to friends that they buy a Linden home on this estate.In summary...very happy customers here and we do not regret our decision to purchase a Linden Home.p.s. for the person who claims that Mr Williams earlier review is fake, I can categorically state he is not fake as he's our neighbour who is also very happy with his home. Sorry to hear you are not.

Avoid at all costs

Moved in June 2017, currently in August 2019 my flat has still not been completed and building work is still happening on my own flat and the site. The hot water regularly cuts out, there are massive leaks throughout the development, security issues with faulty doors, terrible building work, rude and unhelpful customer services. The sales team lied about first come first serve parking on the site, there is none. The refer a friend scheme is also non existent Linden's will refuse to pay that. The service charge, ground rent are extortionate as well as the power supply you cannot opt out of. It's a car free development meaning you cannot gain a parking permit for the area. It's not gated another lie that has been exposed after tenants have completed. They charge you for pets. This won't be finished until well into 2020 and the building at the front will never be finished as Linden's do not own this. The blue hoardings at the front will never come down giving the look of a building site forever. Overall disgusting company to deal with and should avoid at all costs.

Wilford Fields - Could not be happier!

We moved into our new home in December 2018 and being able to spend Christmas in my new house was perfect! The team even brought me round a bottle of wine and a cheese board with a card the entire sales team had signed! Where else do you get that?We bought off plan and it was our first house so we weren't sure what to expect, from the first visit Andy, Hilary and Lorette have been brilliant, they helped us choose our customizable upgrades ( Hilary has great local knowledge so could even put us in touch with local trades people) and gave us great advice on what we should be doing heading up to completion like sorting out utilities and bin collections. What I love best about the team is the honesty, they don't give you loads of sales patter and try to swindle you, they just tell it like it is so you know exactly where you stand and what to expect, as a first time buyer that was invaluable. Before the house was finished Andy and co were on hand practically every weekend to let us go to the site and visit the house, which helped me plan things like decorations which sounds simple but made a big difference. It is also worth mentioning the extremely high quality finish that all come as standard and you don't realise yourself until you're showing friends around the house and they point it out. Once you move in you have a snagging visit where you go round the house and find things that aren't up to your standards, Hilary did mine and she highlighted more things than I did, the team have so much experience and have probably snagged so many houses they have an eye for things that I would never even think of, like the beading around a door frame. All of my snags were done within a couple of weeks except for my front door (which they replaced because it had a slight scratch on, they had to order it in) since I have moved in they've also done some things that are well above my expectations like accept my packages when I've been at work, they replaced my kitchen sink and tap (not because it was broken but because I preferred a different style) they replanted some flowers that I killed off in the front garden. I was one of the first homes on a large site so they are still building on the other side of the estate and all of the builders and site team are extremely courteous, they all say good morning when you're on your way to work ... once again little thingsWe all know that you're more likely to leave a poor review if you've had a poor experience and it is easy to blow things out of proportion, but the fact I am leaving this shows how incredible my experience has been, I still pop into the sales office most weekends for a chat.

Hope you have no “snags” - Wilford Fields Nottingham

The after sales process has been incredibly poor. I decided to get a professional snagger in after noticing things didn’t quite feel right in our home. This was met very negatively by the site manager who continually used the phrase he has to “justify his existence” for all snags on our list. Eventually the site manager stopped bothering to support and left us to more junior colleagues who it must be said endeavoured to support us as much as they could and were far more pleasant and adept at dealing with customers.But unfortunately contractors used are far below standard and we have had issues with flooring, plumbing, and electricians. Our issues are not resolved, and in some cases are worse than before. At my first attempt at applying pressure with a more formal email outlining my issues and how I wished to proceed I have been told to go to the NHBC. Haven’t even bothered coming to look at the details I have outlined and ignored half of my email.The NHBC will now lengthen our continuing issues and we will be escalating our complaint inwards.

