I can't thank Clive and his son Tom enough...... from the outset I was treated in a professional and friendly manner.
Clive came out and spent quality time going around the property, offering frank, honest and open opinions about how would be best to proceed.
When I instructed Austerberry, everything happened so quickly.
Clive came out and did an amazing walk around video, highlighting the plus points and being very honest to note the improvements and work needed.
Some brilliant insights into the local area etc too - superb, a marketing genius.
The team at Austerberry were professional, friendly, and kept me informed an updated at every stage, nothing was too much for this superb team.
Sarah, Melanie and others couldn't do enough for me.
Everything completed super quickly and the entire package from start to finish was way beyond expectations.
They delivered on everything and made this such a smooth sailing and stress free process as I lived out of area and quite a distance away, so everything was handled remotely.
I was connected with everybody needed to complete from; having the central heating drained down, all the way through to having an EPC created and getting a solicitor/conveyancer in place to handle the legalities.
If you're a seller or buyer in Stoke/Staffs.... there really is no competition.

GoogleLast year my partner and I were buying a house through Austerberry. Everything from putting an offer forward to getting the sale process going was positive however, when I asked what the next steps were and an estimated time scale, we were then told it was a probate house and there was likely to be no update for the foreseeable! After many conversations we decided to still proceed. 6 months later, our mortgage offer ran out and we couldn’t get an extension due to the probate not being granted yet. We were told there was no update again and it could be another 12 months before we could begin sale proceedings after probate was sorted. We again decided to respect the family and not pull out, until austerberry failed to come to an agreement. The property wasn’t habitable as declared by 8 banks and their surveyors. We offered to pay upfront for all repairs but austerberry dragged their feet with everything. They made nothing easy, no communication was given at all. It was up to me, with a newborn baby to chase austerberry and to try to come to an arrangement. We had three mortgage applications in this one property until we had to force ourselves to leave it. I contacted austerberry and my exact words are “we’re going to be looking for other houses but when the probate is granted, please contact me as we are still very much interested and we’ve already waited 10 months.”
They NEVER contacted me! We found a house using Critchlows, moved in within 8 weeks, only to then find our previous house we saw using austerberry was back up for sale!
Do not use.
Even when viewing the house, the estate agents didn’t assist. They just left us walking the house while they waited in the living room. Austerberry made us wait 10 months for a home that wasn’t worthy of a mortgage as specified by 8 banks, Cost us 3 hard searches on our credit files, to not even end up in the house we fell in love with.
And one of the Laura’s was always so bloody miserable when she answered the phone, I think someone should stick a rocket somewhere. I’ve had more uplifting conversations with manic depressives.
Use Critchlows, they’re much better!

GoogleHad a viewing booked for 11:30am due to other commitments and travelling from Birmingham to come and view I had rang the day before to schedule for 11am but they intended it was impossible and can only view the property from 11:30am. I had stated that can the viewing start promptly as I need to travel back to Birmingham and they said viewing will take place at 11:30am. On arrival we had got here 30mins before to allow enough time to arrive. It was now 11:35 and no one had turned up, called the estate agents and they said they could not get hold of the agent. I called back again who then said that the agent was going to be 20minutes late due to an accident as he was travelling from Uttoxeter, which would mean possible around 12pm. He should have managed his time better to allow for these unexpected issues arising. Waisted 2 hours of our time to get here and travel back.

GoogleI can anticipate that in this current climate (pandemic) it's not been easy for many of us looking to jump onto the property Ladder, if I had one compliant then it would be that the phone doesn't always ring through but that's where the compliants stop. We were mainly dealing with Vicky who was our middle person between the seller and us and our broker, we had a tough time and very long delays but with Vicky's help we were able to diffuse the seller's frustrations as we were always genuine in our intentions. The delays from lenders went on for months, creating lots of uncertainty. Communication is key between all parties and Vicky alongside Luke helped us through to the finish line. There is always room for improvement but we were happy with their service and professionalism.

GoogleAvoid if possible, unusual way of handling offers from the buyers is something that I have never experience in my property investments over 20 years with many properties I have acquired with the UK other Estate Agents , I offered highest on a property waiting over 7 days to get an answer from this Estate Agent, been the highest offer all the way(according to them) but finally they said that the Vendor decided to give an opportunity to first time buyer with a lower offer. The whole episode is very suspicious and they may select the people who they need to give the properties by convincing the Vendors or what !! Therefore , you may stay away from them and Laura who was on this matter need some energy I think as she has no interest to talk or return the calls or email back but Vicky and Sarah are good and helpful.But, I am unable to trust them anyway after this issue or they select only selected people according to their background no matter how suitable you are to do an investment!! however, they may have their own story about this but it was a rouge deal when comparing other agents in the UK.

We do not agree with your assessment of the situation. There was a high level of interest in the property with numerous interested parties and therefore it is not unreasonable to expect that it would have taken time for us to obtain offers from all parties before reporting these to the vendor and then in turn, for the vendor to take time to consider all offers on their merits before making a decision.
Although your offer may have been the highest, that was not the main concern of our vendor as they instead preferred to sell to a first-time buyer who would make the property their home, and it is entirely at the vendor’s discretion as to which offer they accept and we do not influence their decision in any way.
Laura, Vicky and Sarah work as a team in our Sales Department so if you were unable to reach Laura for whatever reason, then Vicky and Sarah were both equally able to help which it appears they did do from your comments.
We are sorry in this case that you are disappointed that your offer was not accepted but we strongly deny your inference that there has been any impropriety on our part as we have acted properly throughout.

I personnally have seen both sides of this having an agreed sale and then on another property being told that a sale was agreed but could make an offer.
