After being left feeling really disheartened about selling my home following my experience with another estate agent, I was immediately put at ease when Craig came round to discuss a plan for moving forward. From start to finish, the transparency and communication from the whole Hartlepool team was fantastic. Everyone I dealt with was incredibly friendly, polite and helpful, and I always felt listened to whenever I had a question or needed some advice about my sale. That level of communication was so refreshing and made what can be a very stressful process feel much easier. I was particularly impressed with Joanne and the team for how quickly they provided feedback following every viewing. I think this is one of the most frustrating parts of selling a house, so having prompt and useful feedback each time made such a difference, thank you! Megan and Steph were also brilliant throughout the progression of my sale. They kept me updated at every stage, were always approachable when I had questions, and provided so much guidance and support along the way. I really appreciated how friendly and reassuring they both were throughout what could otherwise have been a very stressful part of the process. I’m so pleased that I chose Smith & Friends to sell my home. The whole team genuinely went above and beyond to make my experience a positive one, and I couldn’t recommend them highly enough. I would highly recommend the Darlington…

I would highly recommend the Darlington team. Michelle was in charge of our sale and gave excellent advice when it came to accepting a slightly reduced cash offer back in March. Unfortunately this took a lot longer than expected for a cash purchase, however this certainly was not due to the lack of support from Michelle who was always friendly & personable. Even when Michelle was absent everyone played their part in investigating my concerns regarding hold ups (work which the solicitors were not carrying out!) even to the point of persisting with contacting the buyers solicitor and buyer when they did not answer the phone! Everyone there worked as a team and if they don't know the answer they persisted until they got an answer and updated me. The sale completed today (5 months on) and I would like to thank everyone for their help & professionalism.

We cannot recommend Smith Estates highly enough. After our first house sale fell through, choosing Smith Estates was one of the best decisions we made. The difference in their approach was immediate and significant. From the outset, communication was professional, proactive, and personal. Rather than relying on messages and WhatsApp updates, they regularly picked up the phone, keeping us fully informed throughout every stage of the process. When we first met Richard, his reassuring manner and confidence immediately put us at ease. His proactive approach was exceptional, and thanks to his efforts, our house was sold before it even reached the open market. The quality and attention to detail that went into preparing the marketing materials and online listing were outstanding, even though, in the end, they were not needed because the property sold so quickly. What stood out most was the confidence and reassurance that Smith Estates provided throughout what can often be a stressful process. They expertly guided both us and our buyers through each stage of the sale, ensuring everything progressed as smoothly as possible. Once our offer was accepted, Richard handed the process over to Anna, and the transition was completely seamless. Together, they demonstrated what a great team looks like, working collaboratively, communicating clearly, and always ensuring we understood exactly where things stood. Highly recommend

Our House move was difficult. The sale and purchase both proved challenging, the agents we were selling with and solicitors recommended by them were lacking customer care and seem to forget that moving home is a big deal to the client and extremely stressful in our case. Claire Aitken from Smith and friends (who we purchased through) was the saviour. She was lovely, seemed to really care and simply check in with us regularly to let us know what’s happening even if there wasn’t an update to give, which was very reassuring. She was very professional but in a ‘great with people’ kind of way and in honesty she was the only person who seemed to help us through the process and explained everything in simple terms, as a family who have never moved house before it’s a huge learning curve and this was a vital part of it for us. We now wish we had sold through smith and friends too and would highly recommend Stockton high street branch, they are friendly efficient and understand what you are going through, thanks again Claire and team!

Rent Elsewhere. Office Amazing. Man In Charge Mark An Absolute Moron.

Complaint Sent To Smith And Friends. Hi, No, the balance will not be paid, in fact I will be taking you to the small claims court. The service from you and everyone in the office was always five star. Mark deserves to go to jail for the way he treated me and the other residents in this block. The kitchen was completely peeled from day one. We agreed that he would remove all the fronts, take them away, sand them and repaint them. He even gave me a completed door as an example of the finished work. All photographed, all times and dates documented. Instead he sent a moron around who used out of date paint and painted them in the flat. The paint ran, he painted over the handles and left half of the peeling off from cupboards as he found them and left. As the paint was out of date, I still have the tin, it came off as soon as I attempted to clean it. It took me around 12 to 15 months to get the rest of the work in the flat done. That's after one million emails to that moron and 17 visits to you and the staff in the office, all times and dates documented. Everything meeting at your offices recorded on my mobile. You attempted to fix the boiler five times. On the fifth time, which I also recorded, the man you sent said that the boiler should never have been attempted to be repaired at all. You then, and only then, replaced it after leaving me and my daughter without hot water. In that time the boiler leaked all of the water under all of the flooring in the kitchen and hallway and in the summer the stench was unbelievable. I reported this to your offices endless times. All recorded in my mobile phone, all documented. The kitchen floor bubbled all over. All photographed. All times and dates documented. After 12 to 15 months, I have all the emails, that moron who runs the show agreed to replace the flooring in the kitchen, hallway and bathroom. You then sent yet another moron who said he was there to only fit lino in the kitchen and nowhere else. He wasn't even authorised to fit the metal bar between the lino and the carpet. When he did he did it so badly that my daughter cut her foot. All photographed and documented. The lino that the moron you sent bubbled straight away and he didn't even bother to fit behind the fridge. All photographed, all documented. The carpet then fraid after hoovering it as it was fitted so badly and I had to glue it. The pool of dirty water you quote from your inspection that you say you have no idea where it comes from, comes from the flat above who every single time the flat above takes a shower it leaks into my bathroom. Just looking at the state of the ceiling. I have confirmation from the flat above that after six attempts you were still unable to fix the problem. The leak went directly through my electric light fitting which posed a serious electrician hazard to myself and my 12 year old daughter. I was forced to move as my daughter no longer felt safe to stay. I also have a recording of a meeting I had at your office where I was told that Mark only uses the cheapest people he can find. So no, I'm not paying you a single penny and I am taking you to court. In addition, anyone who comes to view that flat will be told to rent elsewhere. The very least I expect back is my bond plus compensation. I expect you to inform the the owner of these flats and that moron Mark fired. Unless you talk to the owner and make me an offer after four odd years of putting up with this shit, do not contact me again and I will see you in court. Shocking. Disgusting. Sergio. Our first house move

To Abby, Michelle, Lee, Mark & John at the Darlington branch. Couldn’t thank them enough from start to finish, from the first initial consolation with Mark coming in was professional, got our property up within 24hours, excellent photos, excellent layout, the price he said was what we had in mind, they have a fixed fee so even better, got full price for what we wanted, we sold within 2 weeks. Inside the branch from Abby and Michelle dealing with our property start to finish were absolutely amazing, very well knowledgeable and new every step, even chased things up for us before and after hours, even when times got hard they were there helping in every way they could. John and Lee took phone calls in between, very polite and well represented a good laugh when we were stressing. All these guys are a credit to the company and we couldn’t recommend and thank them enough for everything they did for us. All the best guys!

I definitely recommend the Darlington office of Smith & Friends. Right from the start when Louis valued my property he was very informative, friendly and took great photos. At the start of the sale process I dealt with the majority of staff who were always friendly. Joy was looking after my property and was very friendly & professional keeping in touch throughout.