Great Experience with Linden Cleeve View Start to Finish

We part Ex'd our old house and ended up getting more than market value. Have been in the new house for 5 months now and all has gone really well. The customer care team have been great and the whole process was pain free. Special mention must go to AJ who was brilliant in getting the little niggles fixed in the couple of weeks after we moved in. Happy to recommend them to anyone wanting a great quality new build property.

The customer service is non existent

The customer service is non existent. If you lodge a complaint then they will not speak to you - just send you emails . They ‘forgot’ to put a radiator in 2 of our bedrooms - making the rooms really cold . 18 months in and still waiting - now we’ve been given a date for mid January. Not good enough Linden and your ‘Customer service ‘ team want sacking .

Underhand.....

We’ve been living in a new build Linden Home in Verwood, Kilnhurst Gardens since December. In order to be balanced I will say the on-site team were great during the building process and first few weeks. However, once the ‘all important’ survey is completed that disappears.My issue is the seeming underhand behaviour to cover their mistakes without communicating with residents. Having messed up boundaries they have offered someone the communal land opposite our house to be incorporated into their garden. While they, constantly, point out they are not doing anything illegal there comes a time when acting with integrity should count. They are aware the purchaser intends to seek planning permission to put a wall around their land (and why shouldn’t they) but at no point has Linden communicated anything to anyone here; in fact the on-site manager, Lewis, actively tried to avoid and talk himself out of a direct question when asked. It is this kind of poor behaviour that undermines confidence in a company. If you’re doing nothing wrong, you should have nothing to hide. I would have to add the head office team are worse than useless - absolutely appalling service and I would not recommend them.

Worst property and service

The quality of the property I bought from LH is awful, worst one I’ve ever seen. Never buy from them, customer service was good in the beginning, once you changed your contract, no anyone replies you anymore. Site manager is just a liar who can do nothing for thousands snagging issues.Don’t buy from them, don’t trust them, they just wants your money.

We bought our house almost a year ago and have been really pleased with our linden home. Gemma helped us through the process of purchasing and was always on hand to help with any questions. Site manager AJ has been fantastic and is always quick to respond if we have any queries. The regional after sales customer service has required us to chase up a few issues but they have all been dealt with in an acceptable timescale. All in all happy customers!

Poor finish for a lixury house

Moved in on 26th April 2019, Abbey Farm, Swindon. I did snag list on 27th and the surveyor found 98(!) faults. Good that under 5 were major. I found additional afterLinden Homes successfully ignores us, but I don’t intend tolerating it much furtherThe house is nice, but all small faults make it bad experience. It is a second house I bought brand new, plus had one still under 10 built warranty, so definitely this one has way more faultsI suggest you all haggle hard with them when buying because you will need to spend a lot of money after fixing problems

The Grange, Wroughton, Wiltshire

Snagging List submitted in January, still not completed. It has dragged on for months. TBF to a new site manager he has tried to do a lot of the jobs himself, but we still have a garage door with a dent in it, which on the inside of the garage door has a sticker showing it is DAMAGED but it was put on regardless. Not the best experience we have had overall with buying a new property and we have bought a few from other builders who were not as bad as Linden.

Part exchange @ Montbray Barnstaple

My partner and I did a part exchange on the Montbray site at Roundswell I can honestly say the guys on site have been fantastic helpful and polite nothing is to much trouble, we moved in almost 4 weeks ago and love our new home, Stacy the site manager has been extremely helpful and dealt with snags immediately. Denise and the sales team are always friendly and helpful and have kept us well informed. we first viewed our Linden home mid January 19, agreed on a part exchange on our old house and completed end of March 19. I just have 1 small complaint but its not with any of the team at Lindens its the New Homes Group that was used to do the part exchange I could never get hold of them and they were very slow to instruct relevant survey's that were required.

Happy with my new Linden Home

I bought my Linden Home this year and am so grateful to the sales team and site staff who helped keep my purchase on the road in what was a very tight time frame. AJ in particular was amazing. My snag list was minor and everything was finished quickly. Having read some of the other reviews I couldn't comment about other Developments but unfortunately I have to agree that the customer service team who you get handed over to after your 14 day period is over are difficult to deal with and that was disappointing when every other Linden person I dealt with was a delight.

We’ve bought a house from Linden over a year ago and we couldn’t be happier. The whole proces of buying a house was smooth and easy. Great communication with sales office, they always professional and friendly .Site manager AJ is a superstar. We had few things that needed to be fixed, like trimming doors but those were done very quickly. Customer care is excellent!!!Anything, and I mean anything you need, they are always so happy to help,making things as comfortable an stressless as possible.Would definitely recommend LINDEN!!!

Not much good once they had our money.

We bought a home from Linden in 2022. Whilst they were fairly good to deal with during the purchase process, since the sale it's been extremely difficult to get responses from them, and our 'snag list' has not been actioned since submission 4 months ago. Building materials were also left around the site after completion.

We’ve now exchanged on our Linden Home…

We’ve now exchanged on our Linden Home and so far so good, we part exchanged our old property at the market value. The house is due to be completed end of May and we where last week invited up to “meet the builder” The build team appeared knowledgable and was able to confidently answer each question we had. The sales team sent through all the window dimensions as promised. Every stage so far has been straight forward and easy. The house is coming along nicely. I’ll write another review once we have moved in.

Would Give 0 Stars If We Could

We purchased a home from Linden in 2018 within the Graylingwell Park Estate and have had terrible service from the day we put our reservation down continuing even now, six months after we move in. The whole experience we have received has really soured the excitement of buying your first property and to even make a complaint is near enough impossible. If we knew then what we know now, we would’ve gone elsewhere. It’s a shame they build luxury houses but can’t provide anything more than an appalling level of customer service.

Zero stars!!!!! Meadow View Cholsey!!!Over 140 defects!!! And still finding them.Sales team shocking.After care shocking full of promises and apologies but very little action and when they do the repairs are appalling.The house was not finished and having work done to it as we moved in. Hadn't been cleaned and carpets put down on top of building dirt. Don't expect the show home. More a show dump! We experienced water pouring though the ceiling, causing our nice new home to be cut to pieces. Mess and damage to flooring, kitchen sink and work tops.Most problems take four weeks to get rectified with poor organisation. They expect you to be in to there convenience forgetting most people work.Very unprofessional and under qualified throughout the company. "All I can do is apologise"! Well apologies don't fix problems, actions do.Buy at your own peril you have been warned people.

Buy a freehold Linden Home at your peril particularly if there is a communal area for which you have to pay initially a modest service charge. Once the development is complete they will throw you to the wolves - literally. In all probability First Port management will be appointed and then the fun starts!!! Read all about First Port and it will open your eyes. Your freehold property will become almost unsalable after a few years with increasing service charges for unnecessary and questionable work. You have been warned!!

A very surprised and happy customerI moved into a Linden home in The Orchards last summer and was initially very cautious about moving into a new build, especially with all the "horror stories" but I have to say I was nothing but impressed with the service I received and the quality of the build. Obviously, a new house is going to have snags and issues but the way they were dealt with has been immaculate. A completely untrustworthy company - avoid!

We reserved a new flat with them and used an Assisted Move scheme to buy it, selling our old flat (via New Homes Group, Linden's affiliate company) to finance the purchase. They mismanaged the Assisted Move sale (led our buyer to believe they will be able to complete earlier than allowed by the construction schedule), which caused it to fell through. Then, instead of working with us on finding another buyer, they cancelled our reservation without telling us about it! (On the phone they were promising to come back to us with "solutions".) We have incurred legal expenses which are all for nought because of their incompetence in handling our sale. On top of that, after cancelling our reservation they didn't refund our reservation fee. Don't trust their words and don't trust them with your money.Dealing with them is also unpleasant because of the fact that some of the employees (in St Clements site office) are simply rude: they talk over you and raise their voice at you, apparently thinking that this will convince you to accept their point of view even if they're in the wrong. Pathetic.
